New home sales fell 2.2% in December to a seasonally adjusted annual rate of 307,000 units from a revised rate of 314,000 units in November. Compared to a year ago, new home sales are down 7.3%. On a year over year basis, pending home sales are up 5.6% and pending home sales, a forward-looking indicator based on signed contracts, fell 3.5% in December after a 7.3% increase in November. On a year-over-year basis, pending home sales are up 5.6%. The best reading on pending homes sales since a federal home buying tax credit expired appeared to encourage traders on Wall Street. In November, the number of Americans who signed contracts to buy homes rose to the highest level in a year and a half.
With the index of sales, a reading of 100 is considered to be healthy. The Realtors group said Thursday that its index of sales agreements jumped 7.3 percent last month to a reading of 100.1. The last time the index was that high was in April 2010, one month before the tax credit expired.

The National Associaton of Realtors has announced, based on September contract signings has increased 6% from last year. This number is based on signed sales of existing homes. Weak consumer confidence and stricter bank requiremenets are partly to blame for the pending home sales drop from last month. The mid-west showed the biggest increase and the northeast had the smallest increase.

The National Association of Realtors released their data for August and it showed a year-over-year annual improvement of 13.1%. When comparing August to July, pending home sales slipped but less than market forecasts. Economists expected Pending Home Sales to decrease month-over-month by -1.8%. The actual number was a little better at -1.2%. Hurricane Irene, which battered the Northeast at the end of the month, was likely a factor in the decline. Pending home sales grew again in March, the sixth time they have improved in the past nine months, the National Association of Realtors said Thursday. NAR's Pending Home Sales Index, which measures the number of home sales contracts signed, rose 5.1% to 94.1 in March, up from February's revised figure of 89.5, but still down from 106.2 last year. Despite the 11% drop from last March, NAR is optimistic about the latest increase in pending home sales. The association attributes last year's high volume of pending contracts to the homebuyer tax credit, which spurred home sales in the first quarter.
