She said that the letters that I&amp;rsquo;m mailing out are very unprofessional and are putting the past agents in a bad light. (This is a quick summary of the nasty email and phone call I got.)&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium; color: #0000ff;"&gt;The homeowners are sending these letters to her attention. How do I handle this? Have you had this happen to any other agents? I am using the letters form the &lt;a href="http://expiredplus.com" title="expired listings letters"&gt;Expired Plus&lt;/a&gt;. I would love your feedback on this.&lt;/span&gt;&lt;/p&gt;

Here is my&amp;nbsp;&lt;/span&gt;&lt;em style="font-size: medium;"&gt;&lt;strong&gt;(quite strong)&lt;/strong&gt;&lt;/em&gt;&lt;span style="font-size: medium;"&gt;&amp;nbsp;opinion&amp;hellip;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;There is only ONE unprofessional agent &amp;ndash;&amp;nbsp;&lt;em&gt;a dilettante&lt;/em&gt;&amp;nbsp;who should be ashamed and who should apologize to her clients for being so incompetent &amp;mdash;&amp;nbsp;&lt;strong&gt;and that&amp;rsquo;s of course the agent who didn&amp;rsquo;t get the house sold&lt;/strong&gt;. That was her job. She didn&amp;rsquo;t get it done. She screwed up. It&amp;rsquo;s her fault. End of conversation.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;And she knows it &amp;ndash; that&amp;rsquo;s the reason why she&amp;rsquo;s so upset about the letter. So my advice to her is to get over it, drop the ego, and move on without being such a sore loser.&amp;nbsp;&lt;strong&gt;It&amp;rsquo;s business.&amp;nbsp;&lt;/strong&gt;And there is&amp;nbsp;&lt;em&gt;plenty&lt;/em&gt;&amp;nbsp;for everybody. Do a better job for your clients next time (or give a better agent like Joan a chance).&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;Yes, there are agents who take offense&lt;em&gt;&amp;nbsp;(even with my soft, friendly attitude &amp;ndash; LOL).&lt;/em&gt;&amp;nbsp;Sure, if you&amp;rsquo;re start taking listings others will resent you, no matter how nice you are. It happens sometimes. I wrote about it no that long ago &lt;a href="http://activerain.com/blogsview/986956/they-hate-me" title="expired listings makes them angry"&gt;here&lt;/a&gt;.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;Don&amp;rsquo;t worry about it, you&amp;rsquo;re not doing anything wrong. On contrary, you&amp;rsquo;re trying to clean up somebody&amp;rsquo;s else&amp;rsquo;s mess. And that&amp;rsquo;s not only a decent way to make a living, but also&amp;nbsp;&lt;strong&gt;an honorable thing to do.&amp;nbsp;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

And expensive. Being the A-type workholic I am, the moment I unpacked, I was behind a big desk&amp;nbsp;to get some work done before the seminar. I fired up my laptop when I noticed it. &amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;A simple note with instructions to connect to the hotel wireless.&amp;nbsp;&lt;strong&gt;For $14.95&lt;/strong&gt;! A day. Seriously?&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;Rip off. Yes. Hell yes!&lt;/strong&gt;&amp;nbsp;Big-time rip off. BUT...&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;I had a choice.&lt;/strong&gt;&amp;nbsp;I could have come up with reasons -- completely justified reasons to feel&amp;nbsp;&lt;em&gt;bamboozled and cheated. &amp;nbsp;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;I could have called the concierge and have a few sharp words. And some poor soul who had nothing to do with that corporate&amp;nbsp;&lt;strong&gt;&lt;em&gt;"upsell cash revenue idea discised as additional service"&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;would apologize with a prepared script. I'm sure she would have a pre-made "&lt;em&gt;reasonable explanation&lt;/em&gt;" used on upset guests like me who yell something along the lines of&lt;em&gt;&lt;strong&gt;&amp;nbsp;"Even Holiday Inn offers free internet! How dare you!"&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;I would have gotten a courteous apology with a complimentary access, no doubt.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;&lt;img src="http://activerain.com/image_store/uploads/4/2/4/5/4/ar135881812445424.jpg" height="136" alt="expired listings choice" width="200" style="margin: 5px; float: left;"&gt;That would have been ONE choice. The&amp;nbsp;&lt;em&gt;obvious&lt;/em&gt;, just, and&amp;nbsp;&lt;em&gt;logical&lt;/em&gt;&amp;nbsp;choice.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;But a choice based on scarcity, coming from a position of lack. Formed by a basic belief that there is not enough.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;I didn't call.&lt;strong&gt;&amp;nbsp;I made a DIFFERENT choice.&amp;nbsp;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;I paid the fifteen bucks&lt;strong&gt;&amp;nbsp;with a smile and gratitude.&amp;nbsp;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;I was glad that $15 makes no difference in my life anymore... &lt;p&gt;&lt;span style="font-size: medium;"&gt;How many times have I heard those words (or uttered them myself!) And how many times have I stumbled because of it.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;Goals I didn't reach... Dreams that remained just that -&amp;nbsp;&lt;/span&gt;&lt;em style="font-size: medium;"&gt;&lt;strong&gt;dreams&lt;/strong&gt;&lt;/em&gt;&lt;span style="font-size: medium;"&gt;. All because I thought it was impossible. Too much. Too high. Out of my reach. Too hard!&lt;/span&gt;&lt;/p&gt;

