Marietta Square
The scenic Marietta Square is alive with history and entertainment. The charming antiquity of the shops and restaurants on the Square are admired by residents and visitors alike. The streets are filled with museums, stage theaters, art galleries, bakeries, boutiques, and live music performances in the evenings. The possibilities are endless. Glover Park is a favorite place for wedding and family photos.
“The Square”, as it is known to locals, is also home to a revolving door of events sure to fit any mood. Due to the popularity of the events, there is an entire website devoted to it! EventsOnTheSquare.com
Music and Martinis, a popular social event with live music and hors d’oeuvres, welcomes us into the new year at the Marietta Art Museum. The Taste of Marietta is an annual food festival always held the last Sunday in April showcasing metro-Atlanta restaurants and caterers. It is the largest and longest running food festival in Cobb County and has become a favorite annual tradition among local residents.
Art In The Park is a fine arts extravaganza held each Labor Day weekend. Fall brings us Scary-Etta Ghost Tours and the Fall Farmers Market with sweet rolls, candies, and holiday fare! Wrap up the year with Rodgers & Hammerstein’s Cinderella performed at the Strand Theatre, Candlelight Shopping where shops stay open late, and the Pilgrimage Christmas Home Tour.
Marietta was recognized as one of the 10 best communities in America and was named an All-American City, the oldest and most respected community recognition award in the country. By winning this award, the city is able to attract and retain businesses, generate jobs, increase tourism, grants and better bond ratings. Also convenient to I-75, 285, & 400, this very desirable area is ideal for commuters who want to be close to all that Atlanta has to offer.
This is for all my agents that have vacant "bank owned" homes, this is an excellent feature. Thank you Deb for telling us about this service right here in Atlanta!
What's in it for you? A quicker sale than listing/selling an unfurnished, vacant property! Some sellers simply cannot afford to furnish their vacant properties and some buyers simply cannot 'mentally picture' furnishings in a vacant home. Innovative agents are now turning tovirtual staging.
This process uses computer technology to add furniture and decoraor items to photos of vacant listings. The cost is approximately $250 for a few photos and the images are quite impressive. One company, Virtually Staging Properties, has nearly 1,000 photos of items which they strategically place, via computer, into YOUR photos of the vacant rooms!
The husband and wife team who own the business (located in Atlanta) are both professional stagers so, their finished 'product' is expertly presented. They also deliver 8 x 10 photos to you for use in the home to demonstrate what that specific room will look like with furnishings in that particular room.
There are other companies who do this--including www.VirualStagingSolutions.com and OBEO tours (www.OBEO.com) which offer such luxuries as textured walls, furnishings, countertops, etc. This affordable solution to those sellers who cannot or will not hire that recommended stager is a viable alternative to the traditional staging.
*NOTE: This is certainly NOT a replacement for a local, professional stager, just an option if you or your sellers can't or won't hire someone to physically provide this service.
**Also of note, when listing these properties, don't forget your COE rules--disclose that" the photos are representative of staging; the property is currently vacant." (Use your own wording but, be sure that you don't post the photos of the furnished property as this is deceptive practice).
Check out the virtual staging websites and see what new technology lies ahead for YOUR vacant listings!

The Rock Ranch LLC, a 1,250-acre cattle ranch owned by Chick-fil-A founder S. Truett Cathy near Barnesville, will kick off "Fall Family Fun Days" Sept. 20.
Last fall we took our family to The Rock Ranch for just a relaxing day of family fun. The Rock Ranch did not disappoint. This place is absolutely beautiful, clean, and staffed with the most pleasant people. Hay Rides, Pony Rides, Paddle Boats, Locomotive Train Rides, Pedal Carts, Cow Train Rides, The "Explore Georgia" Corn Maze, Carrousel, Cane Pole Fishing, Petting Zoo, Pumpkin Cannon, Corn Cannon, Giant Jumping Pillow, The Corn Box, Family Dodge Ball, Live Music and More....
You can even stay through the evening an bring a picnic, get a campfire and roast marshmallows. You can even spend the night in a real refurbished conastoga wagon!
The Rock Ranch provides a unique blend of "agritourism" (wholesome family entertainment in an agricultural setting). The Fall Family Fun Days feature a variety of interactive, educational and family-based events, activities and programs for its guests.
"The goal at The Rock Ranch is to create an opportunity for families to spend quality time together and provide educational and entertaining programs that create positive life memories," said Jeff Manley, general manager of The Rock Ranch, LLC. "Throughout the years, we've learned to blend our love of agriculture with entertainment to keep people interested and involved in a way of life that our grandparents knew well, but now is in danger of being forgotten."
The theme this year for the popular corn maze at The Rock Ranch is "Explore Georgia." As fuel prices continue to discourage long distance travel, The Rock Ranch seeks to highlight some of the wonderful elements found locally, in Georgia. The maze includes information about Georgia's history, famous people and exciting destinations. Maze-goers can attempt a scavenger hunt/ word search to find and match Georgia key words hidden in the maze.
The Rock Ranch is partnered with The Georgia Department of Economic Development and Tourism on this year's maze and its purpose is to educate guests about this state and all that it has to offer -- right outside their backdoors. It also is designed to help make Georgians aware of exploregeorgia.org, a new state tourism Web site designed to assist citizens in fully enjoying this great state.
General admission is $13 for adults and $11 for children 12 and under (children under 3 are free). Admission includes all activities and attractions. Discount coupons are available at participating Chick-fil-A locations through Nov. 8.
The Rock Ranch is open each Saturday from Sept. 20 to Nov. 8, from 10 a.m. - 10 p.m. In 2007, nearly 12,000 guests visited The Rock Ranch over 8 Saturdays of Fall Family Fun.
The Rock Ranch is at 5020 Barnesville Hwy., off State Highway 36 west of Barnesville, Ga. and east of Thomaston. It is 58 miles south of downtown Atlanta, 38 miles northwest of Macon, and 61 miles northeast of Columbus.

