How Do You Start a Movement?

Each of us makes a choice every day to get up, get motivated and hopefully, inspire others along the way. Some of us have come from humble beginnings, while others took over the reins of a family business. We all have role models -- those individuals that struck a chord with us; whether it be something he/she has accomplished or some words of encouragement that lit a fire, so to speak, underneath us.

When I arrived in Manhattan several years ago, I never dreamed I’d be where I am today. It took hard work and never losing sight of what I wanted for myself and my family. That wasn’t just monetary gain (although it certainly is a motivator), but a sense of accomplishment that kept me going and striving to do more.

As I achieved those milestones along the way, I found others that shared the same interests as I did. Those individuals that not only helped me to become successful, but I helped them achieve their milestones as well. I think most of us derive as much satisfaction from seeing someone we’ve mentored reach their success as we do when we reach ours.

I thought I’d share this video with you. If you haven’t heard of Derek Sivers, then I advise you to check out the website Ted.com. There are plenty of humorous and motivating short clips. One of my favorites, “How to Start a Movement” is below.

Lessons learned:

Leadership is over-glorified. . . it’s the first follower that transforms the “lone nut” into a leader.

Have the courage to follow and show others to follow.

Remember the importance of nurturing those first few followers.

Now that you’ve viewed it, do you consider yourself the “lone nut” or are you the first follower? When was your “tipping point” and whatever you were doing became a movement? Whatever the case may be, I hope it’s inspired you, helped you gain a new perspective, or at the very least, made you laugh.

I think the “movement” I began in Manhattan with the first Keller Williams shares similar aspects. As of this month, we’ve grown to 100 licensed agents and we’re on track for our year-end goal of 250. I thank each of these wonderful individuals that had the courage to “follow.”

Foreign Investors -- Is Your Real Estate Company Up for the Challenge?

Real estate is and always will be a prime investment. It is and always will be one of the most important and biggest investments most people will make in their lifetime. More and more, foreign buyers are realizing the value of prime real estate in the United States.

The number of foreign buyers that are investing in our country’s real estate is growing rapidly. The Washington Business Journal reported early this year that New York City has now taken the top spot over D.C. for the “No. 1 U.S. investment city this year. . .and is No. 1 worldwide.”

According to the article the top cities in the United States in 2011 are New York, D.C., Boston, San Francisco and Los Angeles. Globally, New York takes the Number 1 spot this year, followed by D.C., London, Paris and Shanghai.

The National Association of Realtors (NAR) reported in May of this year that the United States is a top destination for foreign buyers and “international purchases surged by $16 billion this year, one of the highest increases in recent years.” That’s $82 billion for international residential sales for the past year ending in March 2011. What’s more, many of these investors pay cash so the sometimes time-consuming loan process is eliminated.

I’ve been seeing this trend for a couple of years now and Keller Williams New York City has not only added, exponentially, to its staff of real estate pros, but several of our agents are bi-lingual and expert in communicating with foreign buyers. Below are just a few of our talented agents. They’re giving their personal accounts of working with foreign buyers and in the coming weeks, I plan to showcase more of KW NYC’s stellar “cast” of agents and associates that are accommodating this ever-increasing need in Manhattan.

Eleonora Srugo

Elenora’s personal account: Many of my clients have experience buying real estate all over the globe and are very savvy investors, but when they first encounter the Manhattan buying process, they’re often surprised at how fast paced our market is and how prime property they have their eye on can be gone in a matter of hours. I often form a close bond with these buyers, going back to the basics with them and explaining the unique Manhattan market. They discover what adds and/or doesn’t add value in our market. It may sometimes take a bit more time but they value my expertise and rely on it to guide them through the process. They are loyal clients and are often the best source for referrals. Since I have family all over the world, we often find we have a mutual acquaintance or friend. Richard’s personal account: I recently completed a sale with a buyer from Italy. This gentleman wanted the ideal Manhattan apartment after seeing an Upper West Side condo with magnificent views of Central Park, the East Side and the George Washington Bridge. His budget was a much lower scale for that type of apartment, but I knew I’d have to “show” him what he could buy for his budget. After several showings, he wasn’t at all happy -- he had those views in mind! Over time, I was able to explain that views of that kind are prime property in Manhattan. He agreed to adjust his budget and after months of scouting, an apartment in the same location as the one he viewed came on the market. He was back in Italy, but I sent an email with the subject line, “THIS IS THE ONE!” with pictures and a description.

He trusted me to make the offer and by day’s end, we’d signed a contract. He got his ideal Manhattan apartment and he understood the value of what he was buying. What I’ve learned most from working with foreign buyers and investors is patience is key. I make sure my clients understand this market and the difference in value of a West Village or Soho condo (which have more of a European feel) and why those properties are typically very high-end investments. Most of my foreign clients are buying for investment or to secure a condo for their children that are attending college in the city. They see Manhattan as a solid and proven real estate market. With prices still relatively low and rentals at a peak, buying an apartment in New York is considered one of the best long-term investments by foreign buyers.

