Home sellers should read and take note of the issues with opening your home to strangers. Yes, prospective buyers are total strangers. Buyer's agents (showing agent) do the best they can, but there are no guarantees. The best assurance for a seller is to be aware and take necessary steps to protect your property.
Your listing agent has no control over what strangers do. When you prepare your home, you do.

Hurricanes are Just Like Blizzards Glued to the TV Tube and Tuned into the Radio We lived in New England - Boston area - for more than 30 years. The BIG weather events are blizzards especially the Nor'-easter variety. The reporting similarities are uncanny. Month Ending Inventory by Year - April and July
This chart shows the total inventory active for sale at the end of the month and the comparison of the same period over recent years. No better way to look at the trend. Looking at the last two data points of each curve will show the change in inventory this year - 2012 - in just a few months. The decrease from the end of April to the end of July, just four months, is more than 13%.

Decreasing Inventory, Rising Prices Fuel Faster Home Sales Reported in The News-Press today... The real estate article recounted a story about a retiree who purchased a new to-be-built villa home and put their current 3 bedroom single-family property on the market anticipating a "long sales cycle." The home sold in 14 days to the first buyer that came through. And...it sold for $25,000 more than the appraised value! The graphs on the right show the inventory and median selling price for the broader Lee County area.

Late Mortgage Payments at 3-Year Low Lowest Level Since Q1 2009 A number of media outlets have reported this information originating from TransUnion on Wednesday. The rate at which it is improving is slow but nevertheless declining delinquencies - i.e. going in the right direction. It will be some time, still, to get to the delinquency rate before the housing market mess began. 5.49% of the nation's mortgage holders were behind 60 days or more. This positive trend is concurrent with the improving outlook for the housing market.
