Today, CNNMoney.com reports that the average 30-year fixed mortgage rate is 5.03%, which is still incredibly low and should be taken advantage of! And now that the government has extended the first time home buyers tax into 2010, AND opened it up so more people can take advantage of it, anyone still thinking about purchasing a home should start looking! In Monroe County, we have over 2,300 residential homes for sale, and 108 of them are foreclosures. According to the Pocono Mountains MLS, August 2009 had 156 closed residential sales in Monroe County, (35 of them were foreclosures) with the average sales price of $164,461. Compare that to July of 2009, which had 133 closed sales with an average sales price of $158,912. That's an increase of nearly 3.5% in just one month! The other piece of good news here is that the average days on market is 102 days...just over 3 months. Which goes to show you that when the house is priced right, it doesn't stick around very long! CNNMoney.com reports today that new home sales jumped much higher than expectations in the month of July! In fact, sales are at the highest level since September 2008!
