To date there are still 137 foreclosure homes for sale in Oviedo out of the 610 total homes for sale in Oviedo. This equates to 22% of the homes for sale. There are also 29 current bank owned homes for sale in Oviedo Florida often available for quick lender approval and sometimes needing a little work. These 7 sales occurred between 11/09/2008 and 11/15/2008. The properties denoted with an (*) were bank owned homes within Oviedo. I do believe over the next few weeks we will begin to see more foreclosures begin to sell as many pending sales of foreclosures should begin to receive acceptance letters from lenders.

Waterford Lakes Market Update for 11/29/2008 - 12/28/08 02:08 PM
Waterford Lakes this week saw a break even with the number of homes sold vs. number of homes added to the market. As you will see below, 1 foreclosure in Waterford Lakes was added to the existing listnigs and 1 foreclosure sold. The same is true for non-foreclosures within Waterford Lakes.There are currently 65 Waterford Lakes homes in foreclosure or that are being sold as short sales which require third party approval. As you can see Waterford does have 192 properties on the market and currently has 75 foreclosures and 14 bank owned properties for sale. The 73 foreclosures equates to 39% of the properties for sale. This is a drop in available foreclosures basically due to the recent approvals by the banks for short sales. As you can see Waterford does have 184 properties on the market and currently has 73 foreclosures and 14 bank owned properties for sale. The 73 foreclosures equates to 39% of the properties for sale. This is a drop in available foreclosures basically due to the recent approvals by the banks for short sales. Please keep in mind this is a 2 week total, not the normal weekly publication. Woohoo! Eastwood celebrated its first sale in weeks thanks to the sale of 1 property on 11/25/2008.This was the first sale since the week ending November 8th where 2 sales occurred. There are not a whole lot of new notes to describe what is going on in Eastwood, to date there are 44 properties for sale and out of the 44, 14 of them are foreclosures (32% of Eastwood homes for sale are foreclosures).There is one new property on the market within Eastwood which is now a bank owned property. No sales occurred this week with all of Eastwood for the week ending 11/22/2008 and no sales have occurred since the week ending 11/08/2008, so this means only 2 sales have taken place in the Eastwood community since 10/15/2008.
 Eastwood to date does have 12 foreclosures within the 50 total Eastwood homes for sale which equates to 24% of the homes for sale in Eastwood are available as a short sale or 3rd party / lender approval needed property.  No sales occurred this week with all of Eastwood for the week ending 11/15/2008
While no sales occured, we can make note of the 12 foreclosure properties out of the 49 properties on the market. These 12 equate to a total of 25% of the available homes currently on the market. At this time Eastwood currently has zero bank owned homes, although I do know of 1 property that we are currently waiting on becoming a bank owned home. While I admit last weeks sales look a little strange across the board on all the communities I am researching, I have no idea why the numbers are so high. As you can see the numbers this week for Avalon Park Real Estate appear to be more in line with the averages we had seen in the past as indicated by the first line.As of the week ending 11/27/2008 Avalon Park still has 152 homes for sale that need third party approval.
