FHA high balance loan limits to expire on September 30th. The loan limits were set at $660,000. And the new limit will be at $520,700. If you are purchasing a home for an amount that is higher than this you will need to get a jumbo loan.
 
Hunt Conrad of Prospect Mortgage remarked “I do not think this will be a big game changer. Jumbo’s rates are not that much higher than high limits and the bulk of FHA borrowers are purchasing below this level for the most part.”

The last several months have seen a changed condition in the real estate market. There is increased volatility in interest rates but in a tighter form. It is not such a big roller coaster now as it is more intense shaking. We recently saw the third largest swing in the bond market since they began to collect that data. If you do need to borrow for a home purchase loan, check in with a lender now. You will see headlines that rates are going up but remember that they are still historically low.

This On Thursday, November 11th at 11:00 AM there will be a gathering to honor all Veterans in the Historic Healdsburg Plaza. It will take place at the statue of the little boy that is holding the American flag and which is our war memorial. Veterans day is commonly recognized at 11:11 on November 11th.
Prior to the ceremony Center Street Deli will have a free breakfast for all Veterans. Tayman Park golf couse will also have something for our Veterans. Free golf on the 11th + 12th.

I have been part of the activerain community for quite a while now. The benefits are great. There are a couple of points that I would like to make.
1. We have left the industrial age and we are living in the information age. I am a lifelong learner and I share the knowledge that I gain. That lifts us all up and makes society better as a whole. If I knew that I wouldn't have to be at work today. Even though I love what I do. There are several factors that you should take into account when making this decision. On the plus side we have tax incentives, low interest rates, it is a buyers market and there are some great deals out there. The best deals that I see out there today are in the $650,000. to about $900,000. range. The things that I believe are holding buyers back is job security and watching the news way to much. I think that is the best way to put it right now. We are definitely seeing a lot of flutter as far as financing is concerned. At our MLS meeting this week we talked about how the fed is not going to purchase mortgage backed securities at this point and that is what caused the jump in rates this week. To get the same rate as last week you would have to pay 3/4 of a percent to get it. The fantastic prune blossom tour has been officially canceled is what I heard this morning at the Saint Patrick's Day parade. In fact I know that the rumor is true because I started it during the parade. The old timers thought it was a cute (but outdated) rumor. In Healdsburg we have a lot of great traditions. That title may sound quite seductive and it is for me. Just south east of Healdsburg at the end of Grant Ave (past Giorgio's) on a hill over looking Healdsburg are a pair of Redwood Trees.
