Stimulus Plan - It's Official! - 02/19/09 03:53 PM
On February 17, 2009, President Obama signed the American Recovery and Reinvestment Act of 2009.  What this $780 Billion package means to you as a home buyer:
- An $8,000 tax credit for first time home buyers (or upto 10% of the purchase). This primary residence purchase must occur between January 1 and December 1, 2009. It does NOT have to be repaid, either, if you don't sell within 3 years!
- You are not eligible if your modified adjusted gross income as a joint filer is $170,000 or greater, or $95,000 or greater for other filers.
-If you haven't owned … (0 comments)

Big Ski Weekend - 02/17/09 08:41 AM
The 3 day President's Day weekend brought much relief to area ski resorts here in the Poconos. Not only have we had a great ski season so far, thanks to Mother Nature, but this past hoiday weekend brought one of the best crowds in recent memory for our ski resorts like Shawnee Mountain, Camelback Mountain, Alpine Mountain and Big Boulder/Jack Frost.  One of the driving factors is the Pocono Mountains' close proximity to New York City and Philadelphia. Since we are just a short drive away, people are still enjoying their skiing and snowboarding without spending the money on a plane ticket … (0 comments)

Stimulus Plan - 02/13/09 01:19 PM
Today is big day for the stimulus plan.  If it is passed today as expected, what will it mean as far as real estate goes? First-time home buyers purchasing a home between January 1, 2009 and December 1, 2009 are eligible for a credit up to $8,000.  That alone is good news, but what's even better is that it does not have to be paid back.
So, locally, there are currently 2,201 residential homes for sale in Monroe County, and 678 for sale in Stroudsburg & East Stroudsburg.  Take advantage of this opportunity - there is plenty to choose from in … (0 comments)

What's Happening with Monroe County Home Sales - 02/10/09 01:07 PM
I was looking through our Pocono Mountains MLS system and taking notes on some numbers that are sticking out at me.  Although the number of CLOSED residential sales in Monroe County has decreased from December 2008 to January 2009, the average sold price of these transactions has INCREASED almost $10,000.  Additionally, the average days on market from December 2008 to January 2009 decreased from 122 to 103.  This means that homes are beginning to sell quicker! If you are looking in the Pocono Mountains area for a home, my suggestion is not to wait any longer before making your decision...the home you are "waiting" … (0 comments)

Home Sales Looking Up! - 02/05/09 09:21 AM
CNNMoney.com reported on Tuesday that the number of home sales contracts signed increased in December 2008. This number rose 6.3% after dropping 4% in November 2008.  This means that the decreasing home prices and the low mortgage rates are luring buyers back to the market!  Though this is a national average, it also affects the Pocono Mountain region as well!  Though the market is not nearly what it was 2-3 years ago, certainly things appear to be turning around. If you are looking to buy or sell in the Stroudsburg, East Stroudsburg, Delaware Water Gap or anywhere in the Monroe or … (0 comments)

Foreclosures - 02/03/09 09:54 AM
I was reading a story in the Pocono Record this morning about foreclosures in Monroe County. It is a terrible thing that so many people across the country, not just in the Poconos, are losing their homes and having a foreclosure on their credit report.  We recently had a home listed for a person who could no longer afford to make the mortgage payments on the home. We worked closely with the bank when we received an offer on the property. It hadn't yet gone into foreclosure, so it was a short sale. With a lot of hard work, we were able … (1 comments)
