atlanta: Tortoise v. Hare home markets - 01/06/14 11:03 PM
I have said for a long time that Metro Atlanta is a "tortoise" market.  I have used that analogy many times.  We dont get the big price run ups like Phoenix, Las Vegas, or L.A. But those areas have seen market price declines many times before.  According to records from FHFA the recent decline in our area was the only significant decline in over 35 years. 
 
But like any market, you need to be in for the long haul.  If you think like the tortoise you can win!

What is up with the Atlanta Housing market?  Prices!!!

Back in 2007 and 2008 I predicted that the housing crash was going to be more severe and longer lasting than many people expected. Once we were in the depths of the houses crisis I predicted that we would not see recovery until investors started buying up inventory.  With a 1-2 year supply of homes on the market that was only way to dry up the excess inventory.  Looking in the rear view mirror I was right on both of those points.

There is nothing quite like going to a Jimmy Buffett concert!  Don't try to describe it if you've never seen it!  If you have never been here are some photos and video from the concert in Atlanta last Summer.  Whether you are a fan or not, I think it is something everybody should do at least once!

There is the concert of course but as you will see from the video, a huge part of the experience discovering "Margaritaville" in the parking lot beforehand!

OK, I am now ashamed to admit that I had never been to the Georgia Aquarium until last weekend. Shame, shame, shame on me.  This place is absolutely one of the coolest places ever.  It is everything that it is built up to be. An added bonus last weekend was they also had a great car show in the ballroom.  But even without the car show this place is amazing.  Now through Nov 2, you can buy $15 adult  tickets at www.georgiaaquarium.org/imaginationatl .

Strategic default and moral decay... Before I even get started let me say that this post is NOT about people who have run in to serious hard times and can simply no longer afford their home. There are a lot of good folks who want to pay their mortgage but simply can't. For them, this does not apply. Just like santa or the circus he comes to town once per year and yesterday was the day. The Jimmy Buffett "Under the Bigtop" tour arrived in Atlanta. atlanta: Square footage coming to Atlanta - Finally! - 01/13/10 05:56 AM
 
For as long as I can remember, listings here in Ga. have not included square footage.  I heard stories why this is the case, but the bottom line is that square footage does not appear on listings.  That is all changing tomorrow.
FMLS has announced that square footage will now populate form tax records with new listings.  We can also manually input the sq. footage but we must cite the source.  It is important to note that agents do not measure the property.  We will only be quoting the footage from other sources.

There have been recent news reports that pending home sales are up.  That is a good thing, right?

This is soooo  cool!

atlanta: Black Bears in Atlanta? - 05/30/08 05:39 AM
Here in Metro Atlanta we have a huge metro area. The downtown Atlanta area is circled by a perimiter hwy I285.  I-75 is Runs from Miami to Canada.  The northern intersection of the 2 is major interchange in a highly populated area of southeast Cobb County. This is only about 15 miles form downtown Atlanta.
Since this is such ahighly poplated and traveled area it makes this story very unusual. Apparently a black bear was hit by a car on the ramp leading from I-75 to I-285!

The Atlanta home market is pretty tough right now but I'm sure no where near as tough as some other parts of the country.  See my recent post for Cobb County Stats. Howeverover the last year and over the long haul haul the Atlanta Market has been very steady.
Prices for 2007 were up slightly. I thnk what is really impressive is the fact that we have only had 3 quarters since 1977 where prices dropped.  These were 3q of 1990 through 1q 1991.
We don't gert the big rushes like some parts of the country saw in the last few years but … (1 comments)

We get that question all time. I got asked again today and I have to say our market here in Powder Springs, Marietta, West Cobb county is pretty good.  I know it's good compared to other areas of the country.  Yes, our inventory has grown from last year.  It's up about 20% to an 8 month supply of homes. 
So now is not the time to try to push the envelope on market price.  But we have buyers, we have seller, and nice homes that are priced fairly, marketed effectively, and show well, will sell.
