      <title>What They Did Not Teach You in Real Estate School!!</title>
      <description>&lt;p&gt;&lt;img src="http://blogs.redding.com/redding/mbeauchamp/archives/real%20estate%20cartoon.gif" alt="" /&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We all had to sit through this boring class learn about how many days to turn in a deposit check, and how long you have in order to request an EDO (Escrow Disbursement Order), but what they did not teach you was common sense.&lt;/p&gt;
&lt;p&gt;I was reading &lt;a href="http://activerain.com/blogsview/787466/Our-Listing-Isnt-A-Potty-Stop" title="Jim Crawford" target="_blank"&gt;Jim Crawfords Blog about the Potty Stop&lt;/a&gt;, and got me thinking.&amp;nbsp; This is so very true.&amp;nbsp; So I have composed a list of items that Real Estate School should have taught you, but didn't&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;When showing property please do not show up in&amp;nbsp;Shorts and a&amp;nbsp;Tank Top&amp;nbsp;it may be inappropriate.&lt;/li&gt;
&lt;li&gt;Make sure your clients and your self have fully gone to the bathroom prior to showing property. We do not want any accidents when I tell you that you cannot use the bathroom.&lt;/li&gt;
&lt;li&gt;When making appointments.&amp;nbsp; Keep them or if you cannot Call to Cancel.&amp;nbsp; If you don't call I expect to read about you in the obituary.&lt;/li&gt;
&lt;li&gt;To open the sliding glass door make sure you click to open, and their is no stopper or wooden bar to hold it back.&amp;nbsp; (I just had a realtor break a sliding glass door in my clients home)&lt;/li&gt;
&lt;li&gt;When under contract make sure you actually have the escrow deposit checks prior to telling the realtor you have them.&lt;/li&gt;
&lt;li&gt;Make sure you do not tell the realtor that your buyer is approved if he or she is not.&lt;/li&gt;
&lt;li&gt;When stepping in dog shit or gum outside, make sure you clean it off before entering a home you are showing.&lt;/li&gt;
&lt;li&gt;When showing property with children make sure your customers are equipped to handle them so they do not break anything.&amp;nbsp; (Mace can, a hitting stick, and a leash)&lt;/li&gt;
&lt;li&gt;Make sure you bring a business card so you may give to the owner or listing agent.&lt;/li&gt;
&lt;li&gt;When showing the home do not pull on or tear drapes.&lt;/li&gt;
&lt;li&gt;When talking to other realtors remember if you have nothing nice to say do not say it all.&lt;/li&gt;
&lt;li&gt;Please remember the objective and that is to get the deal done not who is right or wrong.&lt;/li&gt;
&lt;li&gt;Please do not act as a lawyer when trying to represent your client.&amp;nbsp; As they are not a client they are a customer.&lt;/li&gt;
&lt;li&gt;Please do not bring your bathing suit and go swimming in the property you are showing.&amp;nbsp; (yes this really happened)&lt;/li&gt;
&lt;li&gt;If you have not eaten please do not help yourself to the my client's food in the refrigerator. &lt;/li&gt;
&lt;li&gt;If it is a hot day, and you see bottles of water in the refrigerator THEY ARE NOT YOURS so please do not let your clients take them.&lt;/li&gt;
&lt;li&gt;Please return phone calls within 4 days.&amp;nbsp; After 4 days it becomes very rude.&lt;/li&gt;
&lt;li&gt;If you do not know the answer to a question do not make it up.&lt;/li&gt;
&lt;li&gt;If there are pets in the home do not let them out of the home.&amp;nbsp; If you accidentally do so then call the agent to let them know.&lt;/li&gt;
&lt;li&gt;If there is an alarm code please do not forget it, and when the alarm goes off do not just decide to go on to the other house without letting anyone know.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Most of these scenarios happened to all of us.&amp;nbsp; You think that we would have some common sense, but many do not.&amp;nbsp; Here is wishing we all need to go Back to Real Estate School.&lt;/p&gt;</description>

