      <title>April Storm Buries Evergreen and Conifer</title>
      <description>&lt;p&gt;April 18 and I'm writing from my little horse ranch in Conifer at about 8000 feet. We are snowed in! I was able to keep my driveway open for most&#160;&lt;a href=&quot;$ConiferSnowStorm20096.jpg&quot;&gt;&lt;/a&gt; of yesterday but I eventually got stuck-- even with chains. And now the snow has accumulated to a depth well beyond the capacity of my Ford F350 or it's captain.&lt;/p&gt;

&lt;p&gt;We lost power some time after 2 AM as did all of Conifer and most, if not all of Evergreen. According to IREA we can expect to the power loss to last through the weekend and possibly as late as Monday.&lt;/p&gt;
&lt;p&gt;I've called my neighbors who usually rely on me for plowing and they are all okay, hunkered down and waiting it out. Maybe we'll have a neighborhood Monopoly match later. One Belle Meade neighbor has a generator so we may head over there-- eventually. He's a Scotch drinker though so it could get interesting.&lt;/p&gt;
&lt;p&gt;Anyway, it's springtime in Denver! It will be in the sixties by Tuesday and soon all this snow will be a distant memory. But for now it's time to play in the snow.&lt;/p&gt;
&lt;p&gt;I have started to see signs of cabin fever in my wife though! It's been 3 hours since we noticed the power outage--she's starting to show some minor insanity. Most recently she asked if I would snowshoe to Starbucks to get her a latte. It's only 2.5 miles but I just don't see it happening. Maybe I'll make a run to Sushi Hai--I suspect they don't need power to make a big plate of raw fish!&lt;/p&gt;
&lt;p class=&quot;note&quot;&gt;Well we all survived! IREA had the power up at our place by Saturday evening. It was fully restored to all of Conifer later that night. Sunday morning I was able to dig out my plow and open up the road. Several LARGE trees came down around me while I was plowing. In fact one tree leaned over and caused a fire in my neighbors yard. The fire was contained without any help, the Elk Creek fire department scouted it but wasn't very impressed! All in all it was a great weekend. The snow provided a nice reprieve from the constant connection, whirls and buzzing, that we're so used to. At least for the Maioccos&#160; it was a weekend of bonding over the Monopoly board!&lt;/p&gt;

&lt;p&gt;Conifer experienced a tremendous surge of retail growth in 2007 and 2008 with new grocery stores, including King Soopers and Safeway&amp;rsquo;s Flagship store&amp;mdash;complete with it&amp;rsquo;s own boutique coffee bar, juice bar, sushi bar, and a lot more!&amp;nbsp; In fact I believe it is the second biggest Safeway store in the U.S.!&amp;nbsp; In addition many new restaurants have popped up in Conifer including: Pier 49 Pizza, Heidi&amp;rsquo;s Deli, Anthony&amp;rsquo;s Pizza, Chile&amp;rsquo;s&amp;mdash;which despite my own efforts to eat as much as I could has subsequently closed, a beautiful Sushi restaurant- Sushi Hai, Lucille&amp;rsquo;s Steakhouse, Sonic, 3 Margaritas- who was kind enough to sponsor the third grade lacrosse team, Qdoba, Wendy&amp;rsquo;s, Fiesta Jalisco, Raven&amp;rsquo;s&amp;mdash;a local eatery and tavern, and probably a few more that are slipping my memory right now.&amp;nbsp; But none of them compete with J.J. Madwells manicotti at 26412 Main Street!&lt;/p&gt;

      <title>When &quot;They&quot; Say Denver is The Best place To Live--&quot;They&quot; Mean Evergreen</title>

&lt;p&gt;I've blogged in the past about Denver and the Denver metro being ranked among the best places to live.  This is not only my opinion but now a certifiable fact.  It turns out that when most people are realizing that the grass is greener elsewhere&#8212;they&#8217;re thinking about Denver, and they&#8217;re right, but probably really picturing Evergreen!&lt;/p&gt;

