There's something here for everyone! Gotta Love this Doctor! - 09/29/11 03:41 PM

Love this Doctor!

Q: Doctor, I've heard that cardiovascular exercise can prolong life.  Is this true?
A: Heart only good for so many beats, and that it... Don't waste on exercise.  Everything wear out eventually.  Speeding up heart not make you live longer; it like saying you extend life of car by driving faster.  Want to live longer?  Take nap.

Q: Should I reduce my alcohol intake?
A:  Oh no.  Wine made from fruit.  Brandy distilled wine, that mean they take water out of fruity bit so you get even more of goodness that way.  Beer also made of … (4 comments)

Color can not only effect your home but your daily life. - 09/28/11 02:57 AM
I blogged this the other day and it must have been a bad time because this is So important and did not recieve the attention it should have...
Pay special attention to the color yellow...I have personal experience regarding the effect a "yellow" colored based home can have on a relationship.

Whether selling or not there are some ways to spruce up your home that might make that buyer bite or just make it more enjoyable to you.

HOW DOES PAINT COLOR EFFECT YOUR HOME: - 09/25/11 02:40 PM
Color can not only effect your home but your daily life.
Whether selling or not there are some ways to spruce up your home that might make that buyer bite or just make it more enjoyable to you.

You can change the whole mood of a room by painting just one wall.  Although deep reds are gorgeous if you are looking to “sell” an earth tone would appeal to more buyers.  Some of the homes we have seen sell the quickest, for the most money, have used shades of beige, taupe, or sage.

Preparing that Stylish Guest Suite! - 09/25/11 11:41 AM
Prepare a stylish guest suite with inspiration from these tips:
1. Create an environment that promotes a great night's sleep and a place to relax.  Make the bed comfortable by adding a thick duvet and lots of fluffy pillows.  High thread-count, 100 percent cotton sheets are a must.
2. Stock the guest room with recent magazines and a few interesting books, and put together a small snack tray or a basket of light snacks and bottled water.
3. Provide freshly cleaned bathrobes in the closet and place rolled bath towels at the foot of the bed in case your guests would … (5 comments)

WHAT in the World are They Thinking? - 09/25/11 10:52 AM

The national housing reports are not good.   It appears that we are in for some more rough sledding according to the housing pundits.   You have to wonder why in the world would a 3.8% federal tax assessment be attached to the National Health Care Law (Obama care).

Here we are in the worst recession in decades, some say a depression, foreclosures and short sales galore, yet the lowest interest rates in our history, and banks reluctant to lend.

Where has this gone wrong.  I guess we need to look to Washington … (0 comments)

How to prepare for that smaller home when Downsizing! - 09/25/11 10:38 AM
What a sweet relief!  Can you survive & thrive with meager square footage?

If you have too much stuff but want to sell your home and move to a smaller home with lower taxes and less upkeep you can do it!

Of course you will have to get rid of “stuff”.  A small space will feel very cramped with too much “stuff”.  If you conquer the clutter before you move in moving day will not be so overwhelming.

I need Music groups who do small gatherings... - 09/22/11 03:18 AM
if anyone knows of DJs in the Coachilla Valley who will do special events please let me know.  I do know of a couple who sing, are terrific, and have music but we all have heard them over and over again in the Desert;  so are looking for some one different who can entertain in the background while people are talking and enjoying themselves; and yet allow for dancing.
If you know of anyone please let us know...we are in the process of planning a very valuable time with our so precious clients.

Whats wrong with being a Senior? - 09/22/11 12:44 AM
Hey...it happens to the best of us!  I live and work in a 55+ Lifestyle Resort Development and I have never been happier!
Who says the golden years are not so golden?  Call it post menopause or call it working with the best clients I have ever known...it doesn't matter if my retirement investments are gone, I love real estate and the people I work with...I have my health what more could I ask?
Personally I am so glad I survived putting my husband through college, menopause and at the same time empty nest syndrome and children who couldn't wait … (4 comments)

Receiving this email from our CPA we had to pass it on... - 09/22/11 12:08 AM
We need to make a Big difference in Washington DC next year or everyone will suffer...even more.  I talked with a family member this afternoon who hasn't accepted that Obama's administration has hurt our economy greatly and will continue to do so...I stated that we need a Big change in DC and she said "it will never change, it will always be the same"...she voted for Obama...I said "It better for your livelyhood as well as ours".
You won't believe this one.  Absolutely amazing what was put in this bill.....

Subject:FW: Will You Sell Your House after 2012? Check This Out!
The National Association of REALTORS is all over this and working to get it repealed, before it takes effect. But, I am very pleased we aren't the only ones who know about this ploy to steal billions from unsuspecting homeowners. How many REALTORS do you think will vote Democratic in 2012? Did you know that if you sell your house after 2012 you will pay a 3.8% sales tax on it? That's … (1 comments)

Annual Parties for Clients...I NEED YOUR ADVICE! - 09/19/11 11:39 PM
We have so many wonderful clients and are under a seasonal situation to have an annual party that we want to make sure as many of them are back before we have a party...which means probably January.
We would welcome all your ideas...these are not the normal clients these are the very best of the best.  In this economy obviously we cannot afford the best of the best but we want to do the very best we can for all our clients.  They really are the best and there are those out of the state now that we still love and … (4 comments)

Timing is everything - 09/19/11 11:24 PM
Timing is everything!  It can make or break a deal.  It can be the best or the worst time to make a decision.  The hardest thing is that we never Really know when the timing is the very BEST.  All we know is when the timing is right so is everything else.
Via US Mortgages:
Timing is everything
Lets face it, no matter what it is we do the mere fact that timing is so crucial is merely an understatement. You could build a list comparable to the mighty Redwood on this and how it impacts almost every single thing we do. … (4 comments)

Competition Tough? Thats what its all about! - 09/19/11 11:10 PM
Tough competition!