Then, a teacher appears that gets us back on track (and back to reality that ANYTHING is possible and within reach). Like the&amp;nbsp;&lt;/span&gt;&lt;em style="font-size: medium;"&gt;Turbaned Tornado&lt;/em&gt;&lt;span style="font-size: medium;"&gt;...&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;Meet Mr.&amp;nbsp;&lt;strong&gt;&lt;a href="http://en.wikipedia.org/wiki/Fauja_Singh"&gt;Fauja Singh&lt;/a&gt;&lt;/strong&gt;&amp;nbsp;- called the&amp;nbsp;&lt;em&gt;&lt;strong&gt;Turbaned Tornado&lt;/strong&gt;&lt;/em&gt;. Mr. Singh recently celebrated his&amp;nbsp;&lt;strong&gt;101st birthday&lt;/strong&gt;. He is the first 100-year old who completed a marathon.&amp;nbsp;His personal best is 6 hours, 2 minutes in London Marathon in 2002, but he was '&lt;em&gt;only&lt;/em&gt;' 91. &amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;You may have seen him along side of Muhamad Ali and David Beckam in the Adidas ads. He also carried the London Olympic torch.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;Mr. Sign did not develop the ability to walk until he was five years old. His legs were thin and weak, and he could hardly walk long distances. Because of this, he was often teased, and had to carry the nickname "&lt;/span&gt;&lt;em style="font-size: medium;"&gt;danda&lt;/em&gt;&lt;span style="font-size: medium;"&gt;" - stick. I bet he had heard the words&amp;nbsp;&lt;/span&gt;&lt;em style="font-size: medium;"&gt;impossible&lt;/em&gt;&lt;span style="font-size: medium;"&gt;,&lt;/span&gt;&lt;em style="font-size: medium;"&gt;&amp;nbsp;too hard&lt;/em&gt;&lt;span style="font-size: medium;"&gt;, and&amp;nbsp;&lt;/span&gt;&lt;em style="font-size: medium;"&gt;you can't do that&lt;/em&gt;&lt;span style="font-size: medium;"&gt;&amp;nbsp;a lot.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;Good thing he didn't pay much attention, huh?&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;em&gt;"I won't stop running until I die,"&lt;/em&gt;&amp;nbsp;says the Turbaned Tornado. Not a bad attitude, if you ask me. Not a bad example, either. &amp;nbsp;&lt;strong&gt;Time to get going and make the 2013 your best year ever!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

      <title>Merry Christmas</title>
      <description>&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;&lt;img src="http://activerain.com/image_store/uploads/5/4/3/2/9/ar135600772192345.jpg" height="80" alt="" width="120" style="float: right;"&gt;I don't know about you, but I love &lt;em&gt;Christmas&lt;/em&gt;. All the sweet memories from my childhood. My family used to visit our grandparents who lived in a little house on the edge of a forrest. &lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;&lt;em&gt;Imagine...&lt;/em&gt; Everything covered in soft white snow, freezing cold outside, crackling of the old wood-burning stove keeping us nice and warm inside. And cookies. Oh gooddness, my grandma's famous &lt;strong&gt;Christmas cookies!&lt;/strong&gt; The&amp;nbsp;sweet scents of vanila, chocolate, and cinamon could almost knock you over. I am convinced that that's what heaven smells like.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;So here we are, at the end of another (crazy) year. The tree is done &lt;em&gt;(best we've ever had according to both kids&lt;/em&gt;), a few more presents to wrap &amp;nbsp;(&lt;em&gt;shhh, don't tell Hana about her iToy ;)&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;Time to take a little break.&lt;/strong&gt; There will be laughter, lots of tasty food (I"m making the Borino famous Christmas ham again), friends, and wine and strories.... Hugs, gifts, and good times!&lt;/span&gt;&lt;/p&gt;
&lt;p style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;I hope that you have a wonderful holiday as well. You deserve it. You've worked your butt off, you've guided people through some big decisions, you made things happen.       <title>Best Real Estate Year Ever</title>