&lt;p&gt;According to a new national survey by the Pew Research Center&#8217;s Social &amp; Demographic Trends project; 43% of respondents replied that they would like to live in Denver and it&#8217;s surrounding metropolitan area-- when I hear someone say &quot;surrounding area&quot; I hear &quot;The Mountain towns west of Denver-- Like Evergreen, Golde, Conifer, Morrison; -- it's probably just too long and awkward of a sentence to publish (except on this blog)-- really-- who would say they wanted to live in the &quot;surrounding metro&quot; and mean Aurora?  After reading the entire 45 page report (you can too at: &lt;a href=&quot;http://pewsocialtrends.org/assets/pdf/Community-Satisfaction.pdf&quot;&gt;http://pewsocialtrends.org/assets/pdf/Community-Satisfaction.pdf&lt;/a&gt; I think the people who didn&#8217;t vote for Denver and it&#8217;s suburbs probably just don&#8217;t know enough about it to realize that it is most likely the right answer for them too!&lt;/p&gt;

&lt;p&gt;As I write this I am gazing out my window, out to the snow capped mountains above Golden and Evergreen. I wonder who has the statistics on cities with the highest level of playing hooky! When I was eating breakfast today, in the sun and fifty-something degree March weather, I almost called it a day and went biking or skiing instead of hunkering down to be productive. That said, our Economic Development Council will tell you that our workforce is very efficient, probably prompt, and has some very high level of attendance&#8212; but it&#8217;s tough on days like today.&lt;/p&gt;

&lt;p&gt;The quality of life Denver offers its residents is hard to quantify but I believe its fueled by the freedom of the hills. Take me for example: I am a work-a-holic and spend a great deal of time in front of clients, the computer, and driving, but I know that on any given day&#8212;I can run up to the mountains, melt my stress away with crisp, mountain air.  Deep blue-skies and a dose of fresh powder or a run along a beautiful single track trail! The fact is, I probably won&#8217;t have a chance to get out there tomorrow&#8212;but I might.  And if I lived in Cleveland; I know I wouldn&#8217;t.  So I work a way, happy as ever living in the Rocky Mountains.&lt;/p&gt;

&lt;p&gt;Another reason Denver is so great is our cost of living  According to the highly regarded Council For Community and Economic Research or &lt;a href=&quot;http://www.C2er.org&quot; rel=&quot;nofollow&quot; target=&quot;_blank&quot;&gt;C2ER.org&lt;/a&gt; Denver is significantly less expensive to live in based on prices of more than 60 goods and services than the other top cities.&lt;/p&gt;


&lt;p&gt;Take San Diego for example:I have moved many families to Colorado from San Diego and the story is virtually always the same. Houses are expensive in and around San Diego, schools are horrible, the traffic, crime and overall atmosphere makes it difficult to be happy. In all fairness, I suppose recent transplants to Denver, virtually always bash their previous city of residence.  But the fact is the average home in San Diego costs. 85% more than in Denver! ($638,081 versus $343,969)  Well, let me tell you, I would be a little less pleasant if I spent $640,000 on a house and found out that it was just average.  Overall, living in San Diego is about 25% more expensive than Denver.  Seattle (a distant third place in the poll) is also significantly more expensive, with their average home price at about $445,978 a full 30% more than Denver! I think I could use that 30% for better things&#8212;like sending my kids to college, mountain bikes, recycling or bailing out local retailers.&lt;/p&gt;

