In an era that has seen this trend rise and rise and rise, I stumbled upon an article today that made the argument that this online system of judgment has not only plateaued but reached a point where it is counterproductive. &amp;ldquo;&lt;a href="http://www.inman.com/2013/05/09/the-agent-ratings-ship-has-sailed/"&gt;The Agent Ratings Ship Has Sailed&lt;/a&gt;&amp;rdquo; puts forth the following stances:&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;As a &lt;a href="http://www.bozemanmontanarealestate.net/#!brittney-dahlberg/c1tj5"&gt;marketing director&lt;/a&gt; who monitors, promotes and meticulously advocates for online performance of the agents I stimulate business for, I initially had a very visceral reaction to the above article. As I allowed it to digest, I began to understand where the author is coming from but I am nowhere near buying into the narrative.&lt;span&gt;&amp;nbsp; &lt;/span&gt;I work in the online realm and all its facets and I think I have appropriate counterpoints to add: &lt;/span&gt;&lt;/p&gt;

&lt;strong&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;Online reviews have lost credibility&lt;/span&gt;&lt;/strong&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;&amp;mdash;If you search for &lt;span style="text-decoration: underline;"&gt;anyone&lt;/span&gt;, agent or otherwise, online something will come up. This can be anything from an award to an embarrassing newspaper article. As a &lt;a href="http://www.bozemanmontanarealestate.net/#!brittney-dahlberg/c1tj5"&gt;marketing director&lt;/a&gt;, I need to make sure that when my agents have their names typed in, I have some control over what the results to that search are. Reviews are a blessing in this regard. The review resources I run into in the real estate world are those on Trulia, Zillow, Realtor.com, etc&amp;hellip; each of these sites have a highly rigorous and semi-lengthy process clients must go through to enter their opinion. This tediousness deters many from doing it and all I can do it encourage&amp;mdash;I cannot go out as a fake and submit anything (some social media site do allow to enter a review unverified). &lt;/span&gt;

I want to know that when a potential client gets online, they find my agents rather than start looking for homes on their own. The face-to-face only comes after the hook of &lt;a href="http://media.wix.com/ugd//98ed9c_b0178638f58255a956dbf0f050f7ba6d.pdf" title="Bozeman MOntana Real Estate.net Marketing" target="_blank"&gt;online marketing. &lt;/a&gt;&lt;/span&gt;

Each individual site offers a zip code purchase. These fees run anywhere from $250-up per zip code per site. An agent can buy a code, but that makes them the premier agent for that site alone and many other agents are buying the same zip code through other services. This is just an expansion of putting a business in a phone book&amp;mdash;localized marketing. That phonebook is now online. &lt;/span&gt;

&lt;strong&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;Small business owners are disproportionately hindered by the online review systems&lt;/span&gt;&lt;/strong&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;&amp;mdash;this is perhaps the statement I have the largest disagreement with. Bozeman Montana Real Estate.net is a local company and we work within in the system of online reviews very well. Not having national corporations and system wide standards, I can see where the reviews are being used and I can personally chase those venues. Bozeman&amp;rsquo;s Best for example; it is a local compilation of businesses that are known to be the top performers. That list gets out to many local hands online and in hard print. I feel online reviews disproportionality give an advantage to local businesses (or at least for here in Bozeman). Clients are honest and they spread word of mouth anyway&amp;mdash;I would much prefer they do it online too. &lt;/span&gt;

&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;The review system is a highly valuable resource for real estate venues and beyond. As a young adult, I use online reviews to assist my determination in choosing everything from dental services to coffee shops. When sending referrals to other cities, I use them to find Realtors too. &lt;/span&gt;&lt;/p&gt;

Buying a home has become less appealing to 25% of those interviewed. This is a divergent trend as compared to what we have seen in the past year or so. On the other side, around that same percentage have felt an increased confidence since the economy has continued to improve. &lt;/span&gt;&lt;/p&gt;

