If I like the property, I'd offer 30% less than asking price...."&lt;/span&gt;&lt;/em&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;img title="Denver economy" src="http://FileLibrary.MYAASite.Com/Content/22/22371/25209837.jpg" height="185" alt="" width="123" style="float: left; margin: 7px;"&gt;According to a recent Denver Post report, Denver and Colorado Springs are among  the metro areas recovering the fastest from the economic recession.&lt;/p&gt;
&lt;p&gt;Denver was one of six metro areas (out of the 100 surveyed) that outperformed  the job creation rate during the 4th quarter, growing 0.8%, according to  Mountain Monitor, a report by the Brookings Institution.&amp;nbsp; The report also took  other economic indicators into account, including metropolitan product, which  was up 4.5% in Denver from its peak in the 4th quarter of 2008.&lt;/p&gt;
&lt;p&gt;Unfortunately, the &lt;a href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=2029945&amp;amp;NF=1" title="Denver real estate" target="_blank"&gt;Denver real estate&lt;/a&gt; market isn't one of the factors helping the recovery.&lt;/p&gt;

      <title>The Ripple Effect of The Abrupt Halt to Foreclosures</title>

&lt;/p&gt;&lt;p&gt;The lack of foresight in this decision is almost unbelievable.&amp;nbsp; We need intelligence and leadership coming out of Washington and in the banking community.&amp;nbsp; Every foreclosure was scrutinized by multiple layers within the lenders multiple departments.&amp;nbsp; Nowhere are there more people involved than at Bank of America.&amp;nbsp; The foreclosed upon people were not paying.&amp;nbsp; They needed to be evicted and the home foreclosed upon.&amp;nbsp; That there might be a technicality in which person signed off is absurb.&amp;nbsp; The longer this halt continues, the longer it will take to clear out this massive inventory.&amp;nbsp; Currently, we have buyers that will not even consider looking at either a short sale or a foreclosed property due to the uncertainty of having to deal with the lender, FNMA or Freddie MAC.&lt;/p&gt;

&lt;li&gt;Neighborhoods suffer more blight for an additional extended period of time.&lt;/li&gt;
&lt;li&gt;Owners who moved away and have to maintain the house. Some municipalities file criminal complaints against owners who don&amp;rsquo;t mow the grass or fix vandalism beyond their control.&lt;/li&gt;
&lt;li&gt;Owners who have to pay insurance on an unwanted home. Without insurance, the homeowner in limbo will be on their own if they&amp;rsquo;re sued by someone who gets injured on the property.&lt;/li&gt;
&lt;li&gt;This is just a brief and partial list of those who are immediately affected by this abrupt halt. The ripple effect of the foreclosure halt is far reaching.&lt;/li&gt;
&lt;li&gt;Realtors, especially Realtors who rely heavily on listing REO's.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;The losses incurred by all those affected will cause more unemployment which will cause more foreclosures.&lt;/p&gt;
&lt;p&gt;This foreclosure halt is truly a crisis within a crisis.&lt;/p&gt;

Like it or not, school starts next week in many &lt;a href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=2029945&amp;amp;NF=1" title="Arapahoe County Real Estate" target="_blank"&gt;Arapahoe County neighborhoods&lt;/a&gt;, including my own neighborhood of &lt;a href="http://idx.diversesolutions.com/link/67988" title="Piney Creek Real Estate" target="_blank"&gt;Piney Creek&lt;/a&gt;. I am including some information below from the Arapahoe County Sheriff's Department regarding safety enforcement.  First and foremost, no one wants to be involved in any type of accident and have to discuss the matter with a sheriff's deputy.  Barring any type of accident, no one wants to be the recipient of a ticket for a driving violation. Be safe. This information is a great reminder of some of the violations the Arapahoe County sheriff's department might be looking for:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Notice from the Arapahoe County Sheriff&amp;rsquo;s Office:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In a continuing effort to ensure traffic safety through education and enforcement, the &lt;strong&gt;Arapahoe County Sheriff&amp;rsquo;s Office&lt;/strong&gt; will initiate &amp;ldquo;Operation Safe Start&amp;rdquo; a back-to-school traffic safety campaign. This traffic safety campaign is designed to educate motorists, parents, and children regarding accident prevention and safe pedestrian movement. Operation Safe Start will begin on Monday, August 16, 2010, and continue until Friday, August 27, 2010. Additional enhanced traffic education and enforcement efforts will remain in place throughout the 2010-2011 school year. Operation Safe Start will focus on motorists who: illegally pass school busses; speed in school zones; fail to  wear, or ensure that their children wear, safety belts; and commit other unsafe driving actions in and around the schools located in the &lt;a href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=1672087&amp;amp;NF=1" title="City of Centennial" target="_blank"&gt;City of Centennial&lt;/a&gt; and Unincorporated Arapahoe County. &lt;br&gt;&lt;br&gt;The Sheriff&amp;rsquo;s Office increased traffic safety program will be accomplished by assigning additional deputies to traffic education/enforcement responsibilities during the first two weeks of the new school year. In addition, variable message sign boards will be utilized in neighborhoods to notify motorists to exercise more caution now that schools are in session. The beginning of the school year is a time when there is a greater risk of transportation related injuries to children. The fact that there are more children on the road each morning and afternoon, as well as changed driving patterns and fewer daylight hours elevates this risk. The &lt;strong&gt;Arapahoe County Sheriff&amp;rsquo;s Office&lt;/strong&gt; encourages all motorists, parents, and students to practice safe driving and pedestrian habits.&lt;/p&gt;

Arapahoe Road.  This annual FREE, family event is a joint effort by the City of Centennial as well as the Centennial Medical Plaza to provide an evening of fun for local residents.       <title>Denver MLS Now Offering Limited Service</title>
      <description>&lt;p&gt;&lt;img title="Denver MLS Offering Limited Service" src="http://FileLibrary.MYAASite.Com/Content/22/22371/29369646.jpg" height="202" alt="" width="134" style="margin: 7px; float: left;"&gt;The &lt;strong&gt;Denver MLS&lt;/strong&gt; is now allowing limited service to metro Denver agents, usually for a reduced fee. What does &amp;ldquo;limited service&amp;rdquo; mean? For a negotiated fee, an agent will enter a seller&amp;rsquo;s listing into the MLS--and that's it.&lt;/p&gt;
&lt;p&gt;Does this practice really benefit the consumer?  We have noticed that these listings often display data entry fields that are not correctly filled out, or have missing or inaccurate information. Under the broker's remarks, a buyer&amp;rsquo;s agent is advised to contact the homeowner directly to schedule an appointment, or to present any offers.&lt;/p&gt;
&lt;p&gt;What does this mean to a Denver agent who is representing a client? The agent will do double the work for usually the same compensation as if the homeowner had full representation.  Why should a buyer's agent be willing to do that?  In most cases, they are not.  Simply put, the home will not get shown.&lt;/p&gt;
&lt;p&gt;Article 1 of the Realtor's Code of Ethics states that: "When representing a buyer, seller, landlord, tenant, or other client as an agent, REALTORS&amp;reg; pledge themselves to protect and promote the interests of their client."   We do not believe that limited service, through merely entering a listing into the Denver MLS, is ever going to be in the best interest of the homeowner - period. In addition, the Realtor&amp;rsquo;s Code of Ethics suggests, through Article 11, that residential REALTORS must provide their clients and customers with services that are reasonably expected.&lt;/p&gt;

      <description>&lt;p&gt;For those of us with first-time buyers closing on or before June 30, 2010, tension is mounting as to whether or not 1) the deal will close on time, or 2) the closing deadline will be extended to September 30, 2010.  An initial proposal did pass the Senate last week that would give buyers until Sept. 30th to close on sales that went under contract by April 30th. The current closing deadline is June 30th. This is part of many tax policy extensions and federal program renewals under consideration in the Senate.&amp;nbsp; The measure would also have to pass in the House, so please contact your Representatives and urge them to pass this important legislation.&lt;/p&gt;

