Highlands Ranch Patio Homes - New HUD Listing - 11/30/11 11:32 AM
We receive a lot of inquiries from clients interested in Highlands Ranch Patio Homes. There are not many options in the area for patio homes, and those that do come on the market move very quickly. That's why we were thrilled to see that HUD has just listed a Patio home in Bradford Hills Highlands Ranch. These are paired / patio homes and are very popular. This home needs a little work, but the value is definitely there. In addition, this qualifies for HUD's $100 down payment program (as do all Denver HUD homes). If you'd like to schedule a time to

Highlands Ranch Foreclosures - $100 Down HUD Program for Denver HUD Homes - 11/28/11 03:18 PM
We've been showing Highlands Ranch foreclosures all week, but just before the Thanksgiving holiday, HUD released another HUD home near Spring Park in Highlands Ranch. In addition to being within walking distance of 3 large Highlands Ranch parks, this 3 bedroom, 2,500+ square foot home also qualifies for HUD's $100 down payment program. This is an amazing program and relieves home buyers from having to spend the typical 3.5% on a down payment - freeing up that money for other essentials when buying a new home. If you'd like to learn more about the program, give us a call at 303-726-1874

Colorado Bank Owned Homes: Colorado 8th Best in Nation for Foreclosures and Delinquent Loans - 11/28/11 12:45 PM
Some more good news today for the Colorado housing market and Colorado bank owned homes. The Mortgage Banker's Association reports today that Colorado is ahead of almost all other states in terms of Mortgage foreclosures and delinquencies. This is in line with all of the other real estate and mortgage data we have been seeing for months. Colorado - and especially the metro Denver area - are ahead of the nation in recovering from the housing decline. In addition, most of the data we're seeing for the area is trending upward. From the Colorado Division of Housing (good graph at the link):

Park North Thornton Townhomes - 11/22/11 03:28 PM
We had blogged about our Park North Thornton Townhomes back in September. this is a great area near Federal Heights with some very nice and affordable townhomes. If you're in the market for Thornton condos or townhomes, this area should be on your list. In September, we listed a townhome as a short sale and it went under contract very quickly. We have since received short sale approval for this home at an amazing $73,000! Unfortunately for us (but maybe fortunately for you), the buyer was unable to obtain financing for this home and has moved on. The short sale approval still

Colorado Bank Owned Homes: Urban Foreclosure Sales at 42-month Low - 11/16/11 03:18 PM
Some more good news today on Colorado Bank Owned homes and the related foreclosure numbers. The Denver Business Journal cited a report from the Colorado Division of Housing showing that new foreclosure filings in Colorado's 12 urban counties fell to a 42 month low. Our team has been seeing evidence of this for months now. Many of our clients have been forced into bidding wars on many of the bank owned homes we've helped them with. In addition, several of our buyers looking for Colorado Bank owned homes have had a very difficult time finding any available in the areas they are

Colorado Foreclosures: Filings Fall 27 Percent in 2011 - 11/08/11 03:30 PM
The Colorado Division of Housing released a new report today on Colorado Foreclosures. According to their data, new foreclosure notices in Colorado fell 27 percent from the same period in 2010. Our team is seeing this data play out as the inventory of Denver foreclosures and Denver HUD homes continues to slowly fall. This decreasing inventory is reducing our clients choices on foreclosures and is drastically increasing the number ofr times our clients are forced into multiple bid situations on foreclosures. Our clients have been involved in more than half a dozen multiple bid situations over the past month. From the Colorado
