WASHINGTON - Jan. 27, 2011 - Pending home sales improved further in December, marking the fifth gain in the past six months, according to the National Association of Realtors® (NAR).The Pending Home Sales Index (PHSI), a forward-looking indicator, increased 2 percent to 93.7 based on contracts signed in December from a downwardly revised 91.9 in November. The index is 4.2 percent below the 97.8 mark in December 2009. Home Sales: Down/Up... Prices: Up/Down... What?? - 01/21/11 09:22 AM
Below is a clip from the local paper today, Fort Myers based The News Press. The data is from Florida Realtors (Florida association of Realtors.)
December 2010 sales are down slightly from December of 2009, but up sharply (29%) from November of 2010. At the same time, the National Association of Realtors just reported that nationwide home sales are at a 13-year low with some 4+ million homes sold. Down-Up-Down.
Prices, based on the chart below, look flat. The computed statistic shows 2010 up 4% from 2009.

The increase is nearly 15%.
 
The price paid for a condominium decreased to $287,000.

Real Estate stats improve
Foreclosures down, building permits up
So reads the headline in this morning's The News-Press, a Lee County Fort Myers, FL focused daily newspaper.

There are likely many things that contribute to the decline. The nationwide bank scandal with regard to paperwork review prior to filing, lenders negotiating more loan modifications, and perhaps more short sales. Although the latter is not my experience.
Any way you look at it, it has got to be good news and maybe this is yet another sign of the market beginning to improve/recover.