      <description>&lt;p&gt;&lt;img title="Denver short sales" src="http://FileLibrary.MYAASite.Com/Content/22/22371/29490478.jpg" height="196" alt="" width="253" style="margin: 7px; float: left;"&gt;The Denver Business Journal reported this week that &lt;a href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=2118919&amp;amp;NF=1" title="Denver short sale" target="_blank"&gt;Denver short sales&lt;/a&gt; dropped 18 percent from first quarter of 2009 to first quarter of 2010. This news is a bit concerning since Colorado has the 10th highest foreclosure rate in the country - &lt;strong&gt;one in every 337 households.&lt;/strong&gt; Short sales are down in all Denver-area counties, including in Adams, Arapahoe, Denver, Douglas and Jefferson counties. This makes us wonder if &lt;strong&gt;distressed Denver homeowners&lt;/strong&gt; are getting the help they need before turning to foreclosure?&lt;/p&gt;
&lt;p&gt;A &lt;strong&gt;Denver short sale&lt;/strong&gt; is a great alternative to a foreclosure for many reasons, including if a homeowner successfully negotiates and closes a short sale, he or she will be eligible for a Fannie Mae backed mortgage after only two years versus five years after a foreclosure. After a foreclosure, a homeowner&amp;rsquo;s credit score might be lowered 250 to over 300 points, and it will typically affect the score for over three years.   In contrast, with a short sale, only late payments on mortgage payments will show on a credit report after the sale and the mortgage will be reported as paid or negotiated. This will lower the score as little as 50 points if all other payments are made. A short sale&amp;rsquo;s affect can be as brief as 12 to 18 months.&lt;/p&gt;
&lt;p&gt;According to the Denver Business Journal article, Re/Max expects to see more short sales for all of 2010 than in 2009 as more sellers become aware of the process, and new government guidelines make short sales easier.&lt;/p&gt;

      <title>Reuter-Hess Reservoir Update</title>
      <description>&lt;p&gt;It seems like we&amp;rsquo;ve all been waiting for years for Parker&amp;rsquo;s new reservoir &amp;ndash; &lt;strong&gt;Reuter Hess&lt;/strong&gt; &amp;ndash; to open. Well, we have since construction started in 2008. TeamCox Realtors did a little research on the status of Douglas County&amp;rsquo;s grandiose new reservoir&amp;rsquo;s construction to keep everyone updated. The reservoir will eventually hold drinking water for &lt;a href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=1066930&amp;amp;NF=1" title="Castle Rock Real Estate" target="_blank"&gt;Castle Rock&lt;/a&gt;, &lt;a href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=1066918&amp;amp;NF=1" title="Parker Real Estate" target="_blank"&gt;Parker&lt;/a&gt;, &lt;a href="http://www.teamcoxrealtors.com/PageManager/Default.aspx/PageID=1085557&amp;amp;NF=1" title="Castle Pines North" target="_blank"&gt;Castle Pines North&lt;/a&gt; and other local municipalities.&lt;/p&gt;
&lt;p&gt;According to the Parker Water and Sanitation District, The State Engineers Office of Dam Safety approved a request in February allowing the first water to be stored in Reuter-Hess. The approval allows for a depth of 43 feet of water, or 5,000 acre-feet of water to be stored.  The construction of the dam will not be completed until February 2012.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In other Reuter-Hess news&lt;/strong&gt;, the Town of Castle Rock is hosting a four-stop bus tour of the reservoir on Saturday, June 12th from 9-12am. The free tour will provide residents with information on Castle Rock&amp;rsquo;s involvement in the project and about Castle Rock&amp;rsquo;s broader long-term water goals. Light refreshments will be served, and attendees will receive a memento to help remind them to conserve water. &lt;p&gt;The City of Aurora is sponsoring a program that offers financial incentives to Aurora residents who commit to Xeriscape landscaping.