      <title>FHA Limits Decreasing in Florida?</title>
      <description>&lt;p&gt;&lt;img src="http://www.irvinehousingblog.com/wp-content/uploads/2007/08/lender-bailout.gif" alt="" /&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;With all the problems with the financing industry, FHA has been a savior for many buyers especially first time home buyers.&amp;nbsp; FHA temporarily increased the FHA limits in Palm Beach County to $423,500.&amp;nbsp; To purchase a home for around that number you would basically get a 3 or 4 bedroom home, 2300 square feet in an average community.&amp;nbsp; Now they are decreasing it to $345,000 effective January 1st, 2009.&amp;nbsp; This is absurd.&amp;nbsp; It is going to force many buyers to rent instead of buy.&amp;nbsp; We need to make a permanent fix to the FHA limits as well as the jumbo limits.&amp;nbsp; That will definitely help our real estate market.&amp;nbsp; If FHA would be a little more like conventional, and create requirements for the increased loan amount it would help the real estate market rather than hurt it.&lt;/p&gt;
&lt;p&gt;For example:&amp;nbsp; If you would like a $345,000 loan than you need a 580 credit score, and 3 months reserves.&amp;nbsp; If you want a $423,500 loan you need a 620 credit score and d6 month reserves.&lt;/p&gt;
&lt;p&gt;The government has bailed everyone out including the banks, and now the car industry, but what they have not done is bailout the consumers.&amp;nbsp; They have made it worse for the consumer not better.&amp;nbsp; They should use some of the bailout money to subsidize the FHA loans and increase the loan amounts not decrease them.&amp;nbsp;&lt;/p&gt;</description>

      <title>Are You Ready for a Good Season!!</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.comhttp://activerain.com/image_store/uploads/7/3/9/5/4/ar118666491545937.jpg" alt="" /&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In my local real estate market in Boca Raton, and &lt;a href="http://www.highlandbeachviews.com" title="Highland Beach FL" target="_blank"&gt;Highland Beach FL&lt;/a&gt; it is very seasonal.&amp;nbsp; Many of the &lt;a href="http://www.highlandbeachviews.com" title="Highland Beach Condos" target="_blank"&gt;Highland Beach condos&lt;/a&gt; or &lt;a href="http://www.searchpalmbeachhomes.com" title="Boca Raton Homes" target="_blank"&gt;Boca Raton Country Club Homes&lt;/a&gt;&amp;nbsp;sell from December till April.&amp;nbsp;We are definitely gearing up for a great season.&amp;nbsp; While it is getting increasingly colder up North and around the country it is unseasonably warm and pleasant in South Florida.&amp;nbsp; I look at the pending sales and they have increased over the last couple months, and I am noticing a sort of new found feverish&amp;nbsp;perception of the&amp;nbsp;Boca Raton real estate market.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;In January we will have a new President.&amp;nbsp;&amp;nbsp;&lt;/li&gt;
&lt;li&gt;The media and the so called experts&amp;nbsp;are starting to talk&amp;nbsp;more positively about the&amp;nbsp;real estate landscape.&lt;/li&gt;
&lt;li&gt;The stock market is so volatile that many investors are starting to invest in long term real estate.&lt;/li&gt;
&lt;li&gt;The builders are realizing it less expensive to build and finish the properties then to have their contractors sit around and do nothing.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;So with new construction gaining, a spike in consumer confidence, a new President, and the media talking positively about the real estate market we should see a little spike in our season.&amp;nbsp; How is your local market doing?&amp;nbsp; I am interested in seeing what other markets are doing around the country.&lt;/p&gt;</description>

