Home town pride! - 11/21/11 08:57 AM
Cat/Griz Rivalry
It was a sad, sad day on Saturday here in Bozeman Montana!  Our beloved Bobcats lost to our state rivals the Grizzlies in a football game that was nearly an embarrassment.  Heart sick would be a great term to describe our emotions for the day.  We actually went into the game number one in the nation and should have easily had this won, and maybe that was the problem, we were a bit cocky.
There are some wonderful things that came of this week though.  We banded together with great support for our team.  Here are a few of … (2 comments)

Sex Offenders: Dreaded topic and necessary disclosure - 11/20/11 10:13 AM
Home buyers beware!
I know this is a dirty topic that none of us like to discuss, but in your consideration for a particular neighborhood, have you checked to see if there is a registered sex offender living nearby?  As real estate agents, we should all be giving the advice to buyers to research this, it's in our buy-sell document!
Not everyone is concerned, but I firmly believe that if you have children, or a spouse, your obligation to check is not negotiable!  Family Watchdog has a web page that will allow you to check any neighborhood or address and … (11 comments)

Manhattan, Montana Market Report - 11/19/11 11:16 AM
Manhattan, Montana Real Estate 3rd Quarter Market update
The following graphs should help you understand where the market in Manhattan is for the 3rd quarter of 2011.
Market for Single Family Homes in Manhattan, MT

Manhattan is a small and desirable location for families. The graph seems to show the asking prices have finally come closer to the price buyers are willing to pay for a home.   We are hoping to see another sparked improvement in the next few quarters as Blackhawk Industries prepares to make their move to the small community.

Belgrade, Montana Real Estate 3rd Quarter Market update
The following graphs should help you understand where the market in Belgrade is for the 3rd quarter of 2011.
Market for Single Family Homes in Belgrade, MT

The previous graph indicates that Belgrade is struggling with the foreclosures which is evidenced in the continued slight decline in asking and sold prices. It does show a significant improvement for the number of sold homes since our first quarter, and the number of days a home spends on the market is on the decline. Please note the title, this is only for single … (0 comments)

Three Forks, Montana Real Estate 3rd Quarter Market update
The following graphs should help you understand where the market in Three Forks is for the 3rd quarter of 2011.
Market for Single Family Homes in Three Forks, MT

Three Forks is has a second quarter anomaly with one unique sale that skews the graph.  In looking at just the 1st and 3rd quarters you can get a fairly decent idea of the market.  There is considerably more negotiating power in Three Forks, it is a smaller community and jobs are limited unless you choose to drive for employment.

Bozeman Real Estate 3rd Quarter Market update
The following graphs should help you understand where the market in Bozeman is for the 3rd quarter of 2011.
Market for Single Family Homes in Bozeman, MT

The previous graph indicates that our average price has very gradually increased each quarter this year.  It also shows a significant upswing in homes sold for the 2nd quarter, our very productive summer months and just a slight decrease for 3rd quarter as we head into the end of the year.  What is very promising is the decrease in the average number of days on … (0 comments)

What Is A Listing To YOU? - 11/14/11 09:03 AM
You owe it to yourself to keep your job interactive, adaptive, and engaging. Taking Bozeman listings should be more than an effort to get the listing out there, it is a chance to express creativity, personality, and spur a positive reaction from those what are looking at it.
The more personally connected to the listings themselves as well as to the clients, the better you will be able to represent what this listing is… a home, piece of property, or investment for your client. It is not a mere piece of architecture.
Nothing demonstrates this better than direct feedback from a client regarding some updated … (5 comments)

Bozeman is Growing, check out the new construction projects! - 11/13/11 10:34 AM
New construction projects for Bozeman, MT
The Bozeman city commission voted to partner with the county for building new police buildings and court offices.  This will enable them save on construction costs by consolidating and it looks as though things may be moving forward!
The city has budgeted $500,000 for 2013 and 2014 for designing the project and are hoping to pass a bond issue to pay for construction.  This should bring another large construction project to Bozeman.  Recently, construction has been started, is in process, or nearly finished on the following commercial projects:

Lease purchase .... interesting? - 11/11/11 09:11 AM
Is Lease Purchase an Option for You?
A Lease Purchase arrangement is a bit different than a lease option in that there is a specific closing date and price attached.  It offers some stability for the seller, and some time for a buyer to arrange financing, finishing saving a down payment, or overcome other obstacles that may be in the way of todays’ financing.
Here is how the last transaction we brokered was structured:
Buyer agreed to pay seller $x for the home
Buyer agreed to pay seller $x for the down payment immediately
Buyer agreed to pay $x … (2 comments)