      <title>Expired Listings Tip: No Phone Number</title>

I was beyond pumped to find people bursting at the seams ready to let me list their house. I printed my list this morning, went through them all, found the ones that seemed most possible and researched the phone numbers. After obtaining close to 15 numbers, I was ready to call!! I picked up the phone and the number was disconnected, and so was the next and next and so on. Perhaps this is just a sign from the Expired gods that I simply must go knock on the door. &amp;nbsp;Just looking for some advice!&lt;/span&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="p1" style="font-family: Helvetica, Arial, sans-serif; font-size: 14px;"&gt;&lt;span style="font-size: medium;"&gt;&lt;em&gt;&lt;span style="color: #0000ff;"&gt;~ Danica&lt;/span&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="p1"&gt;&lt;span style="font-size: medium;"&gt;&lt;img src="http://activerain.com/image_store/uploads/8/9/2/5/9/ar135334365395298.jpg" height="182" alt="Calling expired listings" width="200" style="float: right; margin-left: 6px; margin-right: 6px;"&gt;First, a big congrats on breaking the fear barrier.&amp;nbsp;&lt;strong&gt;Well done!&amp;nbsp;&lt;/strong&gt;The discomfort is usually the biggest obstacle that stops many agents. Here are some suggestions to make contacting expired listings more effective... and more fun in the future.&lt;/span&gt;&lt;/p&gt;
&lt;p class="p1"&gt;&lt;span style="font-size: medium;"&gt;1. See if you can figure out&amp;nbsp;&lt;strong&gt;why you have so many bad numbers&amp;nbsp;&lt;/strong&gt;(15 out of 15 sounds unusually high). &amp;nbsp;Is it a bad number to begin with, or is it because the sellers have moved and it's been disconnected?&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="p1"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;2. Try a data/search tool such as RedX.&lt;/strong&gt;&amp;nbsp;They often clean up the data, and sometimes they get a seller's number -- even if it's not in the MLS. You have a free 30-day trial certificate as part of the&amp;nbsp;&lt;a href="http://expiredplus.com/" title="Expired Listings System" target="_blank"&gt;Expired PLUS&lt;/a&gt;&amp;nbsp;package.&lt;/span&gt;&lt;/p&gt;
&lt;p class="p1"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;3. No phone number is actually a good thing,&lt;/strong&gt;&amp;nbsp;because if you don't have it, no other agent has it.&amp;nbsp;&lt;strong&gt;The playing field is even.&amp;nbsp;&lt;/strong&gt;Actually,&amp;nbsp;&lt;em&gt;no&lt;/em&gt;&amp;nbsp;--&lt;strong&gt;&amp;nbsp;the odds are in your favor.&amp;nbsp;&lt;/strong&gt;The fact is, MOST average agents will not bother with a direct mail campaign, or&lt;strong&gt;&amp;nbsp;&amp;lt;GASP&amp;gt;&lt;/strong&gt;&amp;nbsp;knocking on the seller's door.&amp;nbsp;&lt;em&gt;So you have less competition.&amp;nbsp;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="p1"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;4. Start a mail campaign.&amp;nbsp;&lt;/strong&gt;Direct mail is often the only way to get the seller's attention. Use it.&lt;/span&gt;&lt;/p&gt;
&lt;p class="p1"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;5. Knock on the seller's door.&lt;/strong&gt;&amp;nbsp;If the house is occupied, leave an expired package. Then, go back if you don't have any luck the first time (Saturday is good day to give it another shot).&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="p1"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;6. Chat with the neighbors.&lt;/strong&gt;&amp;nbsp;Find out if the sellers have moved out, and where. &amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="p1"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;7. Finally, make sure you're going in with the right focus, beliefs and expectations.&lt;/strong&gt;&amp;nbsp;Expect&amp;nbsp;&lt;em&gt;success&lt;/em&gt;. Expect plenty of nice people who want and need your help. Believe that working expireds is easy. And focus on plenty -- plenty of leads, great listings, friendly sellers, and plenty of commissions... And watch what happens.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