If your turn-over rate from online leads dies at the three week period, find a catch that gets them on the hook prior to that fall off.       <title>Home Love At First Sight</title>
      <description>&lt;p class="MsoNormal" style="text-align: left;"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Garamond','serif';"&gt;First, I have to just take a moment to explain the normal pattern of my blog writing. I come in (normally fresh) in the mornings, and while I make my coffee and set out the to-do list for the day, I scan &lt;a href="http://www.bozemanmontanarealestate.net/#!real-estate-news/cvxc"&gt;the real estate news&lt;/a&gt; sources, the international market reports, and then the &lt;a href="http://www.bozemanmontanarealestate.net/#!real-estate-reasources/cx7d"&gt;local interests&lt;/a&gt;. From these sources I glean what I find to be most valuable and try to synthesize and digest material and then put it out into the online world. Today&amp;rsquo;s inspiration broke that pattern. While at a &lt;a href="http://www.bozemanmontanarealestate.net/#!montana-real-estate-for-sale/cuv8"&gt;listing taking photos&lt;/a&gt; (listing featured within this blog!), a neighbor approached me and we struck up a conversation. This is why I love &lt;a href="http://www.bozemanmontanarealestate.net/#!bozeman-montana-real-estatenet/cs24"&gt;Bozeman&lt;/a&gt;. The complete stranger I had that brief and amiable conversation with proceeded to visit our office and drop off a physical copy of the Wall Street Journal article &amp;ldquo;20 Seconds for Love at First Sight.&amp;rdquo; &lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="text-align: left;"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Garamond','serif';"&gt;So in sighting both my original source and my means of acquiring, I would just like to say thank you Mr. Marshall. Your act of interested kindness has touched me. &lt;/span&gt;&lt;/p&gt;

That first photo that is marketed gets viewed by 95% of online viewers for a mere 20 seconds before they begin to get distracted. Of the total time a &lt;a href="http://www.bozemanmontanarealestate.net/#!montana-real-estate-buyers/c1iwz"&gt;potential buyer&lt;/a&gt; views a listing, 60% of their time is spend on the photos (the other 20% and 20% are spent on the description and the agent remarks). &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="text-align: left;"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Garamond','serif';"&gt;As a &lt;a href="http://www.bozemanmontanarealestate.net/#!brittney-dahlberg/c1tj5"&gt;marketing director&lt;/a&gt;, all these numbers are valuable to me. As a &lt;a href="http://bdahlberg.wix.com/photography#!"&gt;freelance photographer&lt;/a&gt;, these stats present a challenge to me. In short, using the data above, I am informed as to what and how to shoot, but I am also pushed to make a listing memorable. Even if 60% of time is spent looking at my photos in order to inform a decision, a &lt;a href="http://www.bozemanmontanarealestate.net/#!we-are-a-buyers-team/c1ayq"&gt;potential buyer&lt;/a&gt; looks at around thirteen from what I have gathered from the agents here in the office. My listing is competing with 12 others at all times. What a numbers game. &lt;/span&gt;&lt;/p&gt;

