Here's where I write about various neighborhoods, subdivisions in Evergreen and Conifer and discuss various events and thoughts about this wonderful mountain community just west of Denver. en-us http://activerain.com/blogsview/1600805/hiwan-clubhouse-courts-condos Hiwan Clubhouse Courts Condos <p> </p><p>Hiwan Clubhouse Courts Condos</p> <p><a href="http://www.evergreen-real-estate.com/hiwan/#hiwan-golf-club" title="Hiwan Golf Club" target="_blank">Hiwan Golf Club</a> is know for it's beautiful fairways and meticulously maintained greens.  And just a stone's throw from the Hiwan Clubhouse and driving range are 8 homes, 4 attached homes (like a duplex) and 4 detached homes.  These are high quality townhome style condominiums on Hearth Drive in Hiwan. As such they are frequently confused with the <a href="http://www.evergreen-real-estate.com/hiwan/#hiwan-hearth-condominiums" title="Hiwan Hearth Condos" target="_blank">Hiwan Hearth Condominiums</a>.  However condos in Hiwan Clubhouse Courts are in a unique and dramatic setting since they are at the very end of the culdesac of So. I recently closed a short sale in Wah Keeny Park that was in excellent condition and right around the $200k range. Wah Keeny Park in Evergreen is in North Evergreen just East of Evergreen Parkway (Highway 74) and offers homes and condos starting in the low $100's and up through the $200's. <iframe scrolling="no" src="http://modules.idx.diversesolutions.com/modules/map_search/Module.aspx?MasterAccountID=727&SearchSetupID=19&LinkID=53936&Width=550&Height=500&PropertyTypes=17" frameborder="0" style="overflow: hidden; width: 550px; height: 500px; border: 0px; margin: 4px;"></iframe> It provides a quick commute to Denver as well as fast access to skiing via I-70. Real Estate: Things to Consider When Buying A Cabin <p>Buying a little cabin in the mountains has been a dream for many over the years and the <a href="http://www.evergreen-real-estate.com/" title="Evergreen real estate" target="_blank">Evergreen Real Estate</a> market has some great options to help make that dream come true.<span>  </span>With our history of being a getaway for writers, artists and the Denver elite of the distant past there are a wide variety of locations, styles and conditions of small cabins.</p> <p class="MsoNormal"> </p> <p class="MsoNormal">According to our local MLS (Metrolist), In the last three years there have been thirteen one bedroom, one bath cabins sold in Evergreen with an average price per square foot of $166/foot.</p> <p class="MsoNormal"> </p> <p class="MsoNormal">However, I strongly encourage you to resist the temptation to rely on averages.<span>  </span>For example the range of sales prices for these cabins was from $22,500.00 (!) up to $185,000.<span>  </span>So while the average price was a little over $100k, that average does not indicate<span>  </span>the value of any individual cabin.</p> <p class="MsoNormal"> </p> <p class="MsoNormal">As in any real estate purchase location is the most important consideration.<span>  </span>In Evergreen values are affected by the relative proximity to downtown—and views/access to the lake.</p> <p class="MsoNormal"> </p> <p class="MsoNormal">The neighborhood that the cabins are located in will effect the value dramatically as will the condition of the roads to access the home, the steepness of the driveway, even the aspect of the access road and driveway (is it north facing and holding snow into the late spring or is it south facing and already dry)</p> <p class="MsoNormal"> </p> <p class="MsoNormal">Cabins in <a href="http://www.evergreen-real-estate.com/upper-bear-creek-homes-in-evergreen/" title="Upper Bear Creek" target="_blank">Upper Bear Creek</a> for example, could be very valuable if they are in Troutdale, but the values drop off considerably deeper up the headwaters.<span>  </span>The cabin for sale in Rosedale is accessed from a steep, dirt road and located right in a drainage gulch (in fact it has a culvert going right through the house!).<span>  </span>This one, like many of the oldest cabins may not be eligible for financing due to age, condition and damage.</p> <p class="MsoNormal"> </p> <p class="MsoNormal">Guidelines and regulations for cabins change from County to County and while the cabins in Evergreen in Wah Keeney Park, Mountain Park Home and Mary N Williams Estate are all in Jefferson County those in <a href="http://www.evergreen-real-estate.com/brook-forest/" title="Brook Forest" target="_blank">Brook Forest</a> and Upper Bear Creek can be in Clear Creek County—depending on how high you go.<span>  </span>Clear Creek County guidelines are a little more –lets say “adaptable”<span>  </span>in my humble opinion.</p> <p class="MsoNormal"> </p> <p class="MsoNormal">Beyond the typical inspection issues and considerations that we deal with on all mountain homes I’ll give you three more that you might not have considered:</p> <p class="MsoNormal"> </p> <p class="MsoListParagraphCxSpFirst"><span><span>1.)<span>  </span></span></span>It’s important to consider your emergency egress from a mountain hideaway.<span>  </span>If your dream cabin is tucked neatly into the woods at the end of a long winding road—you’ll want to have early warning of any forest fires so you can leave!<span>  </span></p> <p class="MsoListParagraphCxSpMiddle"><span><span>2.)<span>  </span></span></span>Plow truck- many of these cabins are at high altitude, on acreage, with long driveways.<span>  </span>If you plan to snuggle by the fire after a big snowstorm you’ll want to be sure you can get to your firewood (which shouldn’t be stacked against the house) and get in and out of the property in case of an emergency.<span>  </span>While many will rely on a plow service, I’m always skeptical of where I would fit in the plowman’s priority list so I use my own plow truck.<span>  </span>It’s relatively easy to plow and adds to the overall sense of independence of living in the mountains.</p> <p class="MsoListParagraphCxSpLast"><span><span>3.)<span>  </span></span></span>Source of heat- Many people don’t realize that some of these getaway cabins don’t have a furnace!