Another positive report came out for the metro Denver Homes market today. The latest report from Metrolist shows that home sales have risen 20% from last month and 22% year over year. In addition, the number of Denver luxury home sales increased from May of 2012 as well. Perhaps even more encouraging, especially for buyers in this hot market, is that the inventory of homes for sale has risen by 18% in May as compared to April, Showing some signs of a more balanced market emerging. The latest data from the Metrolist shows that the sales of Denver luxury homes (homes priced over $1,000,000) doubled in April of this year compared to April of 2012. This is great news and shows that the huge demand we're seeing in most segments of the Denver housing market is also being felt at the higher end of the price spectrum. According to the latest report, there were 44 luxury Denver homes sold in April of 2012 while in April of 2013, 93 homes priced over $1,000,000 were sold. March was a fantastic month for Denver Luxury home sales! The number of luxury homes that sold in March 2013 was 50% greater than the number of luxury homes sold in March of 2012! Month over month sales also increased from January by 5%. This report continues the trend we have been seeing in the luxury market over the past several months. Some more positive news for Denver Luxury Homes was reported on in the Denver Business journal today. Highlighting the latest sales numbers, Denver Luxury home sales (homes over $1 million) increased by 12 percent from January of 2012. From the Denver Business Journal: Buyers bought 28 such homes last month, compared to the 25 sold in January 2012. Those homes were worth $40.8 million, a 14 percent increase over the dollar volume moved in the same month last year. Some more good news came out today on the market for Denver luxury homes. Luxury home sales in October 2012 were twice what they were in October of 2011. In addition, sales of Denver luxury homes were up from September of this year as well. The numbers today for luxury homes is nearly identical to the number earlier this week for all of the Denver homes for sale. Earlier this week, we reported that year-over-year inventory is down 33%. Our team has helped several clients attend and bid at auctions over the past few years. They rarely, if ever, live up to the hype, but they are always interesting to attend. Some mixed news came out today regarding Denver Luxury Homes. According to a report in the Denver Business Journal, only 53 homes priced over $1 million sold in August, compared with August 2010. However, during that same period, the median sales price of $1 million + homes is up by 5.4 percent.
