Last week we had our first experience with Keller Williams’ BOLD Coaching. This half-day free event was an introduction to Keller Williams New York City agents (and any Manhattan real estate professional) to learn about one of Keller Williams’ most successful strategies for working smarter, not harder. Michaelann Byerly, one of the BOLD coaches is here conducting our training sessions. Michaelann has been in real estate for 20 years and by applying these BOLD techniques grew her business from 87 sales a year to over 200 within three years. Tribeca Summit at 415 Greenwich Street in Tribeca, New York City Bold, beautiful and prime real estate in Tribeca, the Tribeca Summit was converted into luxury condos, duplexes and penthouses. This historic landmark building was built in 1912 and was once the Summit Warehouse, a former storage and distribution center. Designed by H. Thomas O’Hara, the Manhattan architectural firm that’s responsible for several luxury resident and commercial projects, the huge warehouse building was transformed into ten floors of 65 large-scale, luxury condos in a beautiful Tribeca neighborhood. Why to Use One Instead of Selling Yourself A friend of a mine told me recently one of his friends was moving to Manhattan. This person had begun the process of looking at options for buying in New York City. After he got over the initial shock of real estate pricing compared to his Southern location, he was also confused at the differences in how real estate worked here. Despite whether the market is hot or lukewarm, there’s always creative ways in which to attract buyers. Some work better than others according to what’s going on in a particular market, but I thought I’d share some of the ways in which we’re being proactive in seeking out potential clients. ONE: FIRST POINT OF CONTACT Oh, that all-important first impression! When I meet with a prospective buyer for the first time, I have a sit-down, relaxed meeting and listen to what they’re looking for. A Revitalized Upper West Side Manhattan Neighborhood Harlem is on Manhattan’s Upper West Side and was established in the mid 1600s by Dutch Governor Peter Stuyvesant. It was named after the Dutch City, Haarlem and its borders are 110th Street to Harlem River, 5th Avenue to St. Nicholas Avenue, 96th Street to Harlem River and East River to 5th Avenue. Along with other urban spaces in New York City, the 20th century brought about gentrification within Harlem and pricing for housing soared. One of the best parts of my job is getting to know my clients and potential clients. One of the best ways of doing that is to go out to lunch, dinner or after-hours to get away from the distractions of the office. Whether it’s a quick lunch, after-hour drinks or an upscale dining experience, we’ve got several to choose from. Below are a few of my personal favorites and ones I consider the best Manhattan restaurants for a power business meeting!

New York condo sales may not be back to the way they once were, but we’re holding steady and interest in Manhattan real estate is up and, as an article last month from the Times Observer, stated, “. . .we have rebounded.” We’re not talking about sales back where they once were before Lehman Brothers, but investor confidence is up and that’s a very good start.

Things to Do and Places to Go New Yorkers are always out walking, even during the most inclement weather. But, our city comes alive in the Spring and Summer. After our Winter season, we’re out in full force enjoying all that Manhattan has to offer. From its numerous parks to great outdoor hotspots to enjoying an after-hours drink with friends, colleagues and/or clients, we take full advantage of the warm weather.

Although smaller in stature than any of the other Trump Place luxury buildings along Riverside Boulevard, Trump Place at 120 Riverside Boulevard certainly isn’t smaller in luxury living, amenities and modern detail. Built in 2004, it’s a 21-story building that houses 279 apartments and overlooks the Hudson River. Some of these over-the-top luxury units have enormous terraces as well.

Murray Hill--A Small Midtown East Manhattan Neighborhood - 07/01/11 12:07 PM
Murray Hill is a small neighborhood, quiet and elegant, with condos, co-ops, town homes and brownstones. Its unofficial borders are between Fifth Avenue and Franklin D. Roosevelt Drive and 34th and 40th Streets.
Unlike some of its more active midtown neighbors, Murray Hill is slower-paced and attracts those who want close access to busy Midtown but prefer to live on quieter streets. Residents have to venture out for large-scale shopping and entertainment, but those who live there choose the area for just that reason.
