      <description>&lt;p&gt;George and Cindy Narretta have been publishing the "Powder Springs Messenger" since 1993. It truly is our own local paper and they cover all of big news in our small town.&amp;nbsp; In each issue of the messenger you'll find everything from police and city council reports to classroom news from&amp;nbsp;the local schools to updates on road projects and community events.&lt;/p&gt;

      <title>College Football - and the funniest thing I ever saw</title>
      <description>&lt;p&gt;Of course the entire "Bulldog Nation" is all excited about starting this footbal season ranked as #1, myself included. &amp;nbsp;However, UGA football also brings backs memories for me of the funniest thing I ever saw.&lt;br /&gt;&lt;br /&gt;My one year in Athens was 1977-78. &amp;nbsp;I guess one year was all that the city of &amp;nbsp;Athens and UGA could take of me :-). &amp;nbsp;Anyway, the football games were always a great experience and a lot of fun.&lt;br /&gt;&lt;br /&gt;Back in those days the stadium was quite different. &amp;nbsp;Both ends of the stadium were open. &amp;nbsp;On one open end of the stadium was "the tracks". This was, as you can imagine, a railroad track that passed right outside the stadium. &amp;nbsp;Students and fans would gather on the tracks to watch the games for free. &amp;nbsp;The railroad had to reschedule the trains for safety reasons.&lt;br /&gt;&lt;br /&gt;On the other end of the stadium was "The bridge". &amp;nbsp;This was a bridge that crossed campus and students and fans would also gather to watch the games for free.&lt;br /&gt;&lt;br /&gt;It was the Kentucky game in the fall of '77 and Prince Charles was coming to see a game of american college football. &amp;nbsp;Yes - that Prince Charles, future King of England.&lt;/p&gt;

      <title>Down payments, taxes, and the Housing reform bill</title>
      <description>&lt;p&gt;A lot has been said here on Active Rain and many other places about the elimination of seller funded Down Payment assistance programs and many other "reforms" coming out of the housing reform bill.&lt;/p&gt;
&lt;p&gt;OK, maybe I'm&amp;nbsp;a little&amp;nbsp;slow and just now figuring this out, but I went to public school so maybe I have an excuse :-).&lt;/p&gt;
&lt;p&gt;With the legislation as it is effective Oct 1 the seller a private individual cannot contribute to the buyers down payment.&amp;nbsp; However there a multitude of local and state grant programs that will give the buyers a down payment.&amp;nbsp; The big one around here is called "Georgia Dream" but there are also many others.&amp;nbsp; The new legislation also gives a $7500 tax credit for buyers.&amp;nbsp;The bond money and tax credit is funded by us!&lt;/p&gt;
&lt;p&gt;THE GOVERNMENT SAYS ITS OK TO GIVE AWAY OUR TAX DOLLARS FOR DOWN PAYMENTS!&lt;/p&gt;
&lt;p&gt;People are still buying homes for little or no down payment with money that belongs to you, me, and every other citizen but they won't allow people to do the same thing through a private transaction?&amp;nbsp; Don't get me wrong, I think the state grant programs&amp;nbsp;are outstanding programs for home buyers and I freely recommend them. I like to use whatever tools are available to help people buy or sell a home.&lt;/p&gt;
&lt;p&gt;Am I missing something?&lt;/p&gt;

      <title>My hobby - what's yours?</title>
      <description>&lt;p&gt;I know this whole blogging thing doesn't always need to be about real estate, so every once in a while I like to share something a little different about myself to let readers get to know me just a little better.&lt;/p&gt;
&lt;p&gt;As I mentioned in a previous post I think that there is a decent chance that &lt;a href="http://activerain.com/blogsview/521582/Is-Elvis-Alive" title="Is Elvis alive?" target="_blank"&gt;Elvis is alive&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;I don't get to spend enough time on one of my favorite hobbies and that is Homebrewing my own beer.&amp;nbsp; I really like great imported or micrbrew beer and I love to create the same great and unique flavors at home.&amp;nbsp; Homebrewing is not to difficult.&amp;nbsp; Basically, if you can boil water you could probably make beer.&amp;nbsp; However it can be time consuming.&amp;nbsp; The fermenting containers must be sterilized before the "wort" is fermented.&lt;/p&gt;

