What Can Happen When We Start Believing - 09/29/07 06:14 AM
I went golfing this past Tuesday with a couple of friends. The day was beautiful, 81 degrees and sunny.
I was in the same golf cart with my buddy Jim.  We played the front 9 holes and we all had a great time.  We all had what we would call "Tiger Woods" type shots LOL, and we had our share of marginal shots but still had a great time.
My friend Jim was shooting a pretty good game on the front 9 holes and I was pretty impressed with him.  Jim had lived in this area for several years and we played golf … (57 comments)

Craig's List Real Estate Ads with a new twist - 09/28/07 01:07 AM
Everyone that knows me knows that I am a big fan of Craig's List for advertising real estate and know that I have been blessed with good business generated from this great site.
The reason I have been so successful is because I have written "Creative Ads" that cause the visitor to want to visit my website Search Idaho Homes.  I do this by giving limited information and encouraging them to click to my website which is linked to every Craig's List ad.
In an attempt to "Think Outside the Box" I created a new ad today with a new twist.  I calculated how many … (132 comments)

Idaho Economy Scores A Triple Play - 09/27/07 05:44 PM
USA today says Idaho is way ahead of the rest of the nation and has a "Triple Play" in the fact that it has:
Computer ChipsPotato Chips (The #1 one state for growing potatos)Amenities BusinessAmenities Business in the fact that Idaho has hiking, hunting, fishing, skiing and whitewater rafting that attracts tourist and new residents, from the billionaires to young outdoor enthusiasts.
The economy is fueled by companies like Micron Technologies which is Idaho's largest employer, employing 9,000 people and Hewlett-Packard's printer division which is headquartered in Boise.  Albertson's Grocery Store chain was founded in Idaho by the late Joe Alberston and potato magnat … (14 comments)

If I had known then what I know now - 09/26/07 12:44 AM
I was thinking this morning about the year I started out in real estate.  I remember the feeling of being scared, excited, apprehensive and lost all at the same time.
I have always watched many new agents come and go during my career.  I have witnessed what characteristics the survivors and superstars have and what the common denominator is for those that do not survive. I was also thinking about what I would have done that first year in 1980 if I knew then what I know now and here is my list:
1. I would have immediately gotten in my car … (132 comments)

The Value of This Kind of Education - PRICELESS! - 09/25/07 12:11 PM
I have to say that in all the years I have been in the real estate business I have marveled at the people I have met and continue to meet and what I learn from them.
I was not blessed to have a college education so I have looked at meeting and learning from clients as my post high school education.  The nice thing about this is that I never stop being educated and it is awesome.
I received yet another great opportunity to be educated and meet an awesome client last Friday and he has touched my soul in a way that is hard to describe.
I … (51 comments)

Realtors Competition will debut September 25th - 09/23/07 11:03 AM
I wrote a blog earlier in the year regarding all the new real estate listing sites and asked if these companies were the Realtors friend or foe.  Many AR members thought there was nothing wrong with these sites and thought I was over reacting.
Referring to themselves as the "Future of Real Estate", a site by the name of RealUmbrella will debut on September 25 of 2007 which will allow sellers and buyers to negotiate via this site and cement a contract.
Bryant AKatzen and Michael Updegraff created Real Umbrella and have patented this new process.  Sellers that list their home through Real Umbrella … (51 comments)

Real Estate Advertising that works - 09/20/07 08:48 PM
Let's face it, very few Realtors that sell any kind of real estate were ever trained in writing skills, photography etc.  You can pickup any real estate publication in anytown, USA or read the vast amount of Realtor ads on Craig's List and you will see very few ads that generate good leads
I want to talk about real estate advertising on the internet.  Many Realtors have embraced postlet and vflyer for producing beautiful and even stunning home flyers that wow mostly themselves, the seller and if they are lucky, a buyer now and then.
Some time ago a friend of mine and … (46 comments)

Real Estate Exchanges >> Another tool often overlooked - 09/16/07 02:48 PM
With the Idaho Real Estate market changing along with the rest of the country it is those 5% of the 95/5 rule (yes, the 80/20 rule is history) that will survive due to "Thinking outside the Box".
I recently wrote a blog about how to correctly write Craig's List ads that can generate business and make sales.  Just like in print advertising, there are ads that do nothing and then there are ads that are lead generating machines.
There is another tool out there that has traditionally been used in farms, ranches and commercial real estate.  I am referring to "Real Estate Exchanges".  No, I … (28 comments)

SEO Web Forum >> A great forum for SEO tips - 09/13/07 11:20 AM
I am always looking for new and cutting edge SEO tips and there is a gold mine of information here on Active Rain.  If our good friend Karen George ever writes a book I will be first in line to buy multiple copies!  One for me and one for everyone else I truly care about.
Since Karen doesn't have a book yet I searched the web last night for a particular topic I needed help with.  As always, I was guided to an incredible site that was so informative I not only book-marked it but I found myself staying on this site for over … (70 comments)

