      <title>Short Sale lender holding up progress....</title>
      <description>&lt;p&gt;One of my short sale listings should be a done deal, everyone happy and on their way. &amp;nbsp;But of course things don't work that way.....I have a cash buyer lined up at a fair price, lender is getting over 80% of their original loan and it should be already closed. &amp;nbsp;But their is a major hold up with a suborn negotiator who is trying to take the shirt off my sellers back and holding up everything. &amp;nbsp;They said they want a contribution, no problem seller agrees to make a contribution. &amp;nbsp;Then the negotiator comes back and says its not enough they want him to pay the entire amount of the short fall. &amp;nbsp;Are you kidding me? &amp;nbsp;Its not like the seller has a huge amount of money in the bank, and worst of all is that he is being forced to retire and the bank is trying to take every last dollar from him.&lt;/p&gt;
&lt;p&gt;Still a work in progress and hopefully will come to a win win for everyone, but it goes to show you that even if it seems like an easy deal it never is....a learning experience to say the least!! &amp;nbsp;&lt;/p&gt;

      <title>Revamp the marketing</title>
      <description>&lt;p&gt;Sometimes I believe its best to take a look at yourself and your business from another angle and point of view....so I did and decided that I needed to make a change/upgrade. &amp;nbsp;It is still a work in process but I did get the ball rolling and am very happy about that! &amp;nbsp;With the help of the GREAT people at Keller Williams and eEdge I has able to make a website (&lt;a href="http://www.Hawaiiprop.com" target="_blank"&gt;www.HawaiiProp.com&lt;/a&gt;) that is much more user friendly, easy on the eyes and hopefully a lead generating machine! &amp;nbsp;This is not only good for me, but good for my clients aswell and will get their properties much more exposure. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The next one to get a revamp is my main site (&lt;a href="http://www.boddenrealestate.com" target="_blank"&gt;www.BoddenRealEstate.com&lt;/a&gt;)....soon to come.&lt;/p&gt;

      <title>Short Sale Approved!</title>
      <description>&lt;p&gt;So I received an offer on one of my short sale listings about a month ago. &amp;nbsp;Put the package together, sent it to the lender and play the waiting game.......Everytime I call (customer service only because they won't give out the negotiators number) they tell me to send this information or that document and some kind of update, basically the run around. &amp;nbsp;Then they say don't call till this date....well I call on that date and they tell me that everything is with the negotiator and I should be receiving an answer soon.&lt;/p&gt;
&lt;p&gt;The next week they tell me that the negotiator &amp;nbsp;sent a counter a few weeks ago and that the file has been closed because we didin't respond....you have got to be kidding me right!! &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Since then I have been able to get in contact with the negotiator and have forward progress, a blessing in disguise!&lt;/p&gt;

      <title>Don't take a signed contract for granted</title>
      <description>&lt;p&gt;So I had a contract signed, great price for my seller and a quick close....Great Job right? &amp;nbsp;Not really!!! &amp;nbsp;This was in January&amp;nbsp;and a couple days after opening escrow a water heater leaked (property was vacant) on the 2 units directly below my sellers. &amp;nbsp;Now what to do? &amp;nbsp;File an insurance claim, send in paperwork, wait, get a few quotes from contractors, wait, wait, check with condo association make sure things are moving forward, wait, wait and more waiting, uncooperative owners in units that were damaged....so I think you get the point. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;We have a signed contract but because of circumstance we can not close escrow and by now the buyers have canceled a couple weeks ago. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Today I got an offer 10% lower then our last offer, and construction has still not begun. &amp;nbsp;Sometimes just because you have a signed contract, and a ready willing and able buyer and seller. &amp;nbsp;It doesn't mean you have a done deal.....&amp;nbsp;&lt;/p&gt;

