"Clifton Insider", Clifton's newest community publication, mentioned the NJ Jackals games as "major league fun at minor league prices".* The games are played so close to the Bergen, Essex, and Passaic county areas and are accessible via major highways.

From the mascot coming out to greet the kids to promotion nights, it is a fun time for all ages. There are many events to choose from. Wallpaper Removal

FIRST TIME HOME BUYERS!

Don't be scared off by outdated wallpaper. With a little sweat equity the house that you gave thumbs down to could be your dream home. If your initial reaction is to by-pass a home because of wallpaper, you are not alone. Just think of the bargaining chips you have.

If you are a home owner listen up. Outdated wallpaper is costing you a buyer who cannot see passed the wallpaper and a contractor giving them a big estimate for removal.

There is an easy solution with a little Downy fabric softener and with some effort you can remove wall paper. I am attaching directions from DYI. The DYI net work is a fountain of information. Don't let wall paper hold you back.

How to remove wallpaper

Before you start be aware that wallpaper removal can be labor intensive and could cause severe damage to the walls. Most removal damage is due to the lack of a wallpaper primer before the walls were wallpapered, resulting in the glue being absorbed into the wallboard. The top layers of wallboard (paper) will try to come off with the wallpaper backing. If this occurs in large areas, call a professional.

There are many different types of wallpaper on the market today. Some are dry strippable, solid vinyl and fabric backed papers can usually be removed by simply pulling them from the wall without wetting.

Most residential wallpapers are of the " vinyl coated "type. Vinyl coated papers are by far the most common in residential homes. The vinyl face of these papers is usually "dry stripable" meaning that the face will separate and leave only the paper backing on the wall. Start by removing as much as the vinyls face as possible. Find a loose corner; you may need a putty knife or scraper to get started.

After all the vinyl face is removed the paper backing should also be removed. The paper backing will require a wet removal. Fill a five gallon bucket to about half full with warm water, add about a cap full of fabric softener. Turn off the electrical power to the room. Apply this solution to the wall with a paint roller or garden sprayer; a sponge can be used in corners. Wet a four or five foot section of the wall and make sure the wall section remains saturated with the solution for about ten minutes. Remove the wet backing with a four or six inch putty knife or scraper.

After all the backing is removed finish cleaning the walls with a hand sponge and fresh solution of fabric softener and warm water. Allow the walls to dry and apply a wallpaper primer if you plan to re- wallpaper the walls. If you plan to paint apply an acrylic primer/sealer to the walls before painting

A remembrance of the 230^thanniversary of the Baylor Massacre will be taking place on Saturday, September 27^th from 2 -4 pm at the Baylor Massacre Burial Site County Park. Admission is free. The park is located in River Vale, NJ at the intersection of Rivervale Road and Red Oak Drive. Activities include reenactments and demonstrations. At 3 pm, William Maurer, author of the Dragoon Diary: The History of the Third Continental Dragoons will be attending. Mr. Maurer will speak and be available to sign his book

Bergen County offers many historical landmarks and museums one can visit to remember the soldiers who defended our country.

In River Vale, there is the Baylor Massacre site. The site signifies the remembrance of the slayings of the Continental Dragoons.

Cresskill has Camp Merritt, known as the largest US Army stopping point during World War I.

The Steuben House is located in River Edge. It is the mansion granted to Steuben, Inspector General of Continental troops during the Revolutionary War.

In Hohokus, there is the Hermitage site, which has a great Revolutionary War history.

A lot of history and more...Bergen County has a lot to offer to commemorate this Memorial Day weekend.

Established in 1868, Memorial Day was a day for remembrance of the soldiers who died during the Civil War. In previous years, Memorial Day occurred on May 30^th of each year. In 1971, Congress enacted the "National Holiday Act", whereby Memorial Day occurs on the last Monday of May.

Memorial Day is a time of picnics, sporting events, and vacationing. However, the true meaning of Memorial Day lies in the remembrance and honor of those who fought and continue to fight for our country's freedom. At 3 pm on Memorial Day, there is a "National Moment of Remembrance". At that time, everyone should pause and remember those who have lost their lives to defend their country. KINDERGARTEN SUMMER CAMP - RIVER VALE

I remember the first day of Kindergarten for my daughter. It is always a scary time..fear of the unknown. The town of River Vale is helping with this anxiety.

