In comparing Westboro 2010 vs 2009 market activity for the 1st 2 months of the year, we see there were 3 more sales at this time in 2009 while the days on market has dropped quite a bit from 131 to 99 days on the market and the median sales price has dropped from $335,000 to $271,000. This indicates to me, the lower price ranges are more active (probably 1st time buyers taking advantage of the $8,000. tax credit) and the sellers are being more realistic about asking price, hence the shorter  days on market.  while sales volume and avg prices are down avg days on market is improving and sales price as a percentage of asking price is stable. The chart shows which price ranges are most active YTD 2009. Looking for improvement in the market with low interest rates and government incentives.