&lt;p&gt;&lt;span style="text-decoration: line-through;"&gt;Recycle&amp;nbsp;&lt;/span&gt; REuse - The bottles are re used capable bottles. I love it when my firend find or save the Grolsch style bottles with the cap build right on to the bottle. The really time consuming part is that each bottle must be cleaned and sterilized before the beer is added.&amp;nbsp; I would guess that the total time needed for brewing, fermenting and bottling is about 6 hours.&amp;nbsp; That is actually spread over a time period of about 1 month from beginning to end.&lt;/p&gt;
&lt;p&gt;I have 2 different batches bottled right now.&amp;nbsp; "All hopped up" India Pale Ale and "Dads Day Dark- Honey Maple Porter" (Brewed on fathers day). Since I am the brewmaster, i also get to come up with cool, unusual, or humorous names for the brews.&amp;nbsp; Some previous names include Lizard Spit Stout, and "Down Under Thunder" which was a nice Australian style beer that was quite tasty.&lt;/p&gt;
&lt;p&gt;Imagine how much somebody who loves to cook enjoys sharing their food with others.&amp;nbsp; Homebrew is the same for me.&amp;nbsp; As much as I enjoy it myself, I love sharing it with my friends.&amp;nbsp; So if you are ever&amp;nbsp;in Powder Springs, Ga.&amp;nbsp; give me a call.&amp;nbsp; Sit down, relax, and enjoy a homebrew!&lt;/p&gt;

      <title>Scary numbers ....</title>
      <description>&lt;p&gt;I did a quick of some public records for home sales and foreclosure numbers for Cobb County, Georgia.&lt;/p&gt;
&lt;p&gt;First I searched FMLS for all property types sold during the month of June, since this would be the most recenth month with complete numbers.&lt;/p&gt;
&lt;p&gt;Total number of properties found: &lt;strong&gt;752&amp;nbsp;&lt;/strong&gt; That is the number sold including homes, condos, land, and commercial properties, etc.&lt;/p&gt;
&lt;p&gt;Then I searched the Marietta Daily Journal - &lt;a href="http://www.MDJonline.com"&gt;www.MDJonline.com&lt;/a&gt; for the current foreclosure ads.&amp;nbsp; &lt;strong&gt;Cobb County Legal Notices &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.mdjonline.com/legalnotices##"&gt;0801 Foreclosures (762)&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Thats right .... 752 sales and 762 foreclosure ads.&amp;nbsp; Now some of those won't foreclose and also there were sales that were not part of FMLS.&amp;nbsp; None the less the numbers are startling and scary.&lt;/p&gt;

      <title>Rock star candidate?</title>
      <description>&lt;p&gt;Ok, so I was taking my daughter to cheer practice this morning and heard that candidate Obama was going to be there at the same time she was having practice!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Luckily &lt;a href="http://www.cobbk12.org/~McEachern/" title="McEachern High website" target="_blank"&gt;McEachern High School&lt;/a&gt; here in &lt;a href="http://www.powderspringshomes.info" title="Search Powder Springs" target="_blank"&gt;Powder Springs&lt;/a&gt;has a very large campus and I was able to dodge any real traffic issues.&amp;nbsp; Of course there was a huge police presence that kept the traffic moving as well.&lt;/p&gt;
&lt;p&gt;I have heard all the hoopla about Obama being the Rock Star candidate and I guess it didn't really sink until I saw this (sorry, all I could mange was a quick snap with my camera phone)....&lt;/p&gt;

      <title>Country Walk 4th of July Parade</title>
      <description>&lt;p&gt;Hi Neighbors,&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The Country Walk&amp;nbsp;annual 4&lt;sup&gt;th&lt;/sup&gt; of July parade and festivities will be this Friday.&amp;nbsp; So I hope everyone has planned to have a decorated float, bike, car, etc. in the parade. &amp;nbsp;If you own a business and want free advertising and want to have an entry - you are welcome to showcase away. &amp;nbsp;We have 8 categories in which you will be judged on.&amp;nbsp; Registration and parade line up begins on the corner of Bradford Lane and Country Walk Drive at 9am.&amp;nbsp; The parade will start around 9:30am.&amp;nbsp; If you are not participating in the parade, feel free to put out a chair and cheer our entries on.&amp;nbsp; After the parade we will have balloons and popsicles for all the kids.&amp;nbsp; Then around 11:30 we will have pizza, drinks, and a DJ&amp;nbsp;in the pavilion so bring your bathing suits and cool off after while you are waiting.&amp;nbsp; Announcements of the parade winners will be just before lunch is served.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I would like to thank all those that have volunteered so far, but we still need a few more hands.&amp;nbsp; If you are willing to help, please let me know.&amp;nbsp;&lt;/p&gt;

      <title>Country Walk Subdivision Adult Pool Party</title>
      <description>&lt;p&gt;Hi Neighbors,&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I wanted to let you know that we are having an adult pool party this Saturday, June 28&lt;sup&gt;th&lt;/sup&gt; starting at 7pm and goes until about 11pm. &amp;nbsp;The pool area will close at 6:45 to all children for this party. &amp;nbsp;No one under the age of 21 will be allowed in. &amp;nbsp;&amp;nbsp;For those that are interested in babysitting, I have set up a couple of teenagers that will group babysit in my home.&amp;nbsp; The cost will be $10 per child for the evening and snacks will be provided. You must RSVP for the babysitting separate and I can give you more details.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We will provide some food (probably BBQ or Chicken Wings) and soft drinks; however we are asking people to bring an appetizer or dessert type dish.&amp;nbsp; If you have an odd number address, please bring a dessert and if you have an even number address, please bring a side dish or appetizer.&amp;nbsp; If you want alcoholic drinks you must bring them in a plastic bottle or cans because glass isn't allowed in the pool and pavilion area.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We will have a DJ, some fun water activities, and who knows what else.&amp;nbsp; All I ask is that you please RSVP to me so that I can get a count for how much meat to order.&lt;/p&gt;