      <title>Smart Growth v. Past Growing Trends</title>
      <description>&lt;p class="MsoNormal" style="text-align: center;"&gt;&lt;em&gt;&lt;span style="font-size: 12.0pt; line-height: 115%;"&gt;The housing market we see emerging around us more and more is full of life and energy, but when you look deeper, it still bears the faded scars of the market collapse&amp;mdash;and it seems consumers are learning from them.&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="text-align: center;"&gt;&lt;strong&gt;&lt;span style="font-size: 12.0pt; line-height: 115%;"&gt;People are actively choosing to control the &lt;a href="http://www.bozemanmontanarealestate.net/"&gt;real&lt;/a&gt; estate market. This is an emerging trend never seen before. People and their values are beginning to trump the allure of best deal mentality and this is driving force for the market.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%;"&gt;Not visa versa (where the market prices i.e. cheapest supplies are controlling population movement). This break from longstanding traditional norms is the conclusion the report titled &amp;ldquo;Reset: Assessing Future Housing Markets in the Rocky Mountains&amp;rdquo; reached. The report took a sampling of housing starts, multiple listing services, and surveys from six communities around the Rockies&amp;mdash;&lt;a href="http://www.bozemanmontanarealestate.net/"&gt;Bozeman&lt;/a&gt; included&amp;mdash;and found, in all the markets studied, there was a strong desire for growth, but not just growth itself as has been seen in the past with trends of urban sprawl. Instead, this idea of &amp;lsquo;smart growth&amp;rsquo; has really taken root. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;span style="font-size: 12.0pt; line-height: 115%;"&gt;Just What Is Smart Growth:&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%;"&gt;Smart growth is a logical reaction to the fact that mortgage meltdowns are a catalyst to great economic recessions (spurred on by under regulation of finance and reckless risk-taking). This realization has deeper meaning in its relation to community development and traditional city growth patterns. The divergence between city centers and the suburban fringe allowed the suburban elements to fall into the mortgage hole first and pull the city centers with them as they fell. &lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%;"&gt;The buzz phrases of Generation Y and Baby Boomers are still very real and active agents in shifting the market&amp;rsquo;s landscape, but these two demographics of people are both undergoing dramatic life changes directly connected to their housing situations. &amp;ldquo;Our communities are changing and what people want out of life is changing&amp;rdquo; (Randy Carpenter director of the Northern Rockies program of the Sonoran Institute). This is the great convergence of needs. Baby Boomers are seeking to be near medical centers and other conveniences and Generation Y is just reaching into the market only able to afford the most utilitarian of homes, apartments and condos. The big home with a big lot is, although not gone by any means, a fading trend. &lt;/span&gt;&lt;/p&gt;

In the past 11 months, the urban center we have here (near the Emerson Cultural Center, Galligator, and Sourdough Trail) represents the bulk of remodels and renovations totaling nearly $2 million of spending.       <title>Energy Efficiency and Real Estate in Bozeman and Beyond</title>
      <description>&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;According to a study conducted by the University of South Carolina Center for Community Capital, borrowers with energy-efficient homes are significantly less likely do default. In fact, they are 32% less likely. The study looked at 71,000 homes and their corollary loans, neighborhood characteristics, and energy rating. &lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;Borrowers with energy-efficient homes are significantly less likely to default, according to&amp;nbsp;&lt;a href="http://www.imt.org/resources/detail/home-energy-efficiency-and-mortgage-risks-executive-summary" target="_blank"&gt;&lt;span style="color: windowtext; text-decoration: none;"&gt;a study&lt;/span&gt;&lt;/a&gt; by the University of South Carolina Center for Community Capital.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;Funded by the Institute for Market Transformation (IMT), the study found that default risks are on average 32 percent lower for borrowers with energy-efficient homes that met "Energy Star" guidelines.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;The study examined 71,000 homes and accounted for loan, household and neighborhood characteristics, IMT said in a blog post. Homes&amp;nbsp;&lt;a href="http://www.energystar.gov/index.cfm?c=new_homes.hm_earn_star" target="_blank"&gt;&lt;span style="color: windowtext; text-decoration: none;"&gt;earn Energy Star status&lt;/span&gt;&lt;/a&gt;&amp;nbsp;by meeting guidelines set by the U.S. Environmental Protection Agency.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;IMT said that the results of the study argue that, "the lower risks associated with energy efficiency should be taken into consideration when underwriting mortgages."&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;A fact sheet on the study adds: "The findings have significant policy implications: Lenders might&amp;nbsp;allow for lower risk premiums that are associated with interest&amp;nbsp;rates, a more flexible credit profile, or a higher debt-to-income&amp;nbsp;ratio for people buying or refinancing efficient homes. This would&amp;nbsp;increase the affordability of energy-efficient homes among many&amp;nbsp;borrowers, especially in high-cost areas."&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Cambria','serif';"&gt;This study does caution that there is another message that comes from the results. Homeowners who have invested in energy-saving upgrades may have some trouble getting the value back if the upgrades are not recognized by buyers, appraisers, and lenders. The category of &amp;lsquo;green fields&amp;rsquo; is emerging in the real estate world to specify a home&amp;rsquo;s green features. This should allow for a heightened awareness of the green upgrades, but how it will be taken by the market is yet to be seen. In fact, the Bozeman, although the wolf wars we have experienced here have put a more negative conservationist spin on opinion, has allocated hundreds of jobs and $100K is salaries to the environmental sector. At least 13 organizations headquartered in Bozeman, Livingston, West Yellowstone and Gardiner that filed for tax-exempt status as land or wildlife, conservation or preservation organizations in 2009 reported employing 231 full-time, part-time and seasonal employees across the region and paying out a total of $8.4 million in salaries. That is that. The problem we face as real estate professionals is to find out just what that is. Whether it be for a newly built central location, or a separated country home, the details in what a person wants are cross-generational too. Here we are seeing a limited inventory. Nationwide, inventory fell 4.9% to 1.74 million homes available for sale (representing a 4.2 month supply at the current sales price). Distressed home sales accounted for only 23% of the home sales in January 2013&amp;mdash;down from the 35% the prior year. &lt;/span&gt;&lt;/p&gt;