This is a gentle reminder to all of the agents that I work with to get in your 12 touches.
Ok, not that kind of touch....
If you are unfamiliar with what 12 touches are,It is to make contact with the people in your database who you have not actually met in person. Remember the goal is to actually MEET these people in the future and broaden your base. Agents that keep in touch with me look like they are on the ball and keep in touch with a lot of people. So, they must know a lot of people and be able to bring buyers to my property.... right?
I like my "touches" to be mailings that show and prove to me that you are an active agent. Show me what you have sold, show me what you have bought, show me a new service you offer, show me that you attended a class, got a certification, or highlight a service organization that you are volunteering for, show me something! Please don't send me a "Thinking of you Card"... What a waste.
Around the holidays is an easy time to "touch" people. Sending out mailings or throwing a fundraising party for a charity that you are active with are expected during the holidays and are an easier "sell". And they are fun! :)
Anyway, do your 12 Touches and turn those touches into actual friends!
East Cobb has established itself in the Atlanta region as a place sought-after for its family-friendly environment. Many people who have been relocated out of East Cobb will move back, unable to find another city which meets their family's needs as well. The communities within East Cobb are affluent and residents are well educated, enjoying a sophisticated infrastructure, a strong diversified economy, numerous recreational and cultural amenities.
This is one of the most sought-after neighborhoods in East Cobb. Why? Just look around. You’ll see the unique character of each home, lovingly updated and landscaped. Tree-lined streets, full of walkers, joggers and bicycles. A very active swim and tennis club with competitive swimming for the kids and ALTA teams at all levels. Arguably, the best schools in Cobb County. All neighborhoods surrounding Lassiter High, Allen C. Pope High and Walton High are all extremely popular. All three high school sare rated a 10 out of 10 at Great Schools.net. It’s more than a neighborhood. It’s a community.

My husband works for a US Senator and said that he has received over 20,000 pieces of mail and emails on realtors asking to continue the first time homebuyers tax credit.
What he has NOT received is ANY complaints about how the banks have not been working with agents to allow these short sales to go through. I have heard from several of the agents that I work with that banks will not call back for months thus letting the property go into foreclosure and cash offers that at the last minute are declined and the price actually raised by the bank in the counter offer.
My husband wanted me to get some stories to share with his boss this week to see if something could be done. Please, if you have a story that you would like to share as an example of banks not doing their part to allow these transactions to work, please tell me. Please dont share stories of banks not taking low ball offers, but true good offers, etc.. Or any suggestions of what would help agents close these deals.
This beautiful professionally landscaped home is less than a mile and easy walking distance through tree lined neighborhoods to wonderful Grant Park and the Atlanta Zoo. A restoration trend began in Grant Park in the early 1970's and the neighborhood began to blossom. During the 1980's, the entire area, both north and south of I-20, was placed on the national register of historic places. In 2000, the neighborhood became Atlanta's largest Historic District, bringing additional zoning protections. In 2008 the Grant Park Community Pool underwent a huge renovation that includes a zero entry pool, more shade awnings, a new bathhouse, the large pool has been renovated, new filtration systems and more. A great place for keeping cool, play dates, and even swim lessons.
Grant Park today is a mixture of the old and new residents with people of all levels of eduction, age and racial backgrounds living in the same neighborhood. Lucky for the new owners, this home is part of the Grant Park Neighborhood Association which brings together residents of Grant Park who are interested in promoting, protecting and strengthening the neighborhood. The Association annually sponsors the Grant Park Tour of Homes and the Moth Ball, which are both in late September. During my recent visit I saw lots of parents walking their kids to the Neighborhood Charter School-Grant Park ranked highly on GreatSchool.net. This home is in Phase 1 enrollment! People waved as I drove by and I easily struck up friendly conversations with moms & kids at the park. Parents of children can join the Grant Park Parents Network a community of parents who work together to make this piece of Atlanta a better place for their families. They sponsor events for children of all ages, and offer opportunities for parents to become involved in the community through improving education and neighborhood resources, connecting with other neighborhood organizations, and organizing various event throughout the year.
There was very little through traffic keeping it safe for pedestrians. But this home is only a few blocks to I-20 making it easy to get where you need to go. This home has a full privacy fence and a covered back porch perfect for entertaining.