      <title>Price Reduction</title>
      <description>&lt;p&gt;So what is a proper price reduction?&lt;/p&gt;
&lt;p&gt;I normally advise my clients to price it well from the get go, but there are some sellers who want to list their properties a little higher just to test the market which is totally understandable. &amp;nbsp;Now after that if their is no activity and no offers (especially for a short sale) for a few weeks it is time for a price reduction....&lt;/p&gt;
&lt;p&gt;Now the question is how much of a reduction? &amp;nbsp;Say the property is listed at $350k, is $5k every 7-10 days a good amount? &amp;nbsp;Or is it better to make a more substantial reduction once the better way to go? &amp;nbsp;I'm a believer in the later, but others like to go with the small gradual steps...&lt;/p&gt;
&lt;p&gt;As long as I get an approval for my client, close the transaction and everybody is happy it doesn't really matter right!&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p&gt;Had some great showings today with a client looking for a property on Maui. &amp;nbsp;There are some great homes to chose from in the mid $300's up to the high $400k range. &amp;nbsp;Kehalani has some great resale homes in a few of the neighborhoods. &amp;nbsp;Many of these homes are REO's and have been stripped of all appliances so depending on the loan, financing may be a problem for some buyers....The inventory seems to be about 2/3rds to 3/4ths short sales and REO's.&lt;/p&gt;

      <title>Yard Signs....</title>
      <description>&lt;p&gt;So I need to buy some new for sale signs and for some reason or another I can't decide on which type to get...it seems like such an easy thing to do but after doing a bit of research and speaking with a few companies one would never believe the amount of bells and whistles that go along with a simple for sale sign.&amp;nbsp;&amp;nbsp; Full color, 4 colors, laminated, not laminated, reflective, non reflective....and that is just the sign itself, the stand is a whole nother thing to decide on.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The ones that I have been using are just the standard simple for sale sign that you would see anywhere.&amp;nbsp; I'm the type that likes things simple and to the point, extra things just distract me and I'm sure they must distract whoever is looking at the sign as well.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Another small problem is that being here in Hawaii in the middle of the ocean shipping is a pretty penny so I'm pretty much stuck with going with a local company.&amp;nbsp; It has its drawbacks but also I like to support my community as much as possible.&amp;nbsp;&lt;/p&gt;

      <title>Don't over explain the situation...</title>
      <description>&lt;p&gt;So I got a call earlier this week from a homeowner who is ready to list his property for sale as a short sale....great news!&amp;nbsp; This is of course the normal transaction in todays market.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But what to do, the seller is ready to sell, just told me to send over a listing agreement for him to sign and never once asked about any explanation of the listing, addendum's or anything...What to do?&amp;nbsp; Myself I like to explain myself to every single buyer and seller no matter what bottom line period.&amp;nbsp; I go over the entire listing, purchase contract, etc.&amp;nbsp; Others might see this as over kill, but hey I'm old school I guess I am the type that sits with their clients and makes sure they know what they are signing before they sign anything.&amp;nbsp; This is of course their home and most likely the biggest investment of their lives...I am the type of agent who sits with their client at the signing table....&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Would you expect your agent to do anyting less?&lt;/p&gt;

      <description>&lt;p&gt;I met with a homeowner today who is going through the foreclosure process and is in the beginning stages of trying to figure out what to do....Now at this point the homeowner has no idea what to do and all she knows is that she is going to lose her home.&amp;nbsp; This story is told over and over across the country.&lt;/p&gt;
&lt;p&gt;So what happened?&amp;nbsp; I met with her and she is apparently working with an investor who gave her an offer to purchase her home and is in discussions with her lender.&amp;nbsp; The offer is substantially lower then market value and will most likely not get approved with the lender.&amp;nbsp; That being said I gave her the facts and told her the value of going with a Realtor instead of an investor, one HUGE benefit is being on the MLS and giving the public the opportunity to purchase her property instead of only one investor who is looking out for his bottom line.&lt;/p&gt;

