I make it very clear to my buyer clients that I am NOT a home inspector or contractor.  However when I see something important i will point it out!  Many agent are hesitant to do that and feel it is better left to inspectors.  Every buyer should get a home inspection once they have a contract to purchase.  However, I have no problem with making a buyer aware of potential issues.

Some of you may know or remember that I spent 5 years selling cars.  It is a GodAwful business but I did learn a lot. One thing that bothered me (it shouldn't have) is how customer walk on to the lot and immediately treat the salesperson as an adversary.  Realistically they are correct to do that.

It almost sounds too good to be true but it is real!  As a matter of fact its not just one house.  At todays super low interest rates the principle and interest payment on an FHA loan of $100,000 is about $480 per month. Add in a reasonable amount for taxes and insurance and that gives you a payment range of about $650-750 per month!

Happiness is a positive cash flow :-) A long time ago, back before late night infomercials and before cable TV, people still invested in real estate.  The  thought of a highly leveraged real estate investment didn't even occur to them. They looked at one thing.  If I invest this much cash, how much cash will I get in return.  The fact that there were some tax advantages and the house might even go up in value were just icing on the cake. The headlines sounded good until you got to the details.  Real estate tracking company, CoreLogic, released a report this week announcing that fewer people with mortgages owe more than their home is worth.  From 25% the percentage is down to about 22.5%.  It was a big splash of economic news until you got to the rest of the story.