This is a general statement that I feel is always true but with today&amp;rsquo;s numbers and improvements, it is statistically a valid point to be re-iterated . &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 13.0pt; line-height: 115%; font-family: 'Book Antiqua','serif';"&gt;2012 brought a wave of recovery. Single-family homes and townhouses/condos have seen dramatic improvements in their days on the market as well as in their median sales price. Closed sales are up by 11%. In a direct comparison from Oct. 2011 to Oct. 2012, the final indicator of a more vibrant real estate market here in the Gallatin Valley is that of new single family housing permits increasing from 10 to 32. Below are the numbers charted out. It is always a fulfilling thing to be a Realtor in the Gallatin Valley, but today, today is a particularly special day. &lt;/span&gt;&lt;/p&gt;

Every agent and certainly every client using the mobile transfer of information uniquely but in a patterned and systematic way. Window shoppers are interested in what is going on with real estate at a high level. What is recognized as being a big interest-getter to window shoppers are the PHOTOS. Yes, my personal favorite thing about real estate (shhh&amp;hellip; don&amp;rsquo;t tell the agents that)&amp;mdash;the photos. Make them glamorous, dramatic, and stunning. What with window shoppers of the modern day be looking at these photos on? More than likely a big screen tablet. &lt;/span&gt;&lt;/p&gt;

They want to be able to search for their new dwelling. The reality about searches is that although it seems as if you have them all figured out, they will be looking on any device they can for that perfect fit&amp;mdash;smart phones, computers, tablets, ect&amp;hellip; Realtors must be ready to play in all the spaces if they hope to actively engage a Searcher from the start. It is critical to get Searchers on a leads program where they are getting the push notifications and updates that match the pace of their search.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="text-align: right;"&gt;&lt;span style="font-size: 13.0pt; line-height: 115%; font-family: 'Bell MT','serif';"&gt;&lt;img src="http://activerain.com/image_store/uploads/3/4/4/7/0/ar135889874107443.jpg" height="167" alt="" width="250" style="float: left;"&gt;&lt;strong&gt;The BUYER:&lt;/strong&gt; Yep, this is the big one. The above two are both hopefully on their path to becoming The Buyer. Engaging clients at this level gets a little trickier since at this point it is the fostering of the longevity and the relationship (what we call our Realtor For Life Program) that really matters. Branding your brokerage in a non-in-your-face manner is, as our relations manager, the most difficult part of my job. I have found that the mobile world lessens that pressure although it does not make it disappear. Such things as having a digital review written by your client, having referral information in the signature of every email, and then finally and I think most importantly, remember, when clients go digital, reverting back to a handwritten thank you is just the surprise that will hopefully keep you in their minds for many years to come. &lt;/span&gt;&lt;/p&gt;
