buy: 2 GREAT Reasons to buy now! - 08/11/11 10:36 AM
2 GREAT Reasons to buy now! Before I go forward I want to make a few strong assumptions: Home ownership is a LONG TERM investment!  The days of moving up every 3-7 years are OVER!  Plan on being in your home 10-20 years or more.  If you think there is a good chance you'll be moving in the next few years then RENT. Home values are still volatile but your home will always be worth something! It might be higher than today or it might be lower.  But it will always be worth something.  For my illustration below I used 0% … (2 comments)

I want to buy a home - Now What?

Over the past week or so I have been following a couple of threads on Zillow and Trulia posted by potential home buyers who want to know where to start on the home buying process.  The answers from Realtors is almost universally the same .... talk to a lender and get pre qualified for your purchase.  I must respectfully disagree!  Getting pre qualified is important but it is not he first step.

Making a down payment and qualifying for a mortgage is very different from making sure that you are … (1 comments)

buy: Georgia Hud Homes - 03/12/10 08:20 AM
HUD Homes in Georgia The U.S. Department of Housing and Urban Development (HUD) oversees the Federal Housing Administration (FHA).  Whenever an FHA insured loan is foreclosed it becomes a "HUD home".  In the arena of foreclosures, HUD homes can be a pretty decent deal for an owner occupant buyer.
In Georgia, an approved  HUD home can be purchased with an FHA loan using only $100 down payment. HUD homes have already had an inspection done. You should always get your own inpsection but the one provided will still give you good background information about the home. On some of the … (0 comments)

Making the offer Recently, I had the pleasure of doing an adult ed.  home buyers class for the Marietta Community School.  I have decided to take some of my outline notes and form the into a blog series for home buyers.  The content is geared a little more toward first time buyers but will still be very relevant for move up buyers as well.  Also, this is based on my own knowledge and experience in our local market.  All real estate is local, so if you are reading this in another part of the country then some of the ideas … (0 comments)

buy: Do you know the "Bush Doctrine"? Charlie Gibson Doesn't - 09/13/08 12:22 PM
According to wikipedia  "The first usage of the term may have been when conservative commentator Charles Krauthammer used the term in February 2001 to refer to the president's unilateral approach to national missile defense well before September 11th"
Read the entire wikipedia article here
That's right.  The term was coined before the attacks of Sept 11 and before the policy of anticipatory defense. According to both wikipedia and to Charles Krauthammer there have been several different variants of "Bush Doctrine".  the idea of anticipatory defense is only one of them and not the most recent.  Read Charles Krauthammers article about Bush Doctrine and Charlie … (8 comments)

buy: 90 Day listing? Not likely - 09/12/08 02:32 PM
Here is a link to an article on Realtor Magazine online and first published in "Business Week" .  It lists the top 10 fastest selling zip codes in the entire U.S.
To be in the top 10 the average days on market would need to be 91 days! So where do people get this idea about a 90 day listing being average or normal?  I'm not sure.  Our local mls requires a minimum of 90 day listing period to even input the home into the mls.
So is 90 days a reasonable time frame? Not according to this article (unless you happen … (3 comments)

buy: Car Crazy? It may be inherited - 08/30/08 09:05 PM
Hello, My name is Bob and I'm automotively addicted.  Or so it would seem anyway.  I love cars. Street rods, original classic cars, most forms of racing, exotic cars,  they are all great!
I know that Lane Bailey promotes a large portion of his business as selling garages with a house attached.  I totally understand the concept! My dad collected classic cars while I was young and he one of the finest collections anywhere.  But garaging was always a problem. When we moved to Atlanta -Sandy Springs he checked with Fulton county zoning was was ecstatic to learn they would  allow a 20 … (8 comments)

buy: Is Elvis Alive? - 05/23/08 08:02 AM
One of the things about blogging is that we are supposed to write about things to help people get to know us. I thought of this fun fact about myself the other night and had to share. I can't think of any way to even remotely relate this to real estate.
I believe that Elvis is alive. There, I said it. Now, let me say that I am not a huge Elvis fan. I don't memorialize his birthday or the date of his alleged death. I don't think that I even own an Elvis record.

After looking at the Elvis … (8 comments)
