bob mccranie: Internet Explorer Nine...Just not impressed - 05/24/11 01:32 AM
Like most Windows users I was sent a Microsoft upgrade a few days ago which included Internet Explorer Nine. To be exact, Version 9.0.8112.16421.
I'm simply not impressed. Most of the options are now hidden in smaller-than-normal icons, or off on some pull down menu you can't find hiding on the far right side of the screen. Our MLS website, NTREIS.net and my personal websites are all rendering with small glitches now when they worked perfectly in version 8.
Also sites which launch in new window often come up blank. I have to close the new window and launch … (8 comments)

bob mccranie: Check this house for a known FIRE HAZARD! - 04/25/11 01:06 AM
Check this house for a known FIRE HAZARD!
Do you own a home built in the 1970's and 1980's? It's very important that you find your breaker box and see if it's manufactured by FEDERAL PACIFIC. Sometimes the front label is painted over or missing so pop it open and look for the word "STAB-LOC" in the top center.
These boxes will most likely burn when an electrical surge should trip a breaker. Inspectors will call these boxes out on their report when they find them, but many agents do not stress the importance of changing these boxes … (6 comments)

bob mccranie: Institutional Sellers -- What do they think they're selling? - 04/14/11 01:59 AM
Over the last several months I have been showing a lot of houses. Ninety-One homes in 60 days to be exact. Probably 70% of the homes I am showing are owned by "Institutional Sellers", banks, Fannie Mae, and HUD.
Many buyers think that these homes are a bargain. It makes sense, you would imagine that they could buy a distressed home for a big discount. Unfortunately that's not how the institutions see it. I have found that these institutions want to hold to their prices despite the condition of their houses. They take a long time to respond and work … (4 comments)

bob mccranie: When does the buyer get the keys? - 02/15/11 01:48 PM
I had a buyer closing on a home today here in Carrollton. The title company did a good job despite a rocky start to the contract, and the closing went smoothly today.
In Texas we have the CLOSING (the signing of all the documents) and FUNDING (when the bank releases the funds). The keys should not transfer until both steps are completed.
Here's the rub. At the end of the closing the title officer slid the keys and garage door openers over to me (buyer's agent) and said 'you can hold these until funding but don't give them to your … (6 comments)

bob mccranie: Proper use of the trademark REALTORS® - Should Local Associations Defend? - 01/03/11 01:48 AM
Most agents know the right way to use the trademark term, but every week I see URL's and Email addresses using the term in a way that violates the mark.

Just to review, if Joe Smith is a REALTOR he can use the term JoeSmithRealtor.com or JoeSmithRealtor@email.com and these are fine.
However you can not use a geographic or a superlative term in conjunction with the mark. So BestStateRealtor.com or YourBestRealtor@email.com would not be allowed.
If you see a fellow Realtor using the term incorrectly, you can send and email to Trademark@Realtor.org
My question is this: Should local … (11 comments)

bob mccranie: It's all in the name - Brokerage is Important - 12/29/10 08:14 PM
A few days ago I posted a blog about Brokerages who are represented only by their initials. We all know who I'm talking about. But today I have another question.
A lot of the big franchise offices are licensed as something as nondescript as "ABC Metro Homes" but that name doesn't appear on their signs, cards, websites, etc. Instead you see the nationally known franchise name perhaps with a disclaimer that each office is individually owned.
The licensed name is "ABC Metro Homes" but no one ever sees that. **Surely not all the independent offices are all using a … (6 comments)

bob mccranie: NAR National Convention - So Far - 11/06/10 12:06 PM
This is my first NAR convention and I have to say I'm really impressed.  I've attended several IT based conventions and several state conventions for Realtors, but NAR has their act together.  I'll be posting pictures and comments on the individusl sessions in a bit.  I attended 4 sessions yesterday and spent 2 hours working the business/vendor expo.  I only got half way through the expo.  There are lots of products here, several of them you've probably heard of but some are new, at least to me.
Look for future posts and if you're also here, say HELLO!