During the summer, the town of River Vale will be having its first season of summer camp for kids that are entering into Kindergarten. The camp will offer a chance for children to meet other kids their age, who will be entering Kindergarten. They will have arts and crafts, outside playtime, and other activities. The camp will be running from June 30^th through July 11^th. More information can on this exciting new camp is located on the rivervalenj.org website.

River Vale Historical site New Jersey

One of Bergen County's historical site and 22^nd park, the Baylor Massacre Site, is located in River Vale, New Jersey.

The site was named after Colonel Baylor. Back in 1778, during the American Revolution, Colonel Baylor and his men (known as the Continental Light Dragoons) stayed in the barns of several farms on what is now known as Rivervale Road, in River Vale, New Jersey. An unfortunate attack occurred on the troops. Many were injured and/or massacred. In 1967, on what is now known as the "Baylor Massacre Site", there was a discovery of the skeletons of some of the members of that regimen. The park has a memorial plaque to commemorate the members who died that day to help our country.

The library has a Lunch & Learn program that is held on the 1st Friday of each month, October through June, from noon until 2:00 PM.

The River Vale Library, also, features a children's room, which has story time for children 2-5 years old. Different program times vary, depending on the age of children.

Hillsdale New Jersey , Pascack Valley

HILLSDALE

On March 25, 1898, Hillsdale Township was incorporated by an act of the State Legislature. It originally comprised all the territory between the Hackensack River and Orvil Township, now Ho-Ho-Kus and Saddle River, and between the Boroughs of Woodcliff Lake, Park Ridge, and the New York State line to the Borough of Westwood. In 1906 River Vale was given more land by carving all the territory in Hillsdale Township east of Demarest Avenue, Cedar Lane and an imaginary line due north and the northeast part of Westwood. What remained was Hillsdale as we know it today.

Early this century there was a widespread feeling that Hillsdale had outgrown the Township form of Government. The adoption of the current borough form was started by the Civic Association which had canvassed the citizens and presented petition of the Township Committee at its meeting on November 20, 1922. On March 2, 1923, an act incorporating the Borough of Hillsdale was passed by the Legislature and adopted by citizen vote on April 24. The Borough form of government within New Jersey dates back to March 28, 1789!

The citizens adopted the name Hillsdale after the "Hillsdale School" that was built on Pascack Road in 1856. Our historic railroad station was named Hillsdale when it was built in 1870.

New Jersey Transit / Pascack Valley Train Line

Pascack Valley Train Line

The Pascack Valley Line consists of the Hoboken section of the NJ Transit and has trains that run from Hoboken through Bergen County and Rockland County, and New York City.

Originally, the Pascack Valley Line was chartered from the Hackensack and New York Railroad in 1856. The Erie Railroad purchased the line in 1896. In 1960, a merger was conducted that created the Erie Lackawanna Railroad. Parts of the original rail system travels as far as Haverstraw in New York.

NJ Transit is now offering 126 new trains on the Pascack Valley Line, including 16 new weekday trains going to Hoboken and Secaucus and 7 additional outbound trains to Bergen County. A PDF file of the current train schedule is attached.

In addition to commuting to work, starting in 2009, the Pascack Valley Line will offer service to one of New Jersey's top entertainment and sports attraction, the Meadowlands Sports Complex. A new Meadowland Sports Complex train station will be built. Service will be provided via a Wye Connection. The Wye Connection will be constructed in a manner that will also allow trains from the northern end of the Pascack Valley Line to access the new Meadowlands station.

KINDERGARTEN SUMMER CAMP
Summer Camp for incoming Kindergarten students will begin its first season this summer. The camp will run for two weeks beginning Monday June 30th and ending Friday July 11, 2008. It will be held at the Roberge Elementary School on Westwood Avenue from 9:15 am - 12:15 pm each day (excluding July 4th). The children will have an opportunity to meet future classmates, create arts & crafts, play outside and participate in many other fun activities.

