home staging benefits: It is not just rouge and lipstick. Or is it? - 08/11/10 07:15 PM
A good friend of mine just sent me a lengthy email asking me if I think it is price or beauty that really drives sales.  As I started to debate that it is price I began to wonder if it is really the attractiveness of a home that wins out in the end.  And thus the debate began in my own head.  Of course, in the end, price and beauty are tied together.  Sort of.  And that is when it really hit me......I know what I have been accomplishing with my staging all along however I guess I have never really … (3 comments)

home staging benefits: Seriously? - 08/09/10 05:24 PM
I bet with a young homeseller last week who was disappointed with the lack of activity on her condo.  She said she had an idea why it was not moving but wanted to hear what I said.
This woman had a broker open house about a week before I came where three agents showed up (THREE???).  Hmmmm, first red flag.  Turns out she listed her home with an agent who's office has no presence in her town and is a minimum of a half hours drive time away.  Could this be the first of her many problems??
Second, the photos (we … (9 comments)

home staging benefits: Sloppy Pictures are one of my Biggest Pet Peeves - 07/15/10 11:46 AM
Nothing frustrates me more than agents that don't understand the importance of quality photos for their listings.  I almost find it entertaining that these agents will demand staging but then when I see the listing online all of the drama is then missing.  So here is my best attempt at converting all of you sloppy picture takers into either budding photographers or agents that hire aprofessional photographer.
First and foremost it is the pictures that drives your showings.  Statistics show that more than 80% of buyers find their new home online.  If they are not drawn to your listing through the … (7 comments)

home staging benefits: Furniture Rental 101 - 06/02/10 12:58 PM
Selling a vacant home poses all sorts of challenges for Realtors. It feels uninspiring, doesn’t photograph well, the rooms appear smaller than they are, there is typically a lack of light, and you are often competing with furnished homes in your price point. Staging a vacant home with furniture solves all of these problems and more.

So what do you need to know about renting furniture?
1. There is typically a minimum rental term. Industry standard is three months. Shorter terms often require a surcharge.
2. Payment requirements vary. Some companies require the … (0 comments)

home staging benefits: Talking to Your Listing Clients about Staging - 06/01/10 02:51 PM

Almost every Realtor I talk to "really believes that staging makes a huge difference".  So why is it that so many of you do not recommend staging to your clients??
Here is what I am finding from conversations I am having with my Realtor friends:
1.  You don't know how to bring up the subject of Staging.
Here is the thing, it is not like you are suggesting something from outerspace.  Ask almost anyone in America today with a television and it is likely they are tuned into HGTV at some point during the week.  They know staging exists and … (0 comments)
