Feds: Housing Price Index crosses the line in Naples and Fort Myers areas... - 04/28/11 05:30 PM
According to data published on the Federal Housing Finance Agency website, the Housing Price Index (HPI) in two local Metropolitan Statisitcal Areas (MSAs) crossed over to positive numbers in Q4-2010. HPI has been increasing for some time but only indicating that the rate housing prices were declining was slowing quarter after quater. Now, according to this data housing prices are increasing. Most new home starts in six months... - 04/20/11 09:24 AM
According to an AP article published on April 19, 2011..."Builders broke ground on the most new homes in six months..." This means nothing more than good news for the housing market and the economic recovery. Whether builders are building to order - people are buying - or to a lesser extent builders are building some spec homes - still an indicator of demand - it all points in the same direction...recovery. I don't expect the rate of change to take off like a rocket ship but, nevertheless, there is clearly change happening. The AP article referenced the Commerce Department numbers that

A clear sign of the times. In south west Florida, these days, we don't need the economists, pundits, and other talking heads to tell us what's up with the housing market. The boomer generation is coming and they are taking advantage of the prices. Just look at the data over four years: The peaks are the month of April each year. Total volume of closed sales is the top blue line. We are in a highly seasonal market, but overall rising from the "housing swamp" as described in a recent Bloomberg article.