I Refuse To Participate - 09/12/07 11:46 AM
Whenever a new report is announced on the radio or television on how bad the real estate market is I switch the radio or T.V. station immediately.  Let's face it, we are influenced dramatically by the media and if we listen to them enough we become what they keep telling us we should be.
The media wants our youth to buy everything they want and desire.  They us men to have that 4-wheel truck that only REAL MEN drive.  They want you women to have the clothes, cars, jewelry, and social life of your dreams. They want you and I to believe just how bad … (60 comments)

Real Estate Marketing has changed >> Just like the rest of the world - 09/10/07 04:18 PM
I find interesting all the talk about open houses, print advertising, postcards, web marketing and on and on.
A point I would like to make is that technology has changed dramatically in the last 15 years and dramatically in the last 5.  If people still tried to do things with technology the way it was done 15 years ago they would be left way behind in this competitive world.
It should come to no ones surprise that what once worked 15-20 years ago in real estate is not working well in today's world.  Just like technology in computers, automobiles, airplanes, communication etc. has … (45 comments)

What Golf's greats can teach Realtors - 09/08/07 04:27 PM
I took a class last week and the instructor spoke about the importance of having a mentor or a coach to be a true top producer.  He spoke about golf and quoted many articles in which Tiger Woods was quoted as saying why he uses a coach to continue to hone his incredible swing and remain the top golfer in the world.
At one of the breaks I told the instructor that speaking of golf I have always admired Vijay Singh.  Vijay has been known to win golf tournaments and then after the tournament he hits the driving range and will practice until … (32 comments)

Google your way into your clients minds >> Thanks to Active Rain - 09/07/07 10:19 PM
I had a call the other day and these sellers were thinking of selling their home and I was one of three Realtors they were interviewing.  I received the call on a Tuesday and we scheduled meeting on Thursday of the same week.
I asked the sellers if they had access to the Internet and they said they did.  I said "Please go to Google and type in the name "George Tallabas" to get more information on me and I will see you on Thursday".
We said our goodbyes and that was it.  When I knocked on their door Thursday afternoon the … (56 comments)

Idaho Real Estate >> Southwest Idaho 2007 Market Conditions - 09/07/07 11:10 AM
I have seen many cycles in real estate during my 27 year real estate career. Southwest Idaho has seen some significant changes take place. My office is located in Nampa, Idaho which is 15 minutes from the Capital of Boise and 15 miles from Caldwell where I live.
We here in Southwest Idaho didn't see the train coming. The train I am talking about is the 2005 train from California that hit our area big time.  The train included buyers that were selling their home in California and paying cash for personal residences and investing left over money and purchasing investment homes here in … (4 comments)

Realtor Incentives Land Company in Hot Water >> A Caution to all of us - 09/06/07 10:17 PM
It was reported today that a Washington State Title Company has been slapped hard by the Washington State Insurance Commissioner Mike Kreidler.  The commission has issued a notice of hearing seeking 1.95 million for it's alleged violations of insurance law.
The alleged violations were discovered during an investigation this summer and total thousands of dollars in illegal inducements paid to real estate agents, brokers and agencies.
Per Kreidler, state law prohibits title insurance from giving anything in excess of $25 per person in any 12 month period, as an inducement or reward in connection with the placement of title insurance business.
This is one of the … (8 comments)

Website Rankings >> Find out how your site ranks for FREE - 09/05/07 11:16 AM
Want a very easy and FREEway to know where your website ranks on Google, Yahoo and many other major search engines?  Go to MikesMarketingTools and find out.
I checked two of my sites using this website this a.m. and it was right on target!  What is really cool is that the site also has a free widget that you can add to any site which visitors can click to check the ranking of their own site.  This will give your site just one more cool tool to attract visitors back.
It will also give you a way to monitor your site on a regular … (45 comments)

Where's The Relative Content? >> Bloggers listen up! - 09/03/07 03:36 PM
Please don't take this as an attack.  It is simply my request to all AR members to please think about what we write and where we post it.   Many know I am working on a new Point2Agent site.
Because of this I was attracted to the group called "Point2AgentSites" which was created by Jay and Francy Thompson.  When you visit this group and go to the groups page, on the left side of the page it clearly states:
"An ActiveRain group for members who have Point 2 Agent web sites. Post tips & techniques for optimizing your Point 2 web site, or ask … (26 comments)

Real Estate Web Sites >> Is yours Pretty or Productive? - 09/03/07 11:24 AM
Many of you know I have been transcending from one template site to another Point2Agent site that will allow me more flexibility.   My goal is to have a local website that is attractive and allows me to promote all my residential, commercial, land and investment property.
I am not so interested in making it a "Pretty" site.  Instead I want to make it a powerful "Information Based site".
Too many of us have been lured by the desire to have a "WOW" site with flash, Color, and many "Pretty" Features.  Instead of going for the "Pretty" I am focused this time around for … (42 comments)

This Labor Day I will try to smile >> I am trying for my friend Karen George - 09/01/07 06:06 PM
I think everyone knows the deep love and respect I have for our dear friend Karen George.  Karen has brought a lot to Active Rain and to the lives of so many and I am at the very top of those that owes her so much.
I recently developed a new website and because of my efforts to help Karen with her struggles with cancer she offered to help me with my site using her SEO talent.   She emailed me last week and told me she was going to work on my website this Labor Day weekend.
I received an email from Karen earlier … (28 comments)