      <title>Are We Just Real Estate Prostitutes?</title>

&lt;p&gt;It seems like everyday we need to prostitute oursleves.&amp;nbsp; I mean look at the similarities:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Prostitutes advertise themselves as voluptious, and ready to please&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Real Estate Agents advertise themselves as Selling&amp;nbsp;Big Huge Properties, and Aim to Please.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Prostitutes make appointments at hotels&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Real Estate Agents make appointments at homes&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Prostitutes work for themselves or with an escort agency&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Real Estate Agents work for themselves or a brokerage&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Prostitutes work the streets, and sometimes the sheets&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Real Estate Agents Pound on Doors, work the roads, and sometimes sell the linens and sheets with the home.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Prostitutes give their clients a very big smile upon closing&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Real Estate Agents show up with a&amp;nbsp;very big smile at the closing table&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Prostitutes&amp;nbsp;promise to show you a good time&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Real Estate Agents promise to take very good care of you&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Prostitutes may be very good at a 1 and done that keeps you coming back for more (no pun intended)&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Real Estate Agents are good at a 1 time sale, and keep you calling for more.&lt;/p&gt;
&lt;p&gt;So the moral of the story is maybe we all need to be prostitutes.&amp;nbsp; Actually that may not be a bad hands on training thing.&amp;nbsp; Do you think NAR would have a problem with coming up with the PBR (Prostituting Buyer Representative) Designation?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In all seriousness we need to show our customers the appreciation they deserve.&amp;nbsp; Our customer service for agents have gone way down, and we need to keep them coming back for more!!!&lt;/p&gt;</description>

      <title>What Halloween and This Election Have in Common?</title>

&lt;p&gt;They are both pretty spooky.&amp;nbsp; We are going into one of the most historical election in this last century, and we still have significant questions about both of the canidates character.&amp;nbsp; That is pretty spooky.&amp;nbsp; Here are some other things I find Spooky.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Barack Obama associates himself with the likes of Tony Rezko, Reverend Jeremiah Wright, William Ayers, and such.&amp;nbsp; That is pretty spooky.&lt;/li&gt;
&lt;li&gt;John McCain picked Sarah Palin, and he thought that because he selected a woman for his running mate that women who have supported Hillary Clinton were going to automatically support a McCain/Palin ticket.&amp;nbsp;That is pretty spooky.&lt;/li&gt;
&lt;li&gt;BOO Obama scares me with the amount of money he has raised, and some of it cannot be traced.&amp;nbsp; Pretty&amp;nbsp;BooHoo.&lt;/li&gt;
&lt;li&gt;McCain looks like he is going to explode when making public experiences.&amp;nbsp; Democrats portray him as a war mongur.&amp;nbsp; He kind of looks the part.&amp;nbsp; Down Right Spooky.&lt;/li&gt;
&lt;li&gt;Obama says he is going to lower taxes to 95% of the people including the middle class.&amp;nbsp; The last person who said that was Bill Clinton, and the first thing he did when he became President is he Raised taxes across the board.&lt;/li&gt;
&lt;li&gt;McCain is going to tax health care benefits.&amp;nbsp; Won't that increase the amount of the uninsured.&amp;nbsp; It sounds pretty Scary.&lt;/li&gt;
&lt;li&gt;Obama is going to "Spread My Wealth" around so people who he deems need my wealth should receive it.&amp;nbsp; I thought this was a country born on Democracy.&amp;nbsp; Sounds like Socialism to me.&amp;nbsp; I should be able to choose who I deem needs my charitable contributions.&amp;nbsp; Government when involved usually does not turn out right.&lt;/li&gt;
&lt;li&gt;McCain is going to continue to give tax cuts to Large Oil Corporations.&amp;nbsp; Ummm.&amp;nbsp; John didn't Exxon Mobile turn in 15 billion dollars in the last quarter in profit.&amp;nbsp; I am thinking they do not need it.&amp;nbsp; Scary Spooky.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Does anyone else believe this is a very spooky election?&amp;nbsp; I hope this turns out well.&amp;nbsp; Maybe I will write in Ross Perot.&amp;nbsp; Where is he anyway?&lt;/p&gt;

You should probably interview at least 3. Generally speaking, you should interview one from a large company, one from a small company, and one who sends you a newsletter or postcard of somekind who seems eager to get your business as this is his area of expertise. Maybe the 4th should be someone who you were referred to by a friend or family member that has done business with him. &lt;br /&gt;&lt;br /&gt;You may also want to know that this is not a bad market. It is a market where the cream definitely rises to the top and sells. If your home is priced correctly, and is clean, upgraded, and free of clutter your home will sell. You should definitely listen to experts that do not have emotional ties to your furniture or accessories as you may believe your home is clean or shows great, but it may need some tinkering around.       <title>Who is better for real estate Obama or McCain?</title>

