hampton: Aerial Photography-Chamberlin Hotel at Fort Monroe, Virginia. - 04/25/09 08:03 AM
Along with my Hampton Roads, Virginia real estate photography virtual tours I have begun offering aerial photography of properties and neighborhoods for REALTORS© and brokers and am having some success in this niche aspect of real estate marketing.
The image belom is of the Chamberlin Hotel shot from 500 feet in an R44 Raven II Helicopter while shooting properties for a broker on the Peninsula.

hampton: Community of Phoebus, Hampton, VA. (Localism) - 12/17/08 11:29 AM

Phoebus
The community of Phoebus is a historic waterfront neighborhood in Hampton that is currently undergoing a revitalization effort in its historic district. Tax credits are being offered to promote business investment and restore historic buildings to their former glory. Due largely to these efforts Phoebus is now listed on the National Register of Historic Places and the Virginia Landmark Register. It sits across Mill Creek from Fort Monroe and its easy accessibility to the   Chesapeake Bay and Hampton Roads Harbor make it a prime location for fishing and boating. Phoebus still retains that small town atmosphere that is … (5 comments)

hampton: Stained Glass-St. John's Episcopal Church - 08/29/08 03:58 PM
This image is of the Pocahontas window given in 1887, in part, by Native American students from Hampton Normal and Agricultural Institute, now Hampton University, who participated in the life of the parish of St. john's.
St. John's Church is the oldest English-speaking parish in America, founded in 1610.  The church of St. John's is a 1728 worship building displaying beautiful colonial brickwork. There have been three parish sites before this current site dating to 1728.
This image was created using Photomatix Pro 3 from 5 exposures +/- 2 stops in 1 stop increments.

Sell More Homes

According to REALTOR magazine's annual survey of buyers and sellers, sellers interested in listing their home typically look for the Real Estate professional who will do the most to bring the most buyers to the table.
Everyone (including home sellers) knows that virtual tours help sell homes. Using them for every listing is a powerful way for you to differentiate yourself from other agents in your area, and secure more listings. Telling a prospective client that you will have a virtual tour of their listing created … (0 comments)

hampton: New Direct Mail Advertising Campaign-REALTORS advice especially welcome! - 08/28/08 03:28 PM
This week I just sent out several hundred direct mail 4x6 postcards I designed and printed on heavy weight stock. I am trying this marketing approach, after reading both the pro's and con's online, to gauge REALTOR response and decide if I want to continue or move in another direction. What I am really looking for is advice from REALTORS and others if they got this post card in the mail at their Brokerage if it would go immediately in the trash bin or would it generate any interest to visit the website?
Below is the front of the card:

Sell Homes Faster
Every year, more U.S. Home Seekers use the Internet to search for homes. Over two-thirds of U.S. Homebuyers plan to use the Internet in their next home purchase, and that number is growing every year. Online buyers have come to value virtual tours as one of the most effective tools for conducting an online home search, and if a listing has a virtual tour, it will be viewed more frequently than one without. More eyes on your listings means more leads for you, and more leads typically result … (0 comments)

Saves Money

Agents who use the Internet and Virtual Tours have to show half as many homes to each buyer, and spend one third of the time with each buyer before a purchase is made. You'll spend less time with each buyer, less time traveling, less money on promotion and open house supplies, and have a ready-made closing gift to give to the buyer. Downloaded virtual tours make great closing gifts!
With B. Payden Photography virtual tours, virtual tours cost just $120.00 each. There are no hidden charges, or setup … (0 comments)

hampton: Sandy Bottom Nature Park-Hampton, Va. - 08/23/08 09:14 AM

Hampton's premier park is a 456 acre environmental education and wildlife management facility. Born from borrow pits and garbage dumps, the park is truly a success story of reclamation of our natural resources. From the 10,000 square foot nature center overlooking Sandy Bottom Lake to the elusive creatures that inhabit the wetland marshes, there is something for everyone at the Sandy Bottom Nature Park.

Below are just a few examples of a recent trip to Sandy Bottom:

Saves Time

Reserve your time for the most productive appointments. How many hours have you spent taxiing shoppers from one listing to another that you knew from the beginning wouldn't interest them? On average, Agents who don't use virtual tours show twice as many homes to each buyer before a purchase decision is reached.
While a virtual tour will never be a substitute for a personal walkthrough, it is an essential first step for helping a buyer hone in on the listings that fit their needs and taste, and with B. … (2 comments)

hampton: Phoebus Virginia Heron - 08/02/08 05:27 PM
While on a photography excursion to the quaint waterfront section of Hampton, known as Phoebus, I came across and shot a Heron I haven't seen in this area as often as I see the abundant Blue Herons and Great Egrets. The Heron I shot was a Yellow-crowned night heron, below is a juvenile bird:

I also shot this adult bird across Mill Creek in a tree:

One of the great things about living in the Hampton Roads area is the abundant wildlife and beautiful scenery.
