While HUD announced the return of the HUD $100 down payment program for Denver HUD homes last week, it has been hard to find many details on their website. We've been doing plenty of digging and made some phone calls and found out a little more information for all of you.

Some good news for Denver Homes this morning from Case-Shiller via the Denver post. For the 4th time in the last 5 months, Denver homes prices showed an increase. This is in line with what we've been reporting her for months now. Denver's housing market is recovering, slowly, but it is trending upward.

This is fantastic news for anyone looking at Denver HUD homes for a potential purchase! HUD just announced that they are bringing back the $100 down program for their HUD homes.
We're getting more details on the program now, but basically, these are standard FHA mortgages with one exception: instead of requiring the buyer to put a 3.5% down payment, the buyer is only required to put down $100. This makes Denver HUD homes suddenly much more attractive to a standard homebuyer than any of the other available Denver foreclosures on the market.

Some good news came out at the end of last week for Denver Homes for sale. An article in the Denver Business Journal reported data from Hanley Wood LLC ranking Denver's housing market 10th out of the nation's top 100 cities.
In the report, the executive director reinforced what we've been saying for a while: The Denver housing market is beggining a slow, gradual recovery.

One of our agents spent all weekend showing Parker Foreclosures to an investment client. While the statistic that stands out is the dramatic uptick in sold homes this August compared with last August (29%), pay attention to the drastic reduction in Active homes for sale. We haven't seen too many Centennial foreclosures come on the market over the last few weeks. That's one reason we were so encouraged to see this new HUD listing pop up in Fox Hill Centennial Homes yesterday.
Fox Hill is located in the eastern section of Centennial, just east of Quincy Reservoir. Homes typically sell from the mid $100's to the high $200's. This new listing is priced aggressively for the neighborhood at just $167,000.

For months, we've been explaining to clients looking in certain areas and / or price ranges in the Denver metro area, that despite what they read in the news, the market is very tight and the best deals are going under contract quickly. With so much attention being given to Denver foreclosures and the underwater homes, much of the good news has been overlooked for the past few months. And while we're not in a full blown housing recovery, we have been seeing a slow uptick in housing data and prices for homes throughout the Denver metro area.
THis article in the Denver Business Journal highlights two important points: 1.) Year over year prices have decreased, but 2.) Month over month prices have increased 2 months in a row. This is very encouraging.
