Oh, the promise of spring.... Spring Break, Spring Cleaning.... And Spring Rush. Many sellers, warmed up but the sun are again full of new hope. They're getting off the fence and back on the market.

Here is an interesting experiment that will help you get more listings. Researchers went door to door asking homeowners to place a large sign in their front yard that said Drive Carefully. It was big and ugly sign. 17% of the homeowners agreed. A second group of homeowners was asked to place a small 3-inch card in their home. The message was the same - Drive Carefully. "Borino, I need your help. I sent 34 letters to expired listings but did not get one phone call. I feel discouraged. What am I doing wrong?" If your expired marketing is not generating you leads and listings, I betcha the problem (and an easy fix) is right here: 1. Targeting a dead area with low turnover and/or low demand Make sure you're only targeting neighborhood and price range that is moving. Marketing, social media, direct mail, prospecting -- that's all important, obviously. But what if you didn't have the time (or the money) to wait six months before a lead was ready? What if things were tight and you needed a listing NOW? I mean right now -- today, tomorrow, this week?
The easiest way to land a new client is to go after a low hanging fruit first: expireds and FSBOs. Makes sense, right? FSBOs can be great leads. Think about it...

So you would think we as marketers and consumers have evolved. The days of simple triggers, emotional jerking and cheap sex metaphors in marketing and advertising are behind us. HA! Wrong. Sex sells. Still does.Yep, good ol' hokey pokey is still alive and well in marketing. You've seen the Super Bowl ads. But it's not just prime time TV.

The talk this morning is just as much about a great Superbowl game last night (congrats Giants!), Madonna (love-hate about 50-50), and of course, the favorite commercials.
Clint Eastwood and "Half time in America" definitely stood out, didn't it? Serious, emotional, and hitting the heart and soul. Provocative pep talk with heavy nostalgia and healthy dose of motivational punch over images of family, our flag and hard-working but STRUGGLING America.
It's supposed to carry serious but uplifting message that we are down, yes, but our "second half is about to begin".

Bronnie Ware is an Australian nurse who spent several years  caring for patients in the last 12 weeks of their lives. She recorded their dying epiphanies in a blog called Inspiration and Chai, which gathered so much attention that she put her observations into a book called The Top Five Regrets of the Dying.
Ware writes that people gain an incredible clarity at the end of their lives. As she asked her patients about any regrets or anything they would do differently, she discovered that common themes surfaced over and over.