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Maybe I am missing something, but I do not believe NAR endorsed anyone as of yet.&amp;nbsp; Neither did my local board RAPB.&amp;nbsp; What are they waiting for?&amp;nbsp; Maybe they want to endorse the canidate that is going to win so they do not feel stupid.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am so tired of hearing about Joe the Plumber, and my taxes.&amp;nbsp; If you look at both tax proposals they both suck.&amp;nbsp; With Obama he keeps mentioning how he is going to give a tax break to 95% of people, but he is going to close the corporate tax loopholes.&amp;nbsp; Many of those expire in 2010 so what that is going to do is many of us may be a LLC or a PA.&amp;nbsp; We are considered small businesses so it is going to increase our taxes because many of these loopholes we have been benefiting from whether I made 500,000 or 100,000 my taxes will go up.&amp;nbsp; It is the same thing Bill CLinton did.&amp;nbsp; He kept saying how he is going to reduce taxes reduce taxes, and then 4 months into his first term he raised taxes across the board.&amp;nbsp; Do they really think we are that stupid.&amp;nbsp; Democrats raise taxes that is what they do.&lt;/p&gt;
&lt;p&gt;John McCain's tax policy continues to give tax cuts to corporations, to big oil companies, and to corporations that continue to send business and manufacturing overseas.&amp;nbsp; He gives nothing to the middle class, and Obama is right about how trickle down economics these days is just not trickling.&amp;nbsp; However, it worked with Reagan.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Obama wants to eliminate the capital gains exemptions, and tax estates from $600,000 instead of the 2 million currently.&amp;nbsp; McCain chose Sarah Palin.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Both canidates just tell us what we want to hear.&amp;nbsp; It sure would be better to do what McCain suggested in the beginning and that was to be more engaging to people across the country, and have 2 townhall meetings a week.&amp;nbsp; This would have really helped in really getting to know where these canidates stand.&lt;/p&gt;
&lt;p&gt;For most people voting it is not a vote for it is a vote against.&amp;nbsp; When I ask many of my friends, family or colleagues who they are thinking of voting for.&amp;nbsp; They all say well I just dont trust Obama so I am going to vote for McCain or McCain is a war mongur, and very old so I am going to vote for Obama.&amp;nbsp; I think we should demand a better way, and better canidates.&lt;/p&gt;
&lt;p&gt;Obama does not have the experience or the leadership to be President of the United States.&amp;nbsp; McCain is pretty old, and if god forbid anything happened to him most would not feel comfortable with Sarah Palin running the show.&amp;nbsp; Obama is eloquent and charismatic.&amp;nbsp; McCain is a true warrior and statesman with great character.&amp;nbsp; Obama has some associations that we have to question seriously.&amp;nbsp; McCain is so concerned with winning the war despite the possibility of the impossible.&lt;/p&gt;
&lt;p&gt;So who is better.&amp;nbsp; I do not know.&amp;nbsp; I guess I am going to write in Ron Paul.&amp;nbsp;&lt;/p&gt;</description>

