I was looking at Activerain this AM and the first thing that I saw was a post from a Realtor that has the same pet peave as I do. Out of area internet Realtors that leverage the internet to gain clients from across the country then refer them to a local agent. This is a huge business and leaves the clients exposed to a rickety transaction.

FHA high balance loan limits to expire on September 30th. The loan limits were set at $660,000. And the new limit will be at $520,700. If you are purchasing a home for an amount that is higher than this you will need to get a jumbo loan.
 
Hunt Conrad of Prospect Mortgage remarked “I do not think this will be a big game changer. Jumbo’s rates are not that much higher than high limits and the bulk of FHA borrowers are purchasing below this level for the most part.”

When I dropped off my daughter on the last day of school this year this is what I saw. I am proud of the kids at HHS. They are a bunch of good, hard working kids up there. I think that this was about the extent of their rebellion. Kind of creative and a lot of effort to pull this off.

There are many factors that would contribute to the decision to purchase a home now. We already know that we are in an economic recovery. We know that the two main factors that are holding us back right now are unstable employment outlook and shortage of credit to small businesses. We have proven to ourselves during these past few years that we need to stop relying on both of these things and to be more self sufficient and accountable in both of these areas.

I think that is the best way to put it right now. We are definitely seeing a lot of flutter as far as financing is concerned. At our MLS meeting this week we talked about how the fed is not going to purchase mortgage backed securities at this point and that is what caused the jump in rates this week. To get the same rate as last week you would have to pay 3/4 of a percent to get it.
