It was a sad an lonely day last week. My short sale seller called with a huge problem with his lender, and needed my advice.
A little background...this was an older couple who had refi'd a few times, to pay for kids' college, daughter's marriage, then daughter's divorce. Times were good, they still had plenty of equity...but then the market started to slide a bit, then tumble some, and then freefall.
So I called them when they were an expired short sale listing. Explained that I had some success with people in their situation, could I come talk with them?

So what the heck is a short sale anyway?
A short sale occurs when a lender allows the homeowner to sell their home for less than the amount owed on it. For example: A homeowner owes $500,000 on a home with a market value of $350,000.
Long story short, the lender accepts the offer for $350,000 and the home is sold.
That's a short sale.
So why on earth would I want one?