&lt;p&gt;Since the average agent has only been in the business less then 5 years, many do not know the normal times.&amp;nbsp; They do not know thta we had to beg and plead with people to just get them in your car.&amp;nbsp; Sometimes we even had to promise them Burger King.&amp;nbsp; When we got them in the car we did not let them out until they signed.&amp;nbsp; If we did this in today's world they may call that Kidnapping, but we did business, and a lot of it.&amp;nbsp; We were more savvy.&amp;nbsp; More agressive.&amp;nbsp; Less worried about confrontation or rejection.&amp;nbsp; In this modern real estate market we need to get back to those ABC (Always Be Closing) days.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There is so much business out there, and those who work hard, and&amp;nbsp;go over and above are having banner years.&amp;nbsp; It is those people who&amp;nbsp;were making $500,000 a year, and buying investment properties, and nice cars, and taking lavish trips that are having a hard time at looking towards the future as they always seem to revert back to&amp;nbsp;what was rather then what is and what's to become.&lt;/p&gt;
&lt;p&gt;We need the internet.&amp;nbsp; The internet does not need us.&amp;nbsp; We need the internet because:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Consumers demand it.&amp;nbsp; We need an internet presence that portrays our&amp;nbsp;professional image.&amp;nbsp; Consumers want to see properties.&amp;nbsp; They want to research properties before they see them.&lt;/li&gt;
&lt;li&gt;It makes our job easier.&amp;nbsp; As I said above because Consumers know the properties they want to see&amp;nbsp;we just have to justify the properties to our consumers so they can make the educated choice.&amp;nbsp; We are not decision makers.&amp;nbsp; We are facilitators.&lt;/li&gt;
&lt;li&gt;Advertising on the internet is relatively inexpensive yet very effective&amp;nbsp;if&amp;nbsp;performed correctly.&amp;nbsp; &amp;nbsp;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;We don't need the internet because:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;It enables us to be complacent.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;We tend to forget about getting back to the basics.&amp;nbsp; We forget our roots.&lt;/li&gt;
&lt;li&gt;Too much Knowledge is not always a good thing.&amp;nbsp; It can be a dangerous thing.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;We do need to find our humble beginnings again.&amp;nbsp; We need to start knocking on doors, canvassing neighborhoods for our clients.&amp;nbsp; We need to use the internet&amp;nbsp;to our advantage, and utilize it as a resource not as a defining way to do business.&amp;nbsp; I hope this post is helpful.&amp;nbsp; We are in this together and although they say not to look back we need to get back to the basics, and in time we will develop our real estate market into a thriving enterprise that it&amp;nbsp;once was.&amp;nbsp;&lt;/p&gt;</description>

      <title>When Is this Election Going to End?</title>
      <description>&lt;p&gt;I just can't take it anymore.&amp;nbsp; Eveytime i turn on the Television a negative attack on one or the other canidate is on.&amp;nbsp;&amp;nbsp;Everyone is talking about well after the election we will have this..., or when this president gets elected we are going to have a great economy.&amp;nbsp; Are people so shallow to think the President matters to our economy.&amp;nbsp; He doesn't.&amp;nbsp; We are going to have some tough years ahead of us no matter who the president.&amp;nbsp; Presidents are basically figureheads, and in most cases ecomomies are cyclical with not much you can do to change it.&amp;nbsp; Yes we need to increase our consumer confidence, and the confidence in our country, but this has become a global economy now so there are many more factors that have to be revisited before our economy starts to stabilize.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Has anyone seen the show Boston Legal?&amp;nbsp; I think that show is amazing.&amp;nbsp; The political innuendos, and little tidbits about both canidates are genius.&amp;nbsp; Plus how can you not like Denny Krane.&amp;nbsp; I think Boston Legal should be a real life election.&amp;nbsp; Maybe then we could have James Spader vs. the "your a hoot guy".&amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <title>Bailouts They DO Not Work!!!</title>
      <description>&lt;p&gt;If you are like me then you are tired of hearing about bailouts and financial crisis.&amp;nbsp; I prefer to talk about the positive.&amp;nbsp; With all this negative attention to our markets there has come some greater good.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;The old adage applies here.&amp;nbsp; "He who does not learn from history is deemed to repeat it"&amp;nbsp; We all know where this is going.&lt;/li&gt;
&lt;li&gt;Competition is a lot less.&amp;nbsp; We locally have lost 30% of our membership with probably another 20% to come after the&amp;nbsp;board and MLS Fees&amp;nbsp;become due early next year.&lt;/li&gt;
&lt;li&gt;We are tougher now.&amp;nbsp; Most of us will remember these times, and will reflect on them when considering on living above our means.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;We need to build from the ground up, and get stronger with our selling skills, our cooperation with other realtors, and responsibly representing our customers.&amp;nbsp; Till next time.&amp;nbsp; Lets stop reading the news and listening to the media as it may kill our spirit!!&lt;/p&gt;</description>