Veterans Day in Bozeman Montana - 11/10/11 09:48 AM
Bozeman Honors Fallen Veterans
Veterans here find that Bozeman makes them feel warm and welcome, both at the university and in the community.  On Friday, volunteers will gather at MSU to read the 6200 names of the troops that have died in the wars in Afghanistan and Iraq since 2001.  Names will be read from 9 am until 5pm with a moment of silence observed at noon and will be streaming on Montana State Universities’ website.  If you would like to participate by reading for 15 minutes, call994-6902 to volunteer.
Some other activities happening over the weekend are:

Bozeman Real Estate Market - 11/09/11 09:05 AM
Bozeman Homes on the Move!
Not a great real estate market you say?  You would be amazed by the number of Bozeman homes on the move then.  Sellers had the market cornered for years here, they could list their homes at the price they wanted, and almost invariably receive an offer, and sometimes multiple offers.  They would not negotiate for repairs, and were immoveable on timelines.
Well, times have changed somewhat.  There is flexibility in negotiating (although not always as much as the buyer would like to think), and the sellers are definitely willing to help make repairs and work with … (0 comments)

3 Extra hours in a Week? Thats something to be thankful for! - 11/08/11 07:09 PM
What to do with 3 extra hours?
I have read multiple posts about what other folks would do with an extra three hours in a week.  I do wish I could be as noble as part of the rest of you and do some more community volunteer work, but that’s already built into my schedule.  Here’s what seems to be missing from my schedule:
·         Repainting the trim on my house
·         Getting the flower beds ready for winter
·         Finishing the fencing
·         Regrout the floor
·         Install a wood burning fireplace

As you can see, the advice … (10 comments)

Why do They Call It Selling Real Estate Anyway? It's not like Selling Pencils - 11/08/11 11:13 AM
My sentiments exactly.  As Realtors, we do not sell, we listen; and if done correctly, it becomes an art form.  The careful matching of existing homes for sale with the list of dreams a client has requested.  Or, as a sellers agent, the unique presentation of a home so as to find the buyer that has dreamed of living there forever!
None of this is pushy, or salesmanish. (is that a word?)  It is informative and educational, and sometimes a bit of phsycology is involved.
While Carol may be the perfect agent to call in Franklin, MA, if you are considering … (3 comments)

Bozeman Montana Breweries, one more thing to do here! - 11/07/11 09:05 AM

Bozeman Montana Breweries

It may very well surprise most of your, but our area has a number of outstanding breweries, and a good history to go with the current brew houses.  In 1895 Julius Lehrkind built one of the first in the area along the railroad, which produced nearly 40,000 barrels of beer each year until the prohibition in 1919.  It was the largest building in Bozeman until 1957!  In recent years, developers had begun to demolish the building to make way for new development, but the recent downturn slowed that progression and now only a single wall stands.

Help for Bozeman Home Owners - 11/06/11 07:58 AM
Help for Bozeman Home Owners
Most of us have been there at some point in our lives, even if it has been awhile!  You know, living hand to mouth, barely making ends meet.  Unfortunately, there seem to be more of us in the current economic down turn, and even one unforeseen cost can send us into a tailspin and cause the payment on our home to be overwhelming.
There have been recent changes in the government programs to help homeowners before they are behind!  HARP programs have generally allowed a refinance only to 125% of the present value, but have now … (2 comments)

Bozeman Homes: Insurance Considerations - 11/02/11 09:24 AM

Bozeman Homes:

             Insurance Considerations

Buying a new home includes finding the proper insurance to go along with that.  You likely already have insurance for your auto, may have some life insurance, and possibly renters insurance, and the agent you are working with can help you with a quote for your new home as well.

If you are purchasing a condo, you will need insurance only on the interior of the unit.  Ask your real estate agent to provide you with a copy of the Condo CC&R’s and provide them to your insurance agent, this document will … (2 comments)

Montanas' Wilderness Areas - 11/01/11 12:16 PM

Montanas’ Wilderness Areas

Our National forests are safe!  A federal appeals court recently ruled that there will be no roads on nearly 50 million acres of National Forests by upholding the 2001 Roadless Area Conservation Rule.  The complete article can be found at the Bozeman Chronicle.

What does this mean to us here in Montana?  It affects all of us, and in a very positive way.  Our mountains are filled with areas that have trails and roads for motorized vehicle use.  Such as the Gravely Range in Madison Valley where the road runs for nearly 72 miles … (3 comments)