      <title>First Expired Listing Call</title>
      <description>&lt;p class="p1"&gt;&lt;em&gt;&lt;span style="font-size: medium; color: #333399;"&gt;Hi Borino, I just called my very first expired listing today. Let me tell you it was quite exciting but at the same time a little uncertain if I should make the call or not. But I went for it.&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;em&gt;&lt;span style="font-size: medium; color: #333399;"&gt;&lt;img src="http://activerain.com/image_store/uploads/7/0/0/1/3/ar135237886731007.jpg" height="200" alt="Calling expired listings" width="200" style="float: right;"&gt;It comes out that the owner did not even know that the listing was canceled. He hadn't talked to his agent at all.&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;em&gt;&lt;span style="font-size: medium; color: #333399;"&gt;The seller says he doesn't know what he is going to do. He mentioned that he is thinking of renting the house. It has been vacant for 4 years and the seller lives in another home.&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;em&gt;&lt;span style="font-size: medium; color: #333399;"&gt;The house was sale pending about a month ago and the reason the sale fell apart was because the appraisal came back low -- $43,000 less than the asking price. The&amp;nbsp;seller probably has unrealistic price expectations. Hard to tell by our short conversation.&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;em&gt;&lt;span style="font-size: medium; color: #333399;"&gt;He did agree that I mail him my resume and business card to the address of the house he was selling because mail gets forwarded to his current address.&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;em&gt;&lt;span style="font-size: medium; color: #333399;"&gt;Need your advice. Should I send him the expired package? Either way I think the call was good for practice! Let me know what you think.&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;

&lt;p class="p2"&gt;&lt;span style="font-size: medium;"&gt;&lt;strong&gt;Great job getting over your fear and contacting the seller!&lt;/strong&gt; You're absolutely right, always call if you can -- if nothing else, it's&lt;strong&gt; great practice&lt;/strong&gt;. Plus, you get a chance to chat with someone new and interesting.&lt;/span&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;span style="font-size: medium;"&gt;&lt;img src="http://activerain.com/image_store/uploads/5/4/2/9/7/ar135237897079245.jpg" height="181" alt="Expired Listing" width="158" style="float: left;"&gt;But in this case, you don't have much more than that. The fact is, if the seller can afford to let the property sit vacant for four -- &lt;strong&gt;FOUR&lt;/strong&gt; years, then he clearly has very little desire to sell. In other words - &lt;em&gt;no motivation&lt;/em&gt;. Notice h&lt;/span&gt;&lt;span style="font-size: medium;"&gt;e doesn't even want to give you his new mailing address. That's also an indicator of low desire to sell and lack of trust.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;span style="font-size: medium;"&gt;And as you said, his pricing expectations are way off. Maybe one day he will accept the reality... Maybe another agent lists the house and will chip away on the price until it's in the "&lt;em&gt;reality&lt;/em&gt;" range. But that will take lot of work, effort and stress. Not worth it.&lt;/span&gt;&lt;/p&gt;
&lt;p class="p2"&gt;&lt;span style="font-size: medium;"&gt;My advice -- send him a personal&lt;em&gt;&lt;strong&gt; thank you card&lt;/strong&gt;&lt;/em&gt; and move on. &lt;strong&gt;There are PLENTY of other nice, realistic, and motivated sellers out there who need your help RIGHT NOW.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

      <title>New Tool in the HQ</title>
      <description>&lt;p&gt;Here is another tool we use here in the &lt;strong&gt;Borino Marketing HQ&lt;/strong&gt; every day. It is a white board alternative from &lt;a href="http://www.whiteyboard.com/"&gt;Whitey Board&lt;/a&gt;. Just stick on, smooth it out, and it's ready to go. Very inexpensive (the 8x5 was $100), removable, and it works great for &lt;strong&gt;tracking, planning, mind-maps, brainstorming or writing notes.&lt;/strong&gt;&lt;/p&gt;

