georgia: Is there much crime in this neighborhood? - 02/10/11 08:58 AM
Is there much crime in this neighborhood? As Realtors we get that question all the time. Sometimes we may be hesitant to answer or maybe we honestly don't know. In today's Kim Komando tech newsletter she had a great article about 3 different free websites to go to for checking crime in your area. Kim Komando- Keep an eye out for crime To check for sex offender registrations here in Georgia you can visit www.gbi.georgia.gov These are great resources for buyer and renters to use as part of their own due diligence before picking their next home.

georgia: Visit the Georgia Aquarium - 09/15/10 11:42 AM
Visit the Georgia Aquarium OK, I am now ashamed to admit that I had never been to the Georgia Aquarium until last weekend. Shame, shame, shame on me. This place is absolutely one of the coolest places ever. It is everything that it is built up to be. An added bonus last weekend was they also had a great car show in the ballroom. But even without the car show this place is amazing. Now through Nov 2, you can buy $15 adult tickets at www.georgiaaquarium.org/imaginationatl . If you are from out of town and reading this, the Aquarium

georgia: Georgia Aquarium Car Show 2010 - 09/13/10 11:10 AM
Great Cars and Big Fish The Georgia Aquarium hosted a car show last weekend. (The aquarium will be a separate blog). This car show was magnificent. Cars all the way from the 1920's to modern day. And there were no slouches in this show. Every car on display was great in its own right. Auburn Speedster model 8-125, Ferrari 275 GTB, Ferrari Daytona Spider, and a Whale Shark Barbara and Ryan kept asking me which car was my favorite. How would it even be possible to pick one? Great cars from different eras inspire me differently. I mean how

georgia: Cobb County Ga. Housing Market absorption - 08/06/10 12:40 PM
Cobb County Ga. Housing Market absorption Many agents and home sellers will look at a figure of the average days on the market to get a feel for the housing market. This is somewhat misleading because it is a caclulation for the numbers of days on the market for the homes that actually sold. It does not take in to account the homes that were on the market and then withdrawn or expired. Of the houses that actually sold in the last 12 months, FMLS is showing an average days on market as 82 days. On the suface that seems pretty

georgia: Stategic default ... or moral decay? - 06/04/10 10:11 AM
Strategic default and moral decay... Before I even get started let me say that this post is NOT about people who have run in to serious hard times and can simply no longer afford their home. There are a lot of good folks who want to pay their mortgage but simply can't. For them, this does not apply. What I am talking about is people who make the conscious choice not stop paying their mortgage simply because their home has declined in value. They think it is a convenient or prudent financial decision just to stop paying. These folks are looking

georgia: Short Sale? Consider your credit. - 03/17/10 12:07 PM
Do you need to sell your home for less than what is owed? This is possible to do and it can be a good alternative to foreclosure or simply mailing the house keys to the lender. With a short sale there will be a ding to your credit but it will be much less than having a foreclosure. After a foreclosure the minimum time to qualify for a new mortgage will be 2-3 years. After a short sale it would be very feasible to qualify again in a year or maybe even less. Every situation is different and a short sale may

georgia: Georgia Hud Homes - 03/12/10 08:20 AM
HUD Homes in Georgia The U.S. Department of Housing and Urban Development (HUD) oversees the Federal Housing Administration (FHA). Whenever an FHA insured loan is foreclosed it becomes a "HUD home". In the arena of foreclosures, HUD homes can be a pretty decent deal for an owner occupant buyer. In Georgia, an approved HUD home can be purchased with an FHA loan using only $100 down payment. HUD homes have already had an inspection done. You should always get your own inpsection but the one provided will still give you good background information about the home. On some of the

georgia: The "Move Over" Law - 03/11/10 10:00 AM
Move over Law There is a new traffic law that everybody should be aware of.: If a patrol car is pulled over to the side of the road with their lights flashing, you have to move to the next lane (away from the stopped vehicle) or slow down to 20 mph.......Every state except Hawaii and Maryland and the D.C. has this law. It is a fairly new law that states if any emergency vehicle is on the side of the road with its lights flashing, if you are able, you are to move into the next lane. The cost of ticket and the points are very

georgia: Foreclosure, short sale, loan mod or bankruptcy? What's a seller to do? - 02/24/10 11:00 AM
Foreclosure, bankruptcy, short sale, or loan mod? Distressed home owners here in Georgia, or anywhere else for that matter, have many choices to make. Some of those may involve us as real estate professionals. However some do not. We need to look at each situation and give our best advice. Each possible alternative has its positive and negative results and should be carefully considered. Here are what I see as the primary choices and my thoughts on each. Foreclosure: Some home owners will choose to simply stop making payments and walk away. Of course this will have a huge negative impact

georgia: After foreclosure, Do I still owe any money? - 02/05/10 08:39 AM
After foreclosure or short sale in Georgia, Do I still owe any money? After foreclosure or short sale in Georgia, Do I still owe any money? Believe it or not the answer may be yes! Georgia is one of over 30 states that does allow the lender to collect from the home owner after a foreclosure. A recent article on CNNMoney.com explored some of the reasons but here is my explanations as simple as I can make it. When you obtain a mortgage the loan is based on two factors. Your credit. One component of the loan is your promise

georgia: Powder Springs bans public smoking - sometimes - 12/14/09 09:31 AM
Powder Springs, Ga. I get daily updates from Google Alerts anytime Powder Springs is in the news. At last weeks city council meeting the council banned smoking on the town square at public events. *********** Powder Springs limits smoking in town square Full story: The Atlanta Journal-Constitution The Powder Springs City Council voted Monday to ban smoking in the town square during city-sponsored events. *************** This raises several questions for me. First of all though let me say that I am a non smoker and I think cigarettes are disgusting. However last time I checked smoking

georgia: See the Space Shuttle and Station this week - 11/23/09 08:46 AM
See the Space Shuttle and the International Space Station from earth. This is one of my favorite things to do. If you know when and where to look, you can stand in your yard and watch the shuttle and space station fly over. There is no special equipment needed. You can't use a telescope because it flies over to quickly but you maybe could use binoculars if you really want to. The shuttle program is ending in 2010 so there are not a lot chances left. If you are not in Marietta or Cobb county, Ga. area and
