A good friend of mine just sent me a lengthy email asking me if I think it is price or beauty that really drives sales.  As I started to debate that it is price I began to wonder if it is really the attractiveness of a home that wins out in the end.  And thus the debate began in my own head.  Of course, in the end, price and beauty are tied together.  Sort of.  And that is when it really hit me......I know what I have been accomplishing with my staging all along however I guess I have never really … (3 comments)

I bet with a young homeseller last week who was disappointed with the lack of activity on her condo.  She said she had an idea why it was not moving but wanted to hear what I said.
This woman had a broker open house about a week before I came where three agents showed up (THREE???).  Hmmmm, first red flag.  Turns out she listed her home with an agent who's office has no presence in her town and is a minimum of a half hours drive time away.  Could this be the first of her many problems??

Nothing frustrates me more than agents that don't understand the importance of quality photos for their listings.  I almost find it entertaining that these agents will demand staging but then when I see the listing online all of the drama is then missing.  So here is my best attempt at converting all of you sloppy picture takers into either budding photographers or agents that hire aprofessional photographer.

I wish that I could say that all of my clients hire me to stage their homes top to bottom.  The truth is that some homeowners simply do not have the budget to hire me to work my magic in their homes.  We have also found that in certain markets where staging is not the norm homeowners are reluctant to stage their homes when their neighbors, colleagues, and friends are listing their homes without it.  And with so many people watching HGTV the number of people who want to "dabble" in interior design and staging seems to be increasing.

Almost every Realtor I talk to "really believes that staging makes a huge difference".  So why is it that so many of you do not recommend staging to your clients??
Here is what I am finding from conversations I am having with my Realtor friends:
