real estate marketing: New agent lists 10 expired listings -- in 10 weeks! - 03/12/12 02:36 PM
What makes this guy different from the rest of the agents? He doesn't have any super-powers. No big marketing budget. No big list of past clients or years of experience -- Gary has been in real estate just 15 months. He is in a very competitive and crowded real estate market with almost 10,000 agents. And yet -- right out of the gate he listed 10 expireds in 10 weeks.
Like you, I was curious how he did it. I chatted with Gary and recorded it for you -- to inspire you and to show you that ANYONE can get good … (6 comments)

real estate marketing: Lights, camera, action... commission! - 03/08/12 09:14 AM
Video is an powerful marketing tool. Google loves it - many of my videos get indexed and show up on page 1 in just a few hours. Also, 2 billion+ views per day on Youtube means plenty of exposure and traffic. And videos are pretty easy to produce and publish. Heck, even an iPhone can now shoot a decent video.
But PLEASE -- DON'T do the usual "welcome to my site" boring clip many agents do. Here are five alternatives to create cool, interesting, and profitable videos: 1. Client testimonials High impact, good marketing message, strong 3-party endorsement - they … (3 comments)

real estate marketing: How to quickly fix your expired listings mailings - 02/20/12 10:58 AM
"Borino, I need your help. I sent 34 letters to expired listings but did not get one phone call. I feel discouraged. What am I doing wrong?" If your expired marketing is not generating you leads and listings, I betcha the problem (and an easy fix) is right here: 1. Targeting a dead area with low turnover and/or low demand Make sure you're only targeting neighborhood and price range that is moving. That means good listings, desirable price range, and recent closed transactions. Go only after properties that are in demand and selling. Check your MLS data and only market to … (12 comments)

We're collecting those precious LIKE clicks, posting relevant, interesting content, sharing videos and tips and updates...
We're Tweeting our LinkedIn about a post on Active Rain to Facebook - hoping that the two sexy buzz words "SOCIAL MEDIA" will finally solve our marketing, advertising and prospecting conundrum. Well, as it turns out, the social reach is not all that social. Facebook has 'matured' … (4 comments)

real estate marketing: Eleven Expired Listings Listed in 30 Days - 10/03/11 03:18 PM
Brett from Texas sent me a note not that long ago. He was really frustrated with the business:
"It sucks. Thinking about hanging it up. It may just be time to try something else."
But you know, if he really wanted to just give up, he would have -- no need to write to me. So we went to work.
Check out this new short video where Brett and I chat on Skype. We go over what happened, the results he got and what changes he made. I won't ruin it for ya and give away the ending ;) but … (13 comments)

We were shooting a new video for you on how to build a sharp-looking ad in minutes to promote your listing or your next open house online. Even if you're not an internet guru or a design wiz. In the video I will actually walk you through the process and we post an ad live. Now here is the kicker....
Not even five minutes after we finished the video we got a call on our 800-line from a potential buyer about the open house -- before I had a chance to delete the ad! Of course I apologized and explained … (14 comments)

real estate marketing: EXPIRED LISTING objection: "Do you have a buyer?" - 09/08/11 11:25 PM
Richie from Keller-Wiliams asks: "I have used the script from the Expired PLUS and I reached a point when I said "If a buyer wanted to pay a good price for your home in the next three weeks would you be still interested in moving?"The question I received from the expired: "Do you have a buyer for my home?" Am I being dishonest with the expired listing. How should I handle it?"You absolutely don't want to be dishonest. Here is how to handle the conversation:"Here is the truth, Mr. Jones. I don't really know if I have a buyer. I have … (11 comments)

real estate marketing: How to make your Craigslist ads more effective - 09/06/11 06:27 PM
If Craigslist is so popular and so many buyers visit it daily, why do so many agents complain that all they get are junk leads? Or worse, NO leads at all. It's because they commit one or more of the Seven Craigslist Sins.
So before you promote your next Open House or your listing, check out my new video. And you shall go forth and be sin-free ;)  Not to mention you'll get more leads. Enjoy!

real estate marketing: Cool follow up tool - 08/16/11 10:14 PM
I'm always on the look out for cool tools that will help you stand out from the crowd and impress your clients.  The latest one is called mailVU.You can send free personal video messages to expired listings, FSBOs, web leads -- any prospects and clients you have. You can send a personal "thank you" video to follow up after a listing presentation. You can stay in touch with out-of town seller or follow up with visitors after an open house.
Rather that sending the usual (and often boring) email that they may or may not read -- or even open, send … (13 comments)

real estate marketing: How I make the videos - 06/23/11 11:30 AM
Since many of you have asked, here is a little behind the scenes walk-through on how I produce the real estate info videos you've been watching.
First, I create a story board and write the outline in Apple Keynote. I break down what will be filmed on-camera, off-camera, and what will be slides and animations.
Depending on the project complexity, I use one of two setups for the actual filming: full or compact. Full set is used for bigger productions such as The Open House PLUS where I need multiple cameras, lights and reflectors. We shoot on couple of Sony HDR … (9 comments)

real estate marketing: Home buyer traffic is up - and it means.... - 04/21/11 12:17 PM
Did you see the report on the Realtor.com?  Buyer traffic is climbing up. I think it’s partially because in many parts of the country the market is getting better. Also, spring is here, and that’s always a time when many buyers get serious. So what does that mean? * If you need listings sold:
Get your listings ready. Make sure they are in top shape. Reduce the price if the property has not gotten any offers in the last 30 days. Resubmit to the MLS as a new listing (if it’s allowed). * If you need listings:Follow up with all your … (1 comments)

real estate marketing: Get More Open House Visitors Through Facebook (new video) - 02/09/11 11:36 AM
Don't you just HATE that?  All the preparation for the Open House, promotion, putting up signs... Sellers spiffing up the house, full of expectations...
And then, it's either slow (only a few tire-kickers, flakes and curious neighbors), or worse - it's DEAD. Nobody shows up.
So let's fix it. I put this short video for you. A quick (and free) Facebook strategy you can use next time you're getting ready for an Open House. Check it out (and let me know what you think).

real estate marketing: Free Open House Flyers - 02/07/11 10:57 AM
Mike with Exit Realty asked me what would I do if I were to start all over again. No big list of leads, no past clients, no testimonials, no recent sales. Nada.So I put together a simple plan:
Contact five expireds every day Contact two FSBOs every week Preview active and sold listings every day Build a SOI (sphere of influence) database And hold an Open House each Saturday (or Sunday) That's it. That's the plan. And here is the kicker. Mike sent me this email:"I've followed your marketing plan for a month and have managed to sell 5 homes (my … (3 comments)