      <title>First Time Home Buyer Tax credit</title>
      <description>&lt;p&gt;In a continuing effort to boost the economy by jumpstarting real estate sales by first time home buyers, Congress recently enacted a bigger and better tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence on or after Jan. 1, 2009 and before Dec. 1, 2009.&lt;/p&gt;
&lt;p&gt;A tax credit is significantly better than a tax deduction since it is a direct reduction in the amount of taxes owed.&amp;nbsp; This typically results in a huge tax refund!&amp;nbsp; Or if you alter your tax withholdings-- you will net considerably more from each paycheck. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The tax credit is for first time home buyers only.&amp;nbsp; DON'T RULE YOURSELF OUT if you have previously owned a home.&amp;nbsp; The law defines a first time buyer as one who has not owned a principal residence in the previous 3 years-a rental home or vacation home will not exclude you from this tax credit.&lt;/p&gt;
&lt;p&gt;Most purchases will qualify for the entire $8,000 credit since it is equal to 10%of the home's purchase price (up to $8,000).&lt;/p&gt;
&lt;p&gt;There are income restrictions with the credit which are important to consider.&amp;nbsp; The tax credit is reduced proportionately for tax payers with Modified Adjusted Gross Incomes greater than $75,000 for an individual or $150,000 for a married couple filing jointly.&amp;nbsp; The tax credit is not available for individuals with Modified Adjusted Gross Incomes greater than $95,000 or $170,000 for married couples.&lt;/p&gt;
&lt;p&gt;The tax credit does not have to be paid back-as long as you use the residence as a principal residence for at least three years!&lt;/p&gt;
&lt;p&gt;Any home that will be used as a principal residence will qualify for the credit. This includes single-family detached homes, attached homes like townhouses and condominiums, manufactured homes (also known as mobile homes) and houseboats although, again, you would have to use the residence as your principal residence.&lt;/p&gt;
&lt;p&gt;You can even build a new home-or have a contractor or new home builder to build the residence as long as long as the first date of occupancy of the new home is before December 1, 2009 and if a new home builder builds it-the closing occurs prior to December 1, 2009.&lt;/p&gt;
&lt;p&gt;This program can be combined with the Mortgage Revenue Bond (MRB) for additional benefit.&lt;/p&gt;
&lt;p&gt;Overall this tax credit is basically like a bonus for first time Buyers.&amp;nbsp; The government is more or less paying $8,000 to you to buy a home!&amp;nbsp; This combination of tax credit bonus, low interest rates, large amount of inventory and reduced prices on many homes makes it a great time to buy a home.&lt;/p&gt;

      <title>Why some agents don't get paid very much</title>
      <description>&lt;p&gt;I've posted this reply to another agents concern about a potential commission dispute because the comment thread is for members only but felt like the reply was suited for the entire public.&lt;/p&gt;
&lt;p&gt;Dear X,&lt;/p&gt;
&lt;p&gt;I'm intrigued by you post partly because I do quite a lot of short sales in and around Denver but also because it seems to shine a light on some common mistakes that reflect poorly on our industry.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Of course we all know that the commission is negotiated between Seller and Listing broker.&amp;nbsp; It may even be that you are not authorized to negotiate your commission only your managing broker is.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Any of us who have sold homes for years has run into those who believe we get paid too much for limited effort.&amp;nbsp; You know what?&amp;nbsp; That may be true.&amp;nbsp; It certainly may be true for someone who e-mails a blank contract off to some one and lets them fill in the blanks.&amp;nbsp; You indicated that you &quot;read&quot; this couple so well that you decided not to follow up with them.&amp;nbsp; I've heard about this &quot;reading&quot; before and to me it sounds more like you qualified them and they didn't fit the parameters of someone who you were willing to invest time with.&amp;nbsp; I can certainly appreciate that. &amp;nbsp;In fact I strongly urge my agents to qualify their prospects before spending time with them.&lt;/p&gt;
&lt;p&gt;However, I wonder if you think you would have had a better experience if you invited the husband and his wife to join you at your office to go through the purchase process.&amp;nbsp; Perhaps teach them how you and the Seller came up with the listed price, discussed the various required documents and the state approved form for writing an offer, explain at length what occurs during the short-sale negotiation and lay the foundation for a long and challenging escrow.&amp;nbsp; A planned presentation goes a long way to overcome the most common objections and in building your image as a trusted advisor.&lt;/p&gt;
&lt;p&gt;Even a know-it-all buyer deserves to have best-in-class service and/or representation since they may be the most susceptible to being duped. &amp;nbsp;&amp;nbsp;Or, as may have happened in this case, they may have erred in the completion of the form or at a minimum omitted some customary approaches to the various blanks. &amp;nbsp;If the couple refused to come to your office I think a better approach would have been to seek out other alternatives such as other times for the meeting or perhaps meeting at their house.&amp;nbsp;&amp;nbsp; I am assuming you signed the offer at some point acknowledging that you were the agent who wrote it.&amp;nbsp; Certainly this approach marginalized your credibility, and probably voided your e/o insurance.&amp;nbsp; It most likely is a violation of your office policy manual.&amp;nbsp; If nothing else it perpetuated the Buyers' belief that you as an agent did very little if anything to earn a commission.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The variety of replies with a slant toward preserving the commission, in my humble opinion, is misdirected.&amp;nbsp; We as an association need to remember the value that we bring to the public.&amp;nbsp; Concern about the public being too smart or that the commission is non of their concern, or worse, Sara Homan's position that maybe you only have to present the offer if it comes from a REALTOR&amp;reg; is mind boggling.&amp;nbsp; We are paid to protect the public through our education, our processes and our skill.&amp;nbsp; Furthermore, to pretend that there is some secret formula that occurs behind the scenes that the uneducated public doesn't know anything about but should respect paying a fat commission for is dangerous.&amp;nbsp; With technology advancing and adding much needed transparency to our industry we need to continue striving to add value in our representation.&amp;nbsp; It should not be up to the public to guess whether we add value or not-we should prove it each and every time we have an opportunity to earn some business.&amp;nbsp; Frankly, that's what the public expects and if we don't do it we get paid what we deserve.&lt;/p&gt;

