I make it very clear to my buyer clients that I am NOT a home inspector or contractor.  However when I see something important i will point it out!  Many agent are hesitant to do that and feel it is better left to inspectors.  Every buyer should get a home inspection once they have a contract to purchase.  However, I have no problem with making a buyer aware of potential issues.

Some of you may know or remember that I spent 5 years selling cars.  It is a GodAwful business but I did learn a lot. One thing that bothered me (it shouldn't have) is how customer walk on to the lot and immediately treat the salesperson as an adversary.  Realistically they are correct to do that.

I found this great post about why buyers need to have their own agent.  Peggy is in Ct. but the process is pretty much the same here in Ga. 
You need to have somebody look out for you.  Home buying can be a complicated process with several speed bumps before closing.  A good buyers agent is going to look out for you, negotiate on your behalf, and look out for your best inbterests!

Over the past week or so I have been following a couple of threads on Zillow and Trulia posted by potential home buyers who want to know where to start on the home buying process.  The answers from Realtors is almost universally the same .... talk to a lender and get pre qualified for your purchase.  I must respectfully disagree!  Getting pre qualified is important but it is not he first step.

An article in today's Inman news brings to light what I have been seeing for a while.  The real estate market got a slight bounce from the homebuyer tax credit but now that the prop of the credit is gone, prices are again weakening.  

Rebuilding the housing market does not depend on federal housing policies. My dad sometimes forward me the Taipan daily investment newsletter. They always have some good insight in to the stock market and economy.  This article today by Adam Lass is great. The great value of home ownership is not measured by appreciation rates or equity.  When will the real estate market recover?  When enough people realize a home is a home first and an investment second.

Now that the tax credits are expired many areas are seeing price declines.  Buyers who missed out or waited are coming out ahead! The combination of low interest rates, high supply, and lowered demand make it a great time to buy for those who are ready.

All I can say is "It about time"!  Fannie Mae is cracking down on REO listing agents who are not doing the job they are hired to do. 
They are several REO agents around here that are great to deal with.  But there are several that just really stink.  No lockboxes on property or lockbox codes not listed so I cant access the property, knee high grass, filthy houses... the list goes on.

I just saw this on the Buffetworld website.  Apparently Jimmy and Jane Buffett just sold their Palm Beach estate for 18.5 million.  The tax appraisal on the home was 23.3 million so it would be easy to say the Buffetts have felt a $5million crunch of the housing bubble.  On the other other hand the article does pooint out that they bought the home in 1994 for $4.4 million.  Proving what I have been saying for a long time.  Real estate is a long term investment.  Don't wait to but real … (4 comments)
