Brett from Texas sent me a note not that long ago. He was really frustrated with the business:
"It sucks. Thinking about hanging it up. It may just be time to try something else."

Charles posted a very candid comment about not being able to get good results with expireds:
"Unfortunately 98-99% of the expireds do not have phone numbers, and those that do have the phones disconnected. I have a series of four letters that I send with poor results (only one sale so far, after many months . The time, work and money I spent, I could not justify. I also tried visiting the expireds with dismal results. They weren't at home, wouldn’t come to the door, denied that their listing had expired, etc. I knew that I couldn’t continue to do that."

Whenever there is an opportunity for a quick, easy listing, there is always going to be competition, logically.  Yes, expireds can be easy listings, but the the biggest challenge is the competition from other agents.

 "Borino, I would like to work expired listings in a different area. The prices in the area that I live in are about $300K-$900K. I would like to work expireds in this area! The problem is I don't have any past sales in this area nor does anyone in my office. This was a good expired listing. Three clean bedrooms, decent size, nice yard. It needed a new driveway but other than that, very saleable listing. Sellers - an older couple - were planning to move to Oregon. Kids out of the house; too much upkeep. Too much hassle. So of course, I was excited until they hit me with “We’re just going to wait... And think about it.” Crap! I did come back with one of those canned lines (I think it was from Mike Ferry) about buyers and good time to sell.... But it fell flat. And I was out … (9 comments)

Good question, Mike...You should be working with as many as you can handle (the more the better, of course). And as many as it takes to get 1-2 listings per week. That's the short answer.... Now let's take a step further and go over the details. You should know (or figure out) some basic stats:

"Direct Mail Is Dead" read a headline on a busy real estate forum recently. Maybe you've seen it.
What followed was a frustrated post from an agent complaining about not getting any returns on his Just Sold post card campaign. 
Nice design, heavy gloss paper, nice photo of the property. This poor guy mailed hundreds and hundreds of those expensive things to a neighborhood...
And yet not a single good lead, let alone a listing. Is direct mail really dead?
No, of course not. The missing (and critical) part of the puzzle was, obviously, THE CUSTOMER. Let me explain...
