Hiwan Clubhouse Courts Condos

Hiwan Golf Club is know for it's beautiful fairways and meticulously maintained greens.  And just a stone's throw from the Hiwan Clubhouse and driving range are 8 homes, 4 attached homes (like a duplex) and 4 detached homes.  These are high quality townhome style condominiums on Hearth Drive in Hiwan. As such they are frequently confused with the Hiwan Hearth Condominiums.  However condos in Hiwan Clubhouse Courts are in a unique and dramatic setting since they are at the very end of the culdesac of So. Hearth Drive and almost completely surrounded by the Hiwan golf course and the driving range.

 

There are only 8 Hiwan Clubhouse Courts homes.  All of which were built in 1979.  Another unique feature of this community, beyond being in an excellent location, is the detached aspect of some of the units.  Although Hiwan Clubhouse Courts is platted as a condo, unit A-1, a 4,483 square foot two-story is a stand alone home, as is A-2 a large single story (ranch), as well as units B-2 and B-4.  B-4 is another large ranch.

The Range at Hiwan is a beautiful community nestled in the trees and within a few seconds of Hiwan Golf Club and it's driving range.  These are some beautiful homes on roughly 1/3 to just over a half acre of tall pine trees and well landscaped lawns.  There are 12 homes on this sought after real estate.  Most were built in the early nineties and are of above average condition and style.

Wah Keeney Park in Evergreen has a variety of homes for sale right now and is shaping up as a hotspot for affordable homes in the Evergreen Real Estate market. I recently closed a short sale in Wah Keeny Park that was in excellent condition and right around the $200k range. Wah Keeny Park in Evergreen is in North Evergreen just East of Evergreen Parkway (Highway 74) and offers homes and condos starting in the low $100's and up through the $200's. It provides a quick commute to Denver as well as fast access to skiing via I-70. The Elk Meadows Open space is very close to the west as are a variety of amenities like the Safeway, schools in Hiwan and the new Walgreens. Adjacent and to the South of Wah Keeney Park is El Pinal, home to the Evergreen Rodeo! I've written more about these communities on the Evergreen Real Estate web site.

Buying a little cabin in the mountains has been a dream for many over the years and the Evergreen Real Estate market has some great options to help make that dream come true.  With our history of being a getaway for writers, artists and the Denver elite of the distant past there are a wide variety of locations, styles and conditions of small cabins.

 

According to our local MLS (Metrolist), In the last three years there have been thirteen one bedroom, one bath cabins sold in Evergreen with an average price per square foot of $166/foot.

 

However, I strongly encourage you to resist the temptation to rely on averages.  For example the range of sales prices for these cabins was from $22,500.00 (!) up to $185,000.  So while the average price was a little over $100k, that average does not indicate  the value of any individual cabin.

 

As in any real estate purchase location is the most important consideration.  In Evergreen values are affected by the relative proximity to downtown—and views/access to the lake.

 

The neighborhood that the cabins are located in will effect the value dramatically as will the condition of the roads to access the home, the steepness of the driveway, even the aspect of the access road and driveway (is it north facing and holding snow into the late spring or is it south facing and already dry)

 

Cabins in Upper Bear Creek for example, could be very valuable if they are in Troutdale, but the values drop off considerably deeper up the headwaters.  The cabin for sale in Rosedale is accessed from a steep, dirt road and located right in a drainage gulch (in fact it has a culvert going right through the house!).  This one, like many of the oldest cabins may not be eligible for financing due to age, condition and damage.

 

Guidelines and regulations for cabins change from County to County and while the cabins in Evergreen in Wah Keeney Park, Mountain Park Home and Mary N Williams Estate are all in Jefferson County those in Brook Forest and Upper Bear Creek can be in Clear Creek County—depending on how high you go.  Clear Creek County guidelines are a little more –lets say “adaptable”  in my humble opinion.

 

Beyond the typical inspection issues and considerations that we deal with on all mountain homes I’ll give you three more that you might not have considered:

 

1.)  It’s important to consider your emergency egress from a mountain hideaway.  If your dream cabin is tucked neatly into the woods at the end of a long winding road—you’ll want to have early warning of any forest fires so you can leave! 