  I was heading in to the office this morning and was listening to the sports
  experts talking about all of the people who have recently jumped on the
  Colorado Rockies Bandwagon.&amp;nbsp; The host and a few callers seemed almost
  surprised at how many new fans the Rockies have accrued in their historic run
  to the World Series-- The Fall Classic!!!

  Well what do they expect?&amp;nbsp; I have to admit even I am getting excited
  about baseball.&amp;nbsp; Now don't get me wrong I love a great game of
  baseball.&amp;nbsp; PLAYING baseball that is or maybe some coed softball with some
  friends.&amp;nbsp; But let's face it.&amp;nbsp; Baseball is tough to watch until your
  team is winning.

&lt;p&gt;

&lt;/p&gt;
&lt;p&gt;
  Well they are winning now and winning in a big way. The Rockies have now won
  20 of their last 21 games.&amp;nbsp; First, it was a miracle they made the
  playoffs at all.&amp;nbsp; Now they're actually recognized nationally.&amp;nbsp; They
  are 7-0 in the playoffs!&amp;nbsp; Yes, there's a real baseball team here in
  Colorado.&amp;nbsp; The Rockies are going to the World Series if they win tonight
  or as long as they don't have a historic meltdown.

      <title>Highlands Ranch Colorado market update</title>
      <description>How did Highlands Ranch do in September? Highlands Ranch finished September very strong relative to all of the &amp;quot;Sky is Falling&amp;quot; news in Real Estate lately. Our average price for a sold home in Highlands Ranch and Lone Tree combined increased quite a bit from the end of August. We started September at about $343k and finished at about $383k. Although we had fewer sales in September than we did in August, that is a typical seasonal pattern. I generally help home sellers understand that when the number of new listings decreases at the same time the number of under contract homes increase-- it&amp;#39;s a good time to list their home to sell. That happened twice in September in Highlands Ranch. The second week of September we had a good dip in new listings while 3 weeks in a row our new under contracts increased over the previous week in September and even beat August&amp;#39;s performance. In fact, the number of new listings for the week ending 9-30 was the lowest increase to inventory since early summer! If the number of new listings continues to decrease we&amp;#39;ll have to start calling this a neutral market instead of the Buyer&amp;#39;s market that is on everyone&amp;#39;s lips. Overall the total level of inventory is about the same level it was at the end of July. Interestingly, the average list price is up quite a bit and very close to the highest level of the year! This could explain the end of the trend of more and more homes under contract. Overall, Highlands Ranch continues to exhibit very typical Supply and Demand traits. The market is very fair right now and those who are willing and able to consider and react to all of the facts are getting very reliable results. This analysis is based upon my ongoing research and is provided as a summary of the entire market in Highlands Ranch and Lone Tree. This post was created almost exclusively from Metrolist (MLS)facts. I also track and provide information on individual neighborhoods.       <title>Tuscany South in Aurora CO-- A top notch community packed with value</title>
      <description>&lt;p&gt;I recently researched a wealth of information about Tuscany South in Aurora, CO for a Seller client of mine who I have known for several years.&amp;nbsp; I really wanted to pinpoint why&amp;nbsp;this Seller has had so much difficulty selling their beautiful perfectly maintained home that we feel has been priced very well.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;So I started by analyzing and graphing the data from all of Aurora South.&amp;nbsp; Now Aurora South is huge.&amp;nbsp; It&amp;#39;s in Arapaho County and adjacent to the Denver areas&amp;#39;s second largest core of office space, the Denver Tech Center.&amp;nbsp; It&amp;#39;s a major feeder area for the hundred of thousands of professionals who want a short commute while also having excellent schools-- namely Cherry Creek, arguable the best school district in Colorado.
