One of my short sale listings should be a done deal, everyone happy and on their way.  But of course things don't work that way.....I have a cash buyer lined up at a fair price, lender is getting over 80% of their original loan and it should be already closed.  But their is a major hold up with a suborn negotiator who is trying to take the shirt off my sellers back and holding up everything.  They said they want a contribution, no problem seller agrees to make a contribution.  Then the negotiator comes back and says its not enough they … (2 comments)

So I received an offer on one of my short sale listings about a month ago.  Put the package together, sent it to the lender and play the waiting game.......Everytime I call (customer service only because they won't give out the negotiators number) they tell me to send this information or that document and some kind of update, basically the run around.  Then they say don't call till this date....well I call on that date and they tell me that everything is with the negotiator and I should be receiving an answer soon.

So I got a call earlier this week from a homeowner who is ready to list his property for sale as a short sale....great news!  This is of course the normal transaction in todays market. 
But what to do, the seller is ready to sell, just told me to send over a listing agreement for him to sign and never once asked about any explanation of the listing, addendum's or anything...What to do?  Myself I like to explain myself to every single buyer and seller no matter what bottom line period.  I go over the entire listing, purchase contract, etc.  Others … (4 comments)

I met with a homeowner today who is going through the foreclosure process and is in the beginning stages of trying to figure out what to do....Now at this point the homeowner has no idea what to do and all she knows is that she is going to lose her home.  This story is told over and over across the country.

I still do not understand why there are so many buyers that are still on the fence and not taking the plunge into the market.  With home prices having dropped substantially and interest rates as low as they are, homes are on SALE.  The economy of course is not in very good shape, but people still need a roof over their head right?  If you don't own a home you are going to rent somewhere...why pay rent to someone when you could purchase a home and pay the same amount (or very close to it) monthly.  I have spoken to a … (3 comments)