&lt;p align="left"&gt;ln a move that could help increase home ownership rates among minorities and low-income consumers, the Fannie Mae&lt;/p&gt;
&lt;p align="left"&gt;Corporation is easing the credit requirements on loans that it will purchase from banks and other lenders.&lt;/p&gt;
&lt;p align="left"&gt;The action, which will begin as a pilot program involving 24 banks in 15 markets -- including the New York&lt;/p&gt;
&lt;p align="left"&gt;metropolitan region -- will encourage those banks to extend home mortgages to individuals whose credit is generally not&lt;/p&gt;
&lt;p align="left"&gt;good enough to qualifu for conventional loans. Fannie Mae officials say they hope to make it a nationwide program by&lt;/p&gt;
&lt;p align="left"&gt;next spring.&lt;/p&gt;
&lt;p align="left"&gt;Fannie Mae, the nation's biggest underwriter of home mortgages, has been under increasing pressure from the Clinton&lt;/p&gt;
&lt;p align="left"&gt;In addition, banks, thrift institutions and mortgage companies have been pressing Fannie Mae to help them make more&lt;/p&gt;
&lt;p align="left"&gt;loans to so-called subprime borrowers. These borrowers whose incomes, credit ratings and savings are not good enough&lt;/p&gt;
&lt;p align="left"&gt;to qualify for conventional loans, can only get loans from finance companies that charge much higher interest rates --&lt;/p&gt;
&lt;p align="left"&gt;anywhere from three to four percentage points higher than conventional loans.&lt;/p&gt;
&lt;p align="left"&gt;"Fannie Mae has expanded home ownership for millions of families in the 1990's by reducing down payment&lt;/p&gt;
&lt;p align="left"&gt;requirements," said Franklin D. Raines, Fannie Mae's chairman and chief executive officer. "Yet there remain too many&lt;/p&gt;
&lt;p align="left"&gt;borrowers whose credit is just a notch below what our underwriting has required who have been relegated to paying&lt;/p&gt;
&lt;p align="left"&gt;significantly higher mortgage rates in the so-called subprime market."&lt;/p&gt;
&lt;p align="left"&gt;Demographic information on these borrowers is sketchy. But at least one study indicates that l8 percent of the loans in&lt;/p&gt;
&lt;p align="left"&gt;the subprime market went to black borrowers, compared to 5 per cent of loans in the conventional loan market.&lt;/p&gt;
&lt;p align="left"&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;In moving. even tentativelv. into this new area of lending. Fannie Mae is taking on significantly more risk. which may not pose any difficulties during flush economic times.&amp;nbsp; But the government subsidized corporation may run into trouble in an economic downturn. prompting a government rescue similar to that of the savings and loan industry in the 1980's&lt;/span&gt;.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p align="left"&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;"From the perspective of many people, including me, this is another thrift industry growing up around us," said Peter&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p align="left"&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Wallison a resident fellow at the American Enterprise Institute. "If they fail. the government will have to step up and ,&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p align="left"&gt;point above that of a conventional, 30-year fixed rate mortgage of less than $240,000 -- a rate that currently averages&lt;/p&gt;
&lt;p align="left"&gt;about 7 .76 per cent. If the borrower makes his or her monthly payments on time for two years, the one percentage point&lt;/p&gt;
&lt;p align="left"&gt;premium is dropped.&lt;/p&gt;
&lt;p align="left"&gt;Fannie Mae, the nation's biggest underwriter of home mortgages, does not lend money directly to consumers. Instead, it&lt;/p&gt;
&lt;p align="left"&gt;purchasesl oans that banks make on what is called the secondarym arket. By expandingt he type of loans that it will buy,&lt;/p&gt;
&lt;p align="left"&gt;Fannie Mae is hoping to spur banks to make more loans to people with less-than-stellarc redit ratings.&lt;/p&gt;
&lt;p align="left"&gt;Fannie Mae officials stress that the new mortgages will be extended to all potential borrowers who can qualifi, for a&lt;/p&gt;
&lt;p align="left"&gt;mortgage. But they add that the move is intended in part to increase the number of minority and low income home&lt;/p&gt;
&lt;p align="left"&gt;(owners who tend to have worse credit ratings than non-Hispanic whites.&lt;/p&gt;
&lt;p align="left"&gt;Home ownership has, in fact, exploded among minorities during the economic boom of the 1990's. The number of&lt;/p&gt;
&lt;p align="left"&gt;mortgages extended to Hispanic applicants jumped by 57.2 per cent from 1993 to 1998, according to Harvard&lt;/p&gt;
&lt;p align="left"&gt;University's Joint Center for Housing Studies. During that same period the number of African Americans who got&lt;/p&gt;
&lt;p align="left"&gt;mortgages to buy a home increased by 71.9 per cent and the number of Asian Americans by 46.3 per cent.&lt;/p&gt;
&lt;p align="left"&gt;In contrast, the number of non-Hispanic whites who received loans for homes increased by 31.2 per cent.&lt;/p&gt;
&lt;p align="left"&gt;Despite these gains, home ownership rates for minorities continue to lag behind non-Hispanic whites, in part because&lt;/p&gt;
&lt;p align="left"&gt;blacks and Hispanics in particular tend to have on average worse credit ratings.&lt;/p&gt;
&lt;p align="left"&gt;In July, the Department of Housing and Urban Development proposed that by the year 2001,50 percent of Fannie Mae's&lt;/p&gt;
&lt;p align="left"&gt;and Freddie Mac's portfolio be made up of loans to low and moderate-income borrowers. Last year, 44 percent of the&lt;/p&gt;