      <title>Appraised Values not meeting the mark</title>
      <description>&lt;p&gt;&lt;strong&gt;I recently had a client that I &lt;/strong&gt;&lt;a href="http://www.boddenrealestate.com/Buyers.htm" target="_blank"&gt;&lt;strong&gt;represented as the buyers agent&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt;...we &lt;a href="http://www.boddenrealestate.com/ListingsSearch.php" target="_blank"&gt;looked at properties&lt;/a&gt; for months, put in offers and finally got one under contract.&amp;nbsp; &lt;a href="http://www.boddenrealestate.com/" target="_blank"&gt;Luckily it was the best one&lt;/a&gt; that we had looked and an absolute steal.&amp;nbsp; Everything went well through the transaction except when we got the &lt;a href="http://www.boddenrealestate.com/Home_Valuation_Request.htm" target="_blank"&gt;appraised value&lt;/a&gt; (VA Loan), which ended up being $10k short.&amp;nbsp; At first I thought it wasn't a big deal and $10k didn't seem like much when the property is valued at more then $500k, but it sure is ending up to be a HUGE headache.&amp;nbsp; The main problem is that the property is one of the nicest in the neighborhood and there are a number of back up offers in place behind ours...That $10k is the credit that we were getting from the sellers for closing costs and the buyers don't want to dish out any more cash.&amp;nbsp; Seems like we may be stuck between a rock and a hard place!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Best of all the only comps that the appraiser can use have 1 bedroom and bathroom less than the subject property!&amp;nbsp; Just one of the many bumps in the road in the Real Estate industry...&lt;/strong&gt;&lt;/p&gt;

      <title>Don't be fooled this April Fools!</title>
      <description>&lt;p&gt;&lt;strong&gt;There is a rumor of a very bad computer virus that will be going around for April fools, so make sure that you don't become a victim.&amp;nbsp; Here is the article:&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;By the Associated Press&lt;/p&gt;
&lt;p&gt;SAN FRANCISCO - The Conficker worm, a nasty computer infection that has poisoned millions of PCs, will start ramping up its efforts tomorrow to use those machines for cybercrimes. It's unclear whether everyday PC users will even notice, but this is as good an excuse as any to make sure your computer is clean.&lt;/p&gt;
&lt;p&gt;There are some easy ways to figure out whether a computer has the Conficker worm, and free tools available for getting rid of it.&lt;/p&gt;
&lt;p&gt;One scary thing about Conficker is that it spreads without human involvement, moving from PC to PC by exploiting a security hole in Microsoft Corp.'s Windows operating system. The hole was fixed in October, but if your computer doesn't get automatic updates from Microsoft, you could be vulnerable.&lt;/p&gt;
&lt;p&gt;Lots of computer worms disable antivirus software outright, which can be a tip-off that something is wrong. But Conficker doesn't do that. Instead, Conficker blocks infected PCs from accessing the antivirus vendors' and Microsoft's Web sites, so victims won't get automatic updates a nd can't download the Conficker removal tools that those companies have developed.&lt;/p&gt;
&lt;p&gt;So see what Web sites you can visit. If you can navigate the Internet freely except for sites owned by Microsoft or antivirus vendors such as Symantec Corp., McAfee Inc. or F-Secure Corp., your PC might have Conficker or a similar bug.&lt;/p&gt;
&lt;p&gt;Fixing the problem gets a little trickier.&lt;/p&gt;
&lt;p&gt;The best remedy is to have a friend - whose computer is not infected - download a removal tool from Microsoft or one of the antivirus vendors. Then that person should e-mail the tool to you.&lt;/p&gt;
&lt;p&gt;A list of the free Conficker removal programs is available on the Web site of the Conficker Working Group, an alliance of companies fighting the worm. The removal programs will take care of themselves, for the most part, scanning your system and purging the worm.&lt;/p&gt;
&lt;p&gt;One thing to note: Conficker blocks infected machines from running removal tools with "Conficker" in the name. So users might have to change the name of the file (one you've saved the tool to your desktop, right-click on it and select "rename") before running it. The program's instructions will let you know if you need to do this. Many antivirus vendors have already changed the names in their removal tools - in some cases calling the file a misspelled variant of "Conficker" - to trick the worm into letting the program run.&lt;/p&gt;
&lt;p&gt;Businesses have a bigger challenge, because Conficker has yet another method for evading de tection. Once the worm is inside a machine, it applies its own version of the Microsoft patch that fixes the vulnerability Conficker exploited in the first place. So a business running a standard network scan, looking for unpatched machines, might come up empty-handed, even though some computers on the network are infected.&lt;/p&gt;
&lt;p&gt;The scans need to take a deeper dive into the machines on the network - something an antivirus vendor's service should enable. For government agencies, contractors and operators of critical infrastructure, the Department of Homeland Security also has released a network-detection tool for Conficker.&lt;/p&gt;
