"Builders in many markets are reporting that buyer traffic and sales have picked back up after a pause this April," says Barry Rutenberg, NAHB chairman. "It seems we have resumed the gradual upward trend in confidence that started at the beginning of this year, as stabilizing prices and excellent affordability encourage more people to pursue a new-home purchase."

Builder confidence is at its highest since May of 2007 having risen five points this month. The measurement tracks sales conditions, expectations, and buyer traffic. Standard & Poor’s Rating Services based on first-quarter 2012 data has produced its estimates. Regional procedural variations on judicial/non-judicial have provided much information on how much time is needed to clear the backlog of nonperforming loans.
“S&P includes in the shadow inventory all outstanding properties on which the mortgage payments are 90 or more days delinquent, properties in foreclosure, and properties that are REO. The agency also includes 70 percent of the loans that became current, or “cured,” from 90-day delinquency within the past 12 months because S&P says these loans are more likely to re-default.”

In order to legitimately get into the game, a cash deposit is needed. “No-money-down purchases—no way! Very little down, because you can barely afford the house to begin with―no way! No money down can immediately put you into a negative-equity position—especially in a downward-moving market. The days of 100 percent financing are long gone.” 
If You Cannot Afford It—Don’t Buy It
Everybody wants it all. Size, amenities, location, quality, ect. Tighter lending restrictions do not translate to the possibility of buying anything! Buying within your means with make your investment reasonable in the long run.