2.)  Plow truck- many of these cabins are at high altitude, on acreage, with long driveways.  If you plan to snuggle by the fire after a big snowstorm you’ll want to be sure you can get to your firewood (which shouldn’t be stacked against the house) and get in and out of the property in case of an emergency.  While many will rely on a plow service, I’m always skeptical of where I would fit in the plowman’s priority list so I use my own plow truck.  It’s relatively easy to plow and adds to the overall sense of independence of living in the mountains.

3.)  Source of heat- Many people don’t realize that some of these getaway cabins don’t have a furnace!  My father always said—wood keeps you warm three times: when you cut it, when you stack it, and when you burn it…  And of course, if your cabin doesn’t have a wood stove or a fireplace—it might also be lacking insulation and the electric heat bill might be very expensive!

 

To be sure, there are many important details to scrutinize when considering any mountain cabin.  You should have the assistance of a passionate and enthusiastic expert who helps you steer clear of the money pits and go into any of these homes with your eyes wide open.

Troutdale in The Pines is Located in Upper Bear Creek in Evergreen, CO.

Saddleback Ridge Estates is one of the westernmost subdivisions in Evergreen, CO.  Located in Clear Creek County and accessed from I-70 at Floyd Hill and exit 247 this area offers quick access to the ski areas to the west as well as Denver just 40 miles east.

Herzman Mesa is an older community just south of downtown Evergreen along Highway 73.  Herzman Mesa is easily recognized as you head south from Evergreen on 73 as the turn off which is South Skyline Drive is right across the street from a fire house and the intersection is anchored by a fenced in mini storage facility.

The community is basically a large circle comprised of, conveniently named,  Herzman Drive and Mesa Drive bisected by Skyline Drive.  Adjacent to Herzman Mesa is Cub Creek Ranch a custom, newer home community of large acreage and Evergreen Sunset Heights a little known community on the east side of 73 across a broad valley with terrific views of Mount Evans.

Homes in Herzman Mesa are typically moderately priced, usually in the $300s-400s although occasionally a nicely remodeled home on acreage will hit the market testing the upper limits.  Most homes in Herzman Mesa have zonthating which allows for horses and some of the properties have grassy meadows and some even have domestic wells.  Many of the homes here are on acreage but there are several smaller home sites as well the smallest I've seen, just under a half acre.

Piano Meadows is high above Conifer and accessed through the Shiloh subdivision in the Richmond Hill area.  This is a secluded community I like to call a hidden gem in the Rockies.  Although the neighborhood feels as though it's miles from anywhere and on top of the world-- it is actually an easy drive of only a few miles to US highway 285.

Conifer real estate in Piano MeadowsThis community is easily recognizable from most places in town by Riley Peak.  Frequently referred to as Horse Tooth Mountain because of it's unique shape and has the odd characteristic of a large antenna between it's two peaks.  This peak can be seen as far away as Evergreen and Piano Meadows sits just south (the other side) of what most people see.

The first homes in Piano Meadows were built in the 1970's and were modest weekend retreat styled cabins.  But do to the magnificent views and large, prominent building sites homes here now can reach into the millions for a custom home on 40 acres overlooking Rampart Range and Pikes Peak.

There are a few different phases of Piano Meadows, with the original Piano Meadows subdivision comprising approximately 40 home sites, although there aren't half that many built out yet.  In addition Piano Meadows Estates and neighboring Peak Estates is a relatively new subdivision which wraps around the mountain offering home sites of roughly 5 acres each.  These are some beautiful Colorado home sites with broad meadows views, and expansive mountain views across Foxton Valley where Reynolds, Newton and Beaver Ranch open space parks are located.  

Although Google maps shows a road connecting Piano Meadows with Conifer Meadows, through Piano Meadows Estates, it's important to know that this road is for a wildfire emergency escape route only.  This road does not get winter maintenance!

Another spectacular area just south of Piano Meadows is Ropp Country Estates.  These are 40 acre parcels with primarily south facing aspects (and remarkable views of Pikes Peak.  These are some of the most compelling, secluded land parcels in the Conifer area.