      <title>Powder Springs Georgia market report</title>
      <description>&lt;p&gt;As of today there are 816 homes for sale in Powder Springs, Cobb County, Georgia.&lt;/p&gt;
&lt;p&gt;From Jan1, 2008 through May 31,2008 there have 231 homes sold in the same area for an average of 46.2 hoes sold per month.&lt;/p&gt;
&lt;p&gt;What this means is that at the current rate of absorbtion we have a 17.6 month supply of homes for sale. The realty is that many of the homes currently for sale will not sell. The homes that will sell are price at the midddle to lower price point for similar homes and they are in ready to move in condition.&lt;/p&gt;
&lt;p&gt;The good news is that there are still buyers out there. The bad news is that "top dollar" today is not what it was last year. If you are selling your current home and moving to another home in the Atlanta area all of this really does not present much of a problem. Whatever theoretical loss or discount that you may take on your current home can be made up on the purchase of your next home. You may even come out ahead on the whole thing if you can adjust to the idea of a correct price on your current home.&lt;/p&gt;

&lt;p style="text-align: left;"&gt;3. Mention in your public comments that there is an allowance for the needeed repairs ..&amp;nbsp; and the section 8 tenant needs to be notified before showing&lt;/p&gt;
&lt;p style="text-align: left;"&gt;4. List the wrong zip code&lt;/p&gt;
&lt;p style="text-align: left;"&gt;5. List the wrong elementary school&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Stuff like this hurts our profession.&amp;nbsp; There is probably a lot more that I could say.&lt;/p&gt;

      <title>Politics is my favorite "sport"</title>
      <description>&lt;p&gt;Some people love football, baseball, nascar, or many of the other competitive athletic sports.&amp;nbsp; I love many of those as well.&amp;nbsp; But without a doubt my favorite "game" is politics.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The perpetual spotlight and scrutiny make it incredibly intense for the "players".&amp;nbsp; The positioning and strategy involved are complex and the entire dynamic of the game can change with one event.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The rise of Obama and the tenacity of Hillary make for great stories.&amp;nbsp; Personally I don't think that story is over yet.&amp;nbsp; Wait 'til the convention and see what happens.&amp;nbsp; The entire Dem primary season has been fascinating.&lt;/p&gt;
&lt;p&gt;2 years ago the common belief was that the Republicans would disintregrate with no clear candidate.&amp;nbsp; It turns out an old maverick war horse&amp;nbsp;might have the right stuff to bring them together.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What will be the issue that turns the election? Oil? Terrorism? Taxes? Healthcare?&amp;nbsp; How will each candidate play those cards and how will the electorate respond?&lt;/p&gt;
&lt;p&gt;Unfortunately I am afraid that the big questions are how much does the&amp;nbsp;general public&amp;nbsp;know or care?&lt;/p&gt;</description>

      <title>Solving the Oil Crisis?</title>
      <description>&lt;p&gt;&amp;nbsp;My dad is without a doubt one of the smartest people that I know.&amp;nbsp; This isn't a fathers day tribute or anything i am simply stating what I belive is a fact!&amp;nbsp; He has spent over 50 years as an investmetn analyst and his area of expertise is as a technical analyst for the stock market.&amp;nbsp; He does an email newsletter for his clients and sends me copies all the time.&amp;nbsp; Very honestly, a lot of the stock market stuff i don't understand.&amp;nbsp; Hey, I'm just a simple minded real estate agent.&lt;/p&gt;

IN THE FIRST HALF HOUR AS OIL WAS DOWN $4.00. LATE IN THE DAY OIL WAS UP $.36 AND THE MARKET RALLY HAD FADED TO ALMOST NOTHING WITH ABOUT EVEN BREADTH.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;THE OIL CRISIS: I BELIEVE THIS CAN BE SOLVED WITH A FEW SIMPLE STEPS.&lt;/strong&gt; NOW EVERY ONE IN THE USA IS PAYING FOR THIS PROBLEM. WE SEND MONEY TO THE MIDDLE EAST AND ACT STUPID.&amp;nbsp; WE ARE A DEBTOR NATION THAT NOW WATCH AS THE OIL TYCOONS IN THE MIDDLE EAST BUY OUR COMPANIES AND LEND US MONEY.&amp;nbsp; WE FILL OUR TANKS AND SEND THEM MORE MONEY.