You gotta believe that in this market the last thing us Realtor's would like is tough competition.

Competition for new listings, competing for qualified buyers, competing with all the other agents who pounce on expired listings, competing with FSBO'S who believe they know a lot more than we do about how to sell a home.

When you really get down to it competition is really what makes us better.

It is what hones our skills, gets us up and going before the next guy.
Its what makes the quarterbacks throw a better pass, … (6 comments)

What are the Advantages to a Re-sale rather than New? - 09/18/11 04:12 PM
Soon the day will be here in Sun City Shadow Hills when Del Webb/Pulte will move their Sales Office out of the gates of Phase 1 & 2 over to Phase 3.  At that time all sales traffic will be directed from I-10 to Monroe Exit, to 40th St and to Phase 3 main gate.  Totally skirting the main gate to Phase 1 & 2.  This is scheduled for November 2011.

Buyers who are looking at new homes but would like to view and consider the alternative, re-sales, can find access to Phase 1 & 2 homes on the market … (2 comments)

Over Regulation Hinders Us from doing Our Job! - 09/17/11 05:11 PM
As Realtors we see the frustration and overt concern from clients seeking to sell their homes that they purchased just a few years ago.   Not only do these people have to sell at much lower prices but we, as their agents, are handcuffed by those in congress responsible for passing laws that limit our ability to assist our clients.   Please allow me to site just one example; A lovely home that we just pended was recently appraised.  We provided the appraiser with the most recent comps.  The appraisal came in and of course we were not privy to the … (2 comments)

Remembering the 10th Anniversary of 9-11-2001 By Eileen Sobjack
September 11, 2001 America was attacked by terrorists.  Three thousand people died.   Out of the rubble a new spirit was born in many Americans. The stories of heroism of fireman, policeman and regular everyday people are a testimony of the American spirit.  As a result of the tragedy on 9-11 many young men and women signed up to serve their country in the Armed Forces.  As we reflect on the 10th anniversary of that day our prayers are with the families who lost their loved ones.  We remember and honor those who died.

Don't hesitate to LOOK for the home your buyer is wanting! - 09/07/11 09:44 PM
Recently we drove around a community that our buyer wanted to be in, and took down the addresses of the model of homes that they wanted, looked them up on Zillow to see if the lot would work for them, and sent letters to all those properties that would work.  We had a few calls come in from those letters and met with one who was very knowledgeable of the market and we are now working to put them together with this buyer.
The next blog will tell you how this faired.  But I would never do this if I didn't … (0 comments)

DID YOU KNOW? A Little History of Labor Day & Someones take on it Today! - 09/05/11 12:29 AM
Taken from Google...
The first big Labor Day in the United States was observed on September 5, 1882, by the Central Labor Union of New York.[1] It was first proposed by Peter J. McGuire of the American Federation of Labor in May 1882 [2]
Oregon was the first state to make it a holiday in 1887. By the time it became a federal holiday in 1894, thirty states officially celebrated Labor Day.[2]. Following the deaths of a number of workers at the hands of the U.S. military and U.S. Marshals during the Pullman Strike, President Grover Cleveland reconciled with the labor … (4 comments)

Active Rain is great reading at a quiet open house! - 09/04/11 05:14 PM
While sitting here at a quiet open house I was reading your blogs on Active Rain.  So much good information.
I read one that talked about submitting offers in person rather than via email or fax.  It seems the person to person has been substituted by technology in most of the real estate world.
Even though we use email and faxing with courtesy calls and communication to the other agent I have to believe that there could be some deals that may go by the wayside because we weren't eye to eye expressing the desires of our client.  No matter … (2 comments)

Don't underestimate small talk! - 09/04/11 12:55 PM
My partner has made me a believer in making sure I am not a "secret agent"  He has taught me to wear my name badge.  Our last closing was a client we met at a gas station.  My partner was out pumping the gas and the gentleman on the other side of the pump saw his badge and said he was looking to buy a second home here in the desert.  I heard their conversation, had my laptop on and asked for his email address, told him we would send him some listings.
After a couple of emails we were out … (2 comments)

Quotes that make a difference! - 09/04/11 12:28 PM
When I read the following quote it resounded loudly to my spirit.  How many times have I "thought" the words we all have heard somewhere "things come to those who wait"?   So many phrases become part of our thinking.  Whether they are "true" or not our mind stores them and they affect our lives.

The Desert is Rich in History! - 09/02/11 03:32 PM
Rich In History - Palm Springs to Indio
Sure, you love visiting the desert--who doesn’t? You know about the great climate, the wonderful restaurants, exceptional shopping, amazing activities and entertainment venues. You’ve even been thinking (dreaming?) about buying a home here and living the desert lifestyle year-round. But you might not know about the richly embroidered tapestry of history from which today’s Coachella Valley has blossomed.

For hundreds of years, the valley has been home to a number of different tribes of Native American Cahuilla Indians, including the Agua Caliente, Augustine, and Cabazon bands.  Late in the 19th century, the … (0 comments)

Golf, Not Just Another Four Letter Word~ Fripp Island SC - 09/02/11 02:58 PM

Climbing Mt. Fuji wasn’t really that hard, sky diving in Wyoming wasn’t really all that scary, bungee jumping in Tennessee was more stupid than exhilarating, Zorbing down a mountain in New Zealand was slightly akin to the morning after a night out with my best friend, and eating food that I couldn’t pronounce in Peru, well that was just darn right asking for … (2 comments)
