Background I strongly believe that a Buyer should receive a new survey of the property they are buying to be sure of what is on the land. I know that it is legal in Texas for the Seller to provide an existing survey and sign an Affidavit that says "that to the best of their actual knowledge" they are unaware of any changes. But in my mind this would be similar to accepting the Sellers previous inspection and having them sign that nothing has changed. It is just a due diligence point for the Buyer to do their own work.

In one Frisco neighborhood there's an agent who feels she owns the place. She lives in the community and makes it a point to tell neighbors how much homes sold for, how many showing they've gotten and how successful she's being in real estate. I get it. She's trying to drum up her market by talking up her services. But she's not allowed to distributed SOLD prices (Texas Law) and frankly, I'm not sure everyone should know my client's business when they're selling or buying a home. I'm doing my annual review of my income and expenses and I've decided to cancel my EFax account. In 2011 I received 42 faxes. EFax charged me just under $20 a month ($240 annually). Most agents now scan and email documents to me and the addition of DocuSign has really made faxing obsolete. If I end up with a customer/agent who must fax I figured I could either start a temporary EFax account or go with a lower priced competitor. www.Fax87.com looked interesting at $4 a month for the basic plan. I had a lunch with a fellow ActiveRain friend who works at "Huge Franchise" realty. He told me that most of the services that are provided by his brokerage/franchise are unused by the agents and the agents are instead asking that for Electronic Signature software. They would rather have that service for free, than the services that are provided now. This is where the conversation turned a bit heated. Tonight my partner, Warren, and I took a walk around our Carrollton, Tx neighborhood and coming home I discovered that the outdoor light on my flagpole was out. Actually, it went out about a week or so ago but I've just forgotten to change it. So I went out to the garage and got another CLF Spot light and went to change out the bulb. Like most Windows users I was sent a Microsoft upgrade a few days ago which included Internet Explorer Nine. To be exact, Version 9.0.8112.16421. I'm simply not impressed. Most of the options are now hidden in smaller-than-normal icons, or off on some pull down menu you can't find hiding on the far right side of the screen. Our MLS website, NTREIS.net and my personal websites are all rendering with small glitches now when they worked perfectly in version 8. Also sites which launch in new window often come up blank. I have to close the new window and launch

Check this house for a known FIRE HAZARD! Do you own a home built in the 1970's and 1980's? It's very important that you find your breaker box and see if it's manufactured by FEDERAL PACIFIC. Sometimes the front label is painted over or missing so pop it open and look for the word "STAB-LOC" in the top center. These boxes will most likely burn when an electrical surge should trip a breaker. Inspectors will call these boxes out on their report when they find them, but many agents do not stress the importance of changing these boxes
