expired listings: Don't You Break The Chain! - 05/14/12 04:47 AM
Are you a Seinfeld fan? Here is how Jerry Seinfeld became a successful writer and THE highest paid comedian ever, earning $87 Million per year even now, years after his popular show ended.  "You only get ahead by writing better jokes. And you only write better jokes by writing every day," was and advice Jerry got from another comic. So here's what Jerry did. He got a wall calendar and a red pen. Every day he sat down for a few hours to write jokes. Then, he put an X on the day. After just a few days, he had a … (6 comments)

expired listings: Quick Jumpstart Plan - 03/29/12 06:55 PM
"I am really struggling financially and this really needs to be the time for my big push to make it in real estate. I have a young family and we can't go on like this for much longer. I believe if I get started in the right direction I can succeed at this goal. I needed your gift of inspiration right now like you can only imagine." -Shawn New Jersey Oh, I do know a thing or two about financial struggle. There is almost nothing as stressful as worries about money. Been there... More than once. But that's the cool thing … (11 comments)

expired listings: How to win the game - 03/26/12 10:21 AM
" I am a new broker in La Jolla, California. Clients seem to like me, but its been coming to that question, they want the proof. I show them my marketing from the previous listing I had but hen I have to say, well it didn't sell. They say: " I root for the little guy, but you have no track record."
I'm wondering if your program can help a new agent in our high-end market. Thanks I truly appreciate your time."Rob Here is the thing... It is not as much about the market as it is about YOU. Whether you sell twenty-million … (0 comments)

expired listings: Four quick tips to boost confidence - 03/22/12 07:19 AM
"What is your number 1 recommendation in building confidence as a listing agent? I understand that at the end of the day, the first step is the hardest, and sometimes, it's like Nike "Just do It" but... when you first started, how did you overcome the fear and the lack of confidence?  Thanks for a great system - I really do enjoy your approach taught on the DVD - I can see myself with the softer approach.I appreciate you sharing a little bit of the mental strength - which is mostly needed in this business."

expired listings: New agent lists 10 expired listings -- in 10 weeks! - 03/12/12 02:36 PM
What makes this guy different from the rest of the agents? He doesn't have any super-powers. No big marketing budget. No big list of past clients or years of experience -- Gary has been in real estate just 15 months. He is in a very competitive and crowded real estate market with almost 10,000 agents. And yet -- right out of the gate he listed 10 expireds in 10 weeks.
Like you, I was curious how he did it. I chatted with Gary and recorded it for you -- to inspire you and to show you that ANYONE can get good … (6 comments)

expired listings: BS 3000 - 02/29/12 08:13 AM
Oh, the promise of spring.... Spring Break, Spring Cleaning.... And Spring Rush. Many sellers, warmed up but the sun are again full of new hope. They're getting off the fence and back on the market.
So why then, do they say things they often don't mean? Good news! Using a brand new seller mind reader - the Brain-Seller BS 3000 I have successfully deciphered hidden messages behind those statements:
"We have an agent in mind" - We know a guy who mails us real estate stuff "We don't know what we'll do" - We're nervous and unsure, and we don't … (49 comments)

expired listings: The Secret of Baby Steps - 02/27/12 07:32 AM
Here is an interesting experiment that will help you get more listings. Researchers went door to door asking homeowners to place a large sign in their front yard that said Drive Carefully. It was big and ugly sign. 17% of the homeowners agreed. A second group of homeowners was asked to place a small 3-inch card in their home. The message was the same - Drive Carefully. Two weeks later the researchers returned with the big and ugly sign to each homeowner who agreed to put the 3-inch sign in their home. Ready for this? 76% agreed to place the big … (2 comments)

expired listings: How to quickly fix your expired listings mailings - 02/20/12 10:58 AM
"Borino, I need your help. I sent 34 letters to expired listings but did not get one phone call. I feel discouraged. What am I doing wrong?" If your expired marketing is not generating you leads and listings, I betcha the problem (and an easy fix) is right here: 1. Targeting a dead area with low turnover and/or low demand Make sure you're only targeting neighborhood and price range that is moving. That means good listings, desirable price range, and recent closed transactions. Go only after properties that are in demand and selling. Check your MLS data and only market to … (12 comments)

expired listings: How to list expired listings (new video) - 01/23/12 09:51 AM
How would you like to list an expired within the next seven days? And I'm not talking some over-priced junk with bossy sellers, carpet from 1964 and a doberman named Killer. I mean a nice clean listing. Reasonable, motivated seller. And priced to move.
I was recently invited to do an exclusive, private seminar for Exit Realty in Columbia, MD on how to get an expired listing in seven days. We taped the workshop for you so you can pick up some helpful tips and practical techniques.
Here is part 1:

Facebook has 800,000 million users. Facebook is the next Google. Facebook will make you rich. Right? Right??
We're collecting those precious LIKE clicks, posting relevant, interesting content, sharing videos and tips and updates...
We're Tweeting our LinkedIn about a post on Active Rain to Facebook - hoping that the two sexy buzz words "SOCIAL MEDIA" will finally solve our marketing, advertising and prospecting conundrum. Because it's fast, convenient, and SAFE. Because it beats the usual "conventional" methods, like actually meeting someone and having a conversation.
Well, as it turns out, the social reach is not all that social. Facebook has 'matured' … (4 comments)

expired listings: Expired Listing Tip: How to go against another agent - 01/06/12 05:23 PM
"I just spoke with an Expired and she said they are planning to list next week. But they are going with an agent who was referred to them. I told her I would still call her next week, but what should I say? How can I get an appointment?" Going up against an agent who was recommended to the seller is challenging. But still... It will come down to who the seller likes and trusts more. The referred agent does have a head-start but the race has not been decided yet. Here is how to handle the situation and nail the … (11 comments)

expired listings: Big, mean and scary? - 12/29/11 11:02 AM
I know... Expireds can be scary. Mean. Nasty. Angry. Here is a great lesson from an Alaskan bear you can apply next time you talk to an expired listing: if you're nice and friendly, they will be nice back.

expired listings: Thank You - 12/25/11 10:09 AM
Did you watch "It's a Wonderful Life" again this Christmas? Remember the the part of the movie when George Bailey is talking with the old angel Clarence? And Clarence reminds him "Strange, isn't it? Each man's life touches so many other lives. When he isn't around he leaves an awful hole, doesn't he?"
Remember, YOU are making a big difference. If you just live out the life you were sent here to live, magic happens. You really don't have to worry so much about the minute details. Don't get stuck on stuff like "positioning" and "diffirentiating" and "social media technology". Those … (43 comments)

expired listings: Merry Christmas, Brave Real Estate Warriors - 12/21/11 03:01 PM
Another year almost behind us. We made it! Some triumphant, carrying high flags and badges of cunning victories, great listings snagged on the battlefields, plentiful bounties, artful alliances and masterful diplomacy moves against the enemy. Some bruised, bloody and beaten. Exhausted by the grinds, long days and lack, but NOT ready to quit. Not by a long shot. There no is cowardly white flag in your arsenal. So rest up, brave warriors. It has not been easy regardless whether you're bringing home medals or scars -- and often both. You made it while so many others have surrendered under the crushing … (4 comments)

expired listings: Everything You Always Wanted to Ask About Expireds - 12/01/11 11:05 AM
Last teleseminar we did was fun. Over 300 rockstar agents learned some neat tips and techniques. But there were tons of questions and we just ran out of time. Next week is your chance to ask ANYTHING you wanted to know about how to list more expired listings.
Is it better to call or knock on their door?   What is the best thing to mail them?   How to beat 20,000 other agents?   What to leave if they're not home?   What if the expired is a short sale?   What's the best time to contact them?   … (5 comments)

expired listings: Mailing Real Estate Christmas Cards? Oh No! - 11/28/11 09:54 AM
We all get them, right? The corporate Christmas or, more politically correct "Holiday Best Wishes" mass-mailing cards:
Warmest Wishes from the Law Firm, Peace on Earth from the mortgage company, and Season's Greetings from the insurance agent.
Sometimes even hand-signed (probably a lousy annual job for the receptionist) and with a phone number, just in case. It feels impersonal, salesy and says:
"Let's use the holidays to drum up some business and we'll hide it behind some cheesy Christmas theme!"
These types of mailings make very little impact and they usually end up in the trash before Santa's annual tour.

expired listings: My First Thanksgiving - 11/19/11 07:55 PM
"What are you doning for Thanksgving?" my friend Jim asked. I had been in the US for only a few months and I had no idea what Thanksgiving was. I barelly knew just a handful of people so my social caledar was pretty open back then. Curious and not really knowing what to expect, I gladly accepted Jim's invitation to spend the holiday with Jim's sister and her family.
We drove from Los Angeles up north, passed San Franscisco, crossed the Gold Gate bridge and arrived to Willits, a quaint little town in Northern California.
I didn't really know what … (9 comments)

expired listings: Why Are They So Cold To Me? - 11/14/11 06:57 PM
An agent sent this great question:
"I have clients that I build a good rapport with. I show them properties and they like the homes. But then I call them back and get cold treatment.
'We want to wait. We need to work on our finances. We'll call you back'. Or they don't answer at all when I call. What should I do?"
Save yourself and your clients time, hassle and headaches. How? Qualify your clients better. And do it as soon as possible -- before you invest a lot of time. The more you know about them and their … (5 comments)