      <title>Bailout's for Everyone!!!</title>
      <description>&lt;p&gt;&lt;img title="Bailout" src="http://activerain.com/image_store/uploads/8/3/6/7/0/ar12229646107638.gif" height="308" alt="Bailout" width="442" /&gt;&lt;/p&gt;
&lt;p&gt;Maybe I am naive, but I am not understanding why we need to bailout banks that have got us in this mess time and time before.&amp;nbsp; The Federal Government is going to buy 700 billion of bad debt from the banks so that the banks can lend and make a profit.&amp;nbsp; If the banks could not get out from under this then what makes the governement think that they can.&amp;nbsp; The government's plan is to hold onto these bad debts till they are worth at least as much as they purchased it for which could be 5 years or more.&amp;nbsp; During that time we as taxpayers are going to frront the money so now important programs are going to be cut, spending will need to be cut, and our taxes will need to go up.&amp;nbsp; How is this good for the American peopl?&amp;nbsp; How is this good for us in the real estate industry?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My plan would be a little different.&amp;nbsp; I am not sure about other real estate markets, but&amp;nbsp;in&amp;nbsp;Boca Raton, FL it is suffering not because of strict lending, but because of the instability of the market, and lack of jumbo financing as well as low limits on FHA.&amp;nbsp; The premise of everyone on the bandwagon, everyone off the bandwagon is in effect.&amp;nbsp; I would propose to&amp;nbsp;double the FHA and Jumbo limit.&amp;nbsp; In our market at least&amp;nbsp;the hardest hit&amp;nbsp;price range is that $500,000 - 1 million price range.&amp;nbsp;&amp;nbsp;In order to purchase a home or condo in that price range you must put down 20% which many of us have lost a lot of money over the last 2 years in&amp;nbsp;both the stock and real estate markets.&amp;nbsp; We simply do not have a lot of cash at hand.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I would also force not just tell banks to negotiate with the people&amp;nbsp;that have the defaulted mortgages.&amp;nbsp; If you gave the benefit to the homeowner instead of a buyer in a short sale situation&amp;nbsp;the banks would receive the interest, and more money in the long run as well.&amp;nbsp; Obviously there would have to be some regulation and guidelines,&amp;nbsp;but&amp;nbsp;this would definitely not be difficult to implement.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The last thing I would do is to reward the homeowners who&amp;nbsp;are not in&amp;nbsp;a default situation by allowing them to renegotiate&amp;nbsp;there balances to today's value.&amp;nbsp; We can have the governement&amp;nbsp;pay for the part of difference&amp;nbsp;&amp;nbsp;that the banks lose, but this way we are forcing banks to work with existing borrowers.&amp;nbsp; By doing this we will:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Decrease our supply of homes by giving advantages to the borrowers to stay.&amp;nbsp; As it sits now the borrower has no reason to not default on the loan.&amp;nbsp;&amp;nbsp; The value is less then what he is paying on, and the banks are not being reasonable so they are forced to short sell or walk away.&lt;/li&gt;
&lt;li&gt;No Bailout.&amp;nbsp; We will be funding the deficiency, but we will still be holding the banks accountable for their actions by forcing them to work with borrowers.&amp;nbsp; We will also not be just giving banks money without consequences so they can repeat history like they continue to do every 20 years or so.&lt;/li&gt;
&lt;li&gt;Lessen the taxpayers obligations which will free up money to spend on important programs such as healthcare, national security, controlling our borders, stem-cell research, and alternative energy.&lt;/li&gt;
&lt;li&gt;Increase the stability of our financial markets by increasing consumer confidence.&amp;nbsp; &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;We need to get back to basics.&amp;nbsp; My grandfather's generation got it right.&amp;nbsp; They would only spend what they had.&amp;nbsp; Everything was in cash.&amp;nbsp; Nothing was borrowed not even some milk without repaying it immediately.&amp;nbsp; We have become a borrow first country, and if we continue to keep doing this we will be bankrupt just like the banks.&lt;/p&gt;
&lt;p&gt;Oh by the way, what happened to all the profits the banks made for the previous 15 years?&amp;nbsp; Where did that money go.&amp;nbsp; I heard that for 24 straight years Countrywide made a profit in every quarter.&amp;nbsp; That is 24 years that is nuts.&amp;nbsp; Yet they went bankrupt with 3 bad quarters.&amp;nbsp; Hmm, makes me think we may not have been fiscally responsible.&amp;nbsp; I say hold these people accountable and put them in jail right besides the Enron executives.&lt;/p&gt;</description>