      <title>How far is too far with expireds?</title>
      <description>&lt;p class="MsoNormal"&gt;&lt;span style="color: #3333ff;"&gt;&lt;big&gt;Borino, How far back is too far to go for expired listings to market to?&lt;br&gt;~ Mike, RE/MAX&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;&lt;strong&gt;Go as far back as you can, even a year or two.&lt;/strong&gt; Many owners who tried to sell and move in the past will sooner or later try again. Old expireds are often BETTER and EASIER to list. Here is why...&lt;br&gt; &lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;&lt;strong&gt;&lt;img src="http://activerain.com/image_store/uploads/2/0/6/8/0/ar134037909108602.jpg" height="141" alt="expired listings real estate" width="200" style="float: right; margin-left: 6px; margin-right: 6px;"&gt;First, there is less competition.&lt;/strong&gt; Most agents give up too early in the game. They make a call or two, mail 2-3 pieces of some generic &lt;em&gt;BOOOORING&lt;/em&gt; &lt;span style="text-decoration: line-through;"&gt;mail&lt;/span&gt; junk, and then go on to the next one. This is where &lt;strong&gt;good, persistent follow-up&lt;/strong&gt; makes all the difference. &lt;br&gt; &lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;Also, sellers &lt;strong&gt;appreciate a good agent&lt;/strong&gt; second time around. No matter what the real reason was (&lt;em&gt;price&lt;/em&gt;, usually), they will always blame the previous agent for not getting their house sold. That's your chance to &lt;em&gt;shine&lt;/em&gt;. &lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;Speaking of price, many sellers will be &lt;strong&gt;more realistic&lt;/strong&gt; when it's time to relist. They already tried their price and months and months on the market helps them see the reality. &lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;Once you make a contact, follow the &lt;strong&gt;X-Plus Formula&lt;/strong&gt;. The sequence is &lt;em&gt;critical&lt;/em&gt; -- this is where many agents screw up. &lt;br&gt; &lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;&lt;strong&gt;First, HOPE.&lt;/strong&gt; Expireds are often disappointed and confused. Show them that it's possible to sell and move. Re-ignite their &lt;em&gt;desire&lt;/em&gt; with expamples of homeowners just like them who have sold and moved. &lt;br&gt; &lt;br&gt; &lt;strong&gt;Second, TRUST.&lt;/strong&gt; Build connection, trust and rapport with them. This part may take a few minutes, hours, days, weeks, even months. It just depends. But the fastest way to really connect with them is by &lt;em&gt;&lt;strong&gt;meeting them in person.&lt;/strong&gt;&lt;/em&gt; &lt;br&gt; &lt;br&gt; &lt;strong&gt;And final step -- YOU-THE SOLUTION.&lt;/strong&gt; Most agents do this backwards. They start with the last part -trying to convince and impress the sellers that they are &lt;em&gt;different/better/qualified...&lt;/em&gt;&amp;nbsp; Before HOPE and TRUST. And you wonder why they can't list expireds.&lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;So, once the &lt;em&gt;desire and hope are &lt;/em&gt;there, combined with trust and rapport, demonstrate to the expired that YOU are the most logical choice for the job. &lt;br&gt; &lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;Follow this sequence to quickly get &lt;strong&gt;plenty of new motivated leads, listings... and commissions.       <title>My Dad</title>

On Sundays, my dad used to take us to a nearby park to play a fierce game of soccer. &lt;br&gt; Me -- about ten, with my younger brother against my mom and my dad. &lt;br&gt; &lt;br&gt; Then ice cream afterwards (extra scoop for the winning team :)&lt;br&gt; &lt;br&gt; I remember Christmas. Awesome, cold, snow-covered Christmas and my dad and I flying down the hill on our wooden sled.&lt;br&gt; &lt;br&gt; I remember playing fun games with him.&lt;br&gt; &lt;br&gt; Tons of funny stories and jokes that always made me giggle.&lt;br&gt; &lt;br&gt; Mountains, hiking, ocean, sun....&lt;br&gt; &lt;br&gt; And his smile -- his big warm glowing smile.&lt;br&gt; &lt;br&gt; I love you, dad...       <title>Fish.... Wish Me Luck</title>
      <description>&lt;p&gt;&lt;big&gt;Getting ready for a fun weekend. The weather is beautiful, not a cloud in the sky. We're having friends over this afternoon for a barbecue and I decided to make fish tacos.&amp;nbsp;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;Now, when it comes to flame, I can make a mean steak and juicy burgers and even sausages that make the whole neighborhood salivate.... &lt;br&gt; &lt;br&gt; But I have trouble with &lt;em&gt;fish&lt;/em&gt;, so wish me luck (I'll let you know next week how it turned out -- with photo evidence ;)&lt;br&gt; &lt;br&gt; Anyway, wanted to post this out to ya before we get the weekend started.