<span>  </span>My father always said—wood keeps you warm three times: when you cut it, when you stack it, and when you burn it…<span>  </span>And of course, if your cabin doesn’t have a wood stove or a fireplace—it might also be lacking insulation and the electric heat bill might be very expensive!</p> <p class="MsoNormal"> </p> <p class="MsoNormal">To be sure, there are many important details to scrutinize when considering any mountain cabin.<span>  </span>You should have the assistance of a passionate and enthusiastic expert who helps you steer clear of the money pits and go into any of these homes with your eyes wide open.</p> <p class="MsoNormal"> </p> <p greatest open spaces in the area.  Dedisse Park is close by, offering 420 acres of the recreation and outdoor enjoyment that Evergreen is famous for.  Evergreen Lake is also nearby which offers boating and fishing in the summer and ice skating in the winter.</p> <p>Whether you are looking for a trophy home along one of Colorado's most beautiful creeks or a beautiful home nestled in the woods  Yes there is quite a bit of new construction in Cragmont, primarily on Lynx Lair where several homes have been built in the last few years.  Pricing of homes in Cragmont ranges pretty dramatically based on the location-- homes higher on the mountain with excellent views and interesting rock outcroppings will generally be more valuable than a comparable home lower, without views.  Homes near the lower meadows are usually the least expensive, starting in the low to mid $300's while the custom mountain estates on the top of the mountain, with excellent views will approach the one million dollar mark.</p> <p>There are a variety of issues to consider when looking into Cragmont including, snow removal, water, radon and the individual septic systems.  Each of these issues should be handled by an expert when performing your due diligence.</p> <p>If you are considering a home in the mountains with exceptional beauty, maybe some large granite, rock outcroppings and a variety of resident wildlife, Cragmont may just be the place!  Street names like: Warhawk, Corsair, Marauder, Thunderbolt and Bearcat might take some back to the dogfights of World War II but in Conifer the names take us to homes in the mountains above a peaceful meadow!</p> <p>Evergreen Meadows West is easily accessed from Conifer via Highway 73 and Shadow Mountain Road.  Just a short drive up Shadow Mountain and Evergreen Meadows West is on the right.  With most roads paved and relatively gentle grades this is an easy neighborhood to fall in love with.  Many homes here have excellent mountain views and some have mountain views and views across the valley as well.  Others are nestled into the hillside providing a high level of privacy relative to how close to Conifer the community is.</p> <p>Originally developed in the 1970's some of the early homes here are reminiscent of that era with several modified A frames and quite a few Mountain Rustic two stories, homes have been built through the eighties and nineties with more and more architectural diversity and some very impressive mountain contemporary homes. With approximately 210 houses originally planned for Evergreen Meadows West this is a large community with plenty of space for a variety of styles.  Although with SR-2 zoning zoning the overall atmosphere is one of low density and dense lodgepole forest.  The zoning allows for horses although non of the homes I have sold in Evergreen Meadows West had adequate land or water for horse. located just past Richmond Hill south of the Conifer Town Center on US Highway 285.  Kings Valley is on the north side of 285 and is easily recognizable by the new Kum & Go convenience center at the turn off.</p> <p>Homes in Kings Valley Range from modest mountain cabins perched on cliffside up to newer custom homes.  Many homes have amazing views of Pikes Peak, Lion's Head and the brand new one of the early neighborhoods in Evergreen history with some homes dating all the way back to the 1930's.  Wah keeney is easy to find-- it's located just south of <a href="http://www.evergreen-real-estate.com/hiwan/#hiwan-golf-club" title="Hiwan Golf Club Evergreen real estate" target="_blank">Hiwan Golf Club</a> and Stagecoach Road between <a general homes in Wah Keeney are very reasonably priced and together with the adjacent El Pinal neighborhood represent the most affordable home options in North Evergreen.</p> <p>There are a few bank Evergreen West | Witter Gulch <p>Evergreen West is the community along Stagecoach Road west of Highway 74 (Evergreen Parkway) and up Witter Gulch Road in Jefferson and Clear Creek Counties.  Homes in Evergreen West have some of the best views anywhere and the highest homes here have the highest elevations of any Evergreen real estate.</p> <p>Homes in Evergreen west are accessed from Stagecoach Road and Witter Gulch as the primary arteries although there are quite a few side roads as well including Snyder Mountain Road which has quite a few homes clustered on and around it. Witter Gulch Road connects Upper Bear Creek with Squaw Pass Road.</p> <p>Evergreen West has terrific access to Bergen Peak and the Elk Meadows Open Space including the west entrance to Elk Meadows. County.  These are mountain homes to be sure!</p> <p>The history of Brook forest dates back to the days when writers and artists would use the beauty of this wonderful area as inspiration for their work.  As such many of the homes in Brook Forest are smaller cabin style homes including a few one bedroom one bath homes!  That said, there are also custom homes and a little bit of new construction here and there.  There's an old rumor that Jesse James buried some loot in Brook Forest but I have not run across any...  Yet.</p> <p>One of the greatest features of Brook Forest is its proximity to the vast Arapahoe National Forest with a variety of hiking and some mountain biking trails leading in all directions including up into the Mount Evans Wilderness area (no biking).  Cub Creek flows are older homes in a gently rolling mountainside setting although there are quite a few homes in the lower meadows close to Buffalo Park Road.</p> <p>Many of the hoes are horse properties of an acre or two with some larger sites here and there.  There is very little new construction since the community was developed in the 1960's-- most sites have already been built on.  However, there are quite
