Virtual Staging...What a Novel Idea!

What's in it for you? A quicker sale than listing/selling an unfurnished, vacant property!

Some sellers simply cannot afford to furnish their vacant properties and some buyers simply cannot 'mentally picture' furnishings in a vacant home. Innovative agents are now turning to virtual staging.

This process uses computer technology to add furniture and decoraor items to photos of vacant listings. The cost is approximately $250 for a few photos and the images are quite impressive. One company, Virtually Staging Properties, has nearly 1,000 photos of items which they strategically place, via computer, into YOUR photos of the vacant rooms!

The husband and wife team who own the business (located in Atlanta) are both professional stagers so, their finished 'product' is expertly presented. They also deliver 8 x 10 photos to you for use in the home to demonstrate what that specific room will look like with furnishings in that particular room.

There are other companies who do this--including www.VirualStagingSolutions.com and OBEO tours (www.OBEO.com) which offer such luxuries as textured walls, furnishings, countertops, etc. This affordable solution to those sellers who cannot or will not hire that recommended stager is a viable alternative to the traditional staging.

Touch 12 - The Holiday Season is an easy time to "Touch" he he....

This is a gentle reminder to all of the agents that I work with to get in your 12 touches.

Ok, not that kind of touch....

If you are unfamiliar with what 12 touches are,It is to make contact with the people in your database who you have not actually met in person. Remember the goal is to actually MEET these people in the future and broaden your base. Agents that keep in touch with me look like they are on the ball and keep in touch with a lot of people. So, they must know a lot of people and be able to bring buyers to my property.... right?

I like my "touches" to be mailings that show and prove to me that you are an active agent. Show me what you have sold, show me what you have bought, show me a new service you offer, show me that you attended a class, got a certification, or highlight a service organization that you are volunteering for, show me something! Please don't send me a "Thinking of you Card"... What a waste.

Around the holidays is an easy time to "touch" people. Sending out mailings or throwing a fundraising party for a charity that you are active with are expected during the holidays and are an easier "sell". And they are fun! :)

Anyway, do your 12 Touches and turn those touches into actual friends!

Short Sale Horror Stories - Share

My husband works for a US Senator and said that he has received over 20,000 pieces of mail and emails on realtors asking to continue the first time homebuyers tax credit.

What he has NOT received is ANY complaints about how the banks have not been working with agents to allow these short sales to go through. I have heard from several of the agents that I work with that banks will not call back for months thus letting the property go into foreclosure and cash offers that at the last minute are declined and the price actually raised by the bank in the counter offer.

My husband wanted me to get some stories to share with his boss this week to see if something could be done. Please, if you have a story that you would like to share as an example of banks not doing their part to allow these transactions to work, please tell me. Please dont share stories of banks not taking low ball offers, but true good offers, etc.. Or any suggestions of what would help agents close these deals.

People waved as I drove by and I easily struck up friendly conversations with moms & kids at the park. Parents of children can join the Grant Park Parents Network a community of parents who work together to make this piece of Atlanta a better place for their families. They sponsor events for children of all ages, and offer opportunities for parents to become involved in the community through improving education and neighborhood resources, connecting with other neighborhood organizations, and organizing various event throughout the year.

There was very little through traffic keeping it safe for pedestrians. But this home is only a few blocks to I-20 making it easy to get where you need to go. This home has a full privacy fence and a covered back porch perfect for entertaining.

I dont know if anyone else is doing this, but I just thought of it. When I enter listings for agents I always send them an email with the MLS, FMLS, KWLS, Virtual Tour, and the Realtor.com numbers and links. I had some time one day and decided to make it look a little more professional. It eventually turned into a website that I could email to the agent. I emailed to several of my friends for feedback as well. In doing that I quickly noticed that my Google rankings were extremely high and my listing was coming up all over the place.

I emailed to my agent and then she emailed it to her database. I couldnt believe the buzz on this property. It was instant.

Has anyone had similar experience with something like this?

When I try to convince SOME agents on the importance of professional looking marketing tools, I am regularly told "The only thing that sells a house is the right price", everything else is just "fluff" and a waste of money. BUT, then I hear the same agents critisize the "discount" broker for only putting a sign in the yard, which is exactly the same thing. Do agents offer the tours, flyers, packets, open houses, internet presence, etc... at the listing appointment to new customers as just a prize with purchase?

Does anyone have any experience with the quality of your marketing materials really selling the house.

Using the word "foreclosure" to get interest?

I recently saw a listing where the comments said that the house was under foreclosure. But the house was NOT. The seller and agent were just using that word as a way to get interest in the property and make it out like the current price IS a rock bottom "forclosure" price.

How Can HOA's Help Sell Homes

In our neighborhood we have several homes that are for sale and have been for months. It is in our best interest to get these homes sold. Our neighborhood is 30+ years old and the homes are still beautiful and well taken care of. We have an active HOA, swim/tennis, a website, and a very active newsletter and I was thinking of maybe just making up a marketing packet that is similar to the ones that new construction builders do. Does anyone have any feedback, ideas, or have seen any HOAs become involved to help sell their neighborhood homes in this down market?

I started to feel that all flyers were starting to look the same, so I started to make them look a little bit different for the same cost.