The fee for the two week session is $145. Please send a snack and juice box/water bottle with your child each day. Checks should be made payable to the Township of River Vale.

Buying a Home in a Buyer's Market

When is the best time to buy a house? With many markets reporting an abundance of homes for sale, and interest rates remaining at near historic lows, now might be one of the best times in recent memory. While today's real estate market does offer advantages to buyers, consumers still need to be savvy in order to get the best deal they can.

Following are some things that the professionals at Coldwell Banker Real Estate Corporation think every homebuyer should keep in mind:

Don't Try to Time the Market. When home prices are lower, it is very tempting for potential buyers to try to wait as long as possible in the hopes that prices will decline even further. This strategy can be detrimental because when there is high inventory, smart sellers price their homes properly - not according to past sales but according to current conditions - so their homes will sell in a timely fashion. Once a home is priced to what the current market will bear, buyers will make offers.

A monthly payment of a 30-year fixed 5.875 mortgage rate on a 300,000 loan is $1,774.61. The monthly payment at today's 6.381 rate is $1,872.79, representing a $98.18 increase.

Negotiate on the Incentives.Sellers eager to move their homes may offer you a variety of incentives such as cars, trips, and even credit card bill payment. If you accept an incentive, make sure it makes sense for you. Instead of having your bills paid, you may opt to have the seller renovate the master bathroom or install new flooring. Of course, you can always ask the seller to simply deduct the amount in question from the list price.

And, extenuating circumstances - such as the buyer needing to sell their existing home first - can further complicate the contract process."

Sizing Up The Buyer
An experienced real estate agent can also help you size up a potential buyer to make sure they are able to go through with the sale. An experienced real estate agent may consider mortgage pre-approval, past experience and the background of the buyer to help you decide if an offer is solid. This will save you time and may possibly avoid having to start over in the sales process.

What is a Home Inspection?

A home inspection is an objective examination of a house, including structure, mechanical systems, and appliances. The purpose of the inspection is to determine that the house is in the condition you believe it to be and there is nothing that will interfere with your use and enjoyment of it. The inspection report does not indicate whether or not the house is a good value. It is simply an objective report of its condition.

In addition to the general inspection, the home buyer may want or be required to arrange for a termite inspection, an examination of the septic system, swimming pool or oil tank, or tests for water potability radon or lead paint in an older home. There are often additional charges for these specialized tests.

Home Inspectors are governed by the rules in the NJ Administrative Code contained at N.J.A.C. 13:40-15. The New Jersey Home Inspector Advisory Committee, which is under the State Board of Professional Engineers and Land Surveyors, licenses home inspectors and regulates the home inspection profession.

Property Condition Disclosure Is Not The Same

Most homes marketed by Coldwell Banker offer a property disclosure provided by the homeowner. This report details the owner's experience with the house and what they know about it condition since they have owned it. This is a very valuable service to help evaluate a house that is being considered, but it does not take the place of an objective home inspection.

Go With The Inspector

A home inspector will examine the house from the roof to the foundation, looking for structural abnormalities or deterioration. The inspector will turn on all the mechanical systems, and appliances to see they are working properly. The walls and basement will be checked for any signs of water damage. After the house has been inspected from top to bottom, the inspector should provide a written report of the inspection's findings.

It is a good idea for the homebuyer to go with the inspector when the examination is conducted. Understanding Your Credit Rating

You might have heard the terms A, B and C credit. These terms relate to credit scoring, which is a statistical method of assessing the credit risk of a loan applicant. Your score is a number that indicates the probability that you will pay back the loan. A credit score looks at items such as past delinquencies, payment history, current debt level, length of credit history, and types of credit.

A customer with A credit should have no trouble getting a mortgage and most likely will be eligible for a lender's lowest rate based on a good credit history. B credit loan applicants may be asked to provide supplemental credit documentation and letters of explanation, but should still be able to obtain a mortgage without any real difficulty. Borrowers with C credit may find loan terms and conditions less attractive than the A loans and it may take longer for them to secure funding.