      <title>L'Shana Tova to all my Jewish Friends Out There</title>
      <description>&lt;p&gt;I do not claim to be hugely religious, but there are certain days of the year that I honor the tradition of my heritage.&amp;nbsp; Rosh Hashanah is one of them, and the other is Yom Kippur.&amp;nbsp; I am a very hard worker, and never miss any days of work whether I am sick or what have you.&amp;nbsp; I do however take off on Rosh Hashanah, and Yom Kippur.&amp;nbsp; I have heard many mutterings around the office that they do not understand why Jews have so many holidays, and take off for them.&amp;nbsp; It is important to understand the Jewish religion in order to answer that question.&amp;nbsp; The Jewish religion has several very Holy Days during the year.&amp;nbsp; The first one is Rosh Hashanah which is the Jewish New Year.&amp;nbsp; Like&amp;nbsp;most of us are off on January 1st, 2008, Jews take off on their Jewish New Year, and as for Yom Kippur this&amp;nbsp;is a Day of Atonement which is the&amp;nbsp;Good Friday of the Jewish Religion.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I hope this explains a little.&amp;nbsp; I want to wish everyone out there a phenomenal last quarter.&amp;nbsp; Till then, L'Shana Tova!&amp;nbsp;&lt;/p&gt;</description>

      <title>What Words and Phrases Are you Tired of Hearing!!</title>

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have to preface this post by saying I love my job, and I love politics.&amp;nbsp; However, I did compile a list of words and phrases that I am tired of hearing:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Economy&lt;/li&gt;
&lt;li&gt;Political Debates&lt;/li&gt;
&lt;li&gt;Sarah Palin&lt;/li&gt;
&lt;li&gt;Barack Obama (not tired of hearing&amp;nbsp;the name&amp;nbsp;Joe Biden as we do not really hear from him)&lt;/li&gt;
&lt;li&gt;John McCain&lt;/li&gt;
&lt;li&gt;Bailout&lt;/li&gt;
&lt;li&gt;Banks Failed&lt;/li&gt;
&lt;li&gt;Recession&lt;/li&gt;
&lt;li&gt;Walk Off Home Run&lt;/li&gt;
&lt;li&gt;Financial Crisis&lt;/li&gt;
&lt;li&gt;Economic Downturn&lt;/li&gt;
&lt;li&gt;My belly is too big&lt;/li&gt;
&lt;li&gt;The market is stabilizing&lt;/li&gt;
&lt;li&gt;foreclosures&lt;/li&gt;
&lt;li&gt;short sales&lt;/li&gt;
&lt;li&gt;commission split 50/50&lt;/li&gt;
&lt;li&gt;negotiator&lt;/li&gt;
&lt;li&gt;bpo&lt;/li&gt;
&lt;li&gt;that home not appraise&lt;/li&gt;
&lt;li&gt;Why have you not sold my home?&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;That is just a few of my phrases.&amp;nbsp; Any others?&amp;nbsp;&lt;/p&gt;</description>