Eunsook (Kelsey) Uh

Birthplace: Seoul, Korea

Experience working with foreign investors/buyers: Kelsey has been working with foreign buyers for nine years, completing the Real Estate Investment Seminar and Power Coaching at Trump University and Certificate of Real Estate Marketing at the Continental School in Minnesota. She has bought, sold and renovated several Manhattan properties and graduated from Konkuk University in Seoul with a Bachelor’s Degree in fashion and design and owns her own real estate investment company providing foreign buyers with expertise in aggressive marketing, buying and selling of prime properties throughout New York City.

Kelsey’s personal account: Foreign buyers are a bit more hesitant in investing until they know all the particulars of real estate investing. The rules of buying are much different here in Manhattan that what they are accustomed to so the importance of guiding them through the process is crucial. I find that once they fully understand the value of a property and how that property greatly enhances their investment portfolio, they are quick to purchase and some often have cash resources to do so. They love New York City and its people and nearly always provide wonderful referrals. Because of my background in buying and selling property in Manhattan, they rely on my judgement and expertise, as far as property analysis, asset protection, landlording and creative financing in order to finalize the best deal for them.

Role Models in the Real Estate Industry

Whatever profession we choose, we often aspire to and take cues from those who have paved the way and “graduated to greatness.” These individuals not only achieve financial success but are passionate about life, sometimes come from humble beginnings and never give up, despite the odds. They go through lean times and never let the word “no” be an obstacle toward reaching their goals.

Each week, I’ll be blogging about those individuals that I think are great role models. I hope you’ll learn something you may not have known about them and share some insight and/or comments about who you believe fits your own personal criteria for a “role model.”

Gary Keller, Keller Williams Realty

Gary Keller is certainly one of the greats of real estate. Keller’s core beliefs of aiming high and being the best you can be catapulted him to phenomenal success.

Keller graduated in 1979 with a degree in Marketing and Business with a focus on real estate. He loved the leadership aspect of business and inspiring others. By the age of 26, he was the VP of Expansion of a large Texas real estate company, but he didn’t believe in the company’s vision of agents working for a company. He believed a company should work for its agents because as Keller says, “Companies are nothing more than people.” His vision was that if you treat individuals as if they were shareholders in a company they would be much more inspired to reach their own individual levels of success; thus making the company successful.

Did he ever.

The Beginning of Keller Williams Realty

Gary Keller quit that job and in 1983, partnered with Joe Williams and a handful of agents. Their meager beginnings propelled them to banking $100K in their first year. By the second year, they were the largest real estate company in Austin, Texas (and Number 10 in their market) with a team of 70 agents.

In 1986, the market fell and many of his agents and his entire administrative team left to work for his largest competitor. This was the impetus and the beginning of what transformed Keller Williams into becoming the second largest real estate company in the country.

He and a team of 13 top agents focused on what would be the best possible tools in order for them to be successful and to motivate agents to want to work for them. Putting agents first by offering the best commission structure, treating them as shareholders in the business and providing ongoing, outstanding education were just a few components that came out of their brainstorming sessions.

After intensive research and study, they also established foundational models that agents could use to ensure optimum success. From these models, his best-seller, The Millionaire Real Estate Agent was born in 2004 and Keller Williams is, as Keller says, “Simply the most innovative and successful real estate company in the country.” Since then, his other books, including Shift and The Millionaire Real Estate Investor have also become best-sellers.

From his failures and successes, Keller literally transformed his company. From 13 agents to nearly 80,000 in the U.S. and Canada, he is considered one of the greatest real estate gurus. Providing agents with phenomenal tools - education, training, cutting-edge technology -- while incorporating those into a “belief system” continues to attract the best real estate pros in the industry.

Gary Keller has been awarded top honors such as the 100 Most Influential Real Estate Leaders by Inman News, one of the five “Most Admired People” from a REAL Trends Magazine survey, and the second most influential person in the industry by REALTOR magazine.

With social media, blogging and informative websites, we have access to info 24/7. I regularly visit several websites to read what other industry leaders and experts are saying about real estate.

Some are humorous, some analytical and others give information about how economics are affecting the market. Below are some of my favorite real estate websites.

Active Rain

I became a Rainmaker in March of this year and the great exposure and contacts I’ve made has been great. There’s real estate experts on this site as well as other home-related experts, stagers, virtual assistants and a great group of people that share information and make one feel right at home from the beginning. I’ve read great information on this site that’s sparked ideas for blogs of my own. This website is one that’s necessary for realtors and business professionals in order to grow their online presence, make contacts and gain referrals from other agents. I’m continuing to explore the groups that are on Active Rain and post as much as I can here! With two million visitors plus each month to this site, it’s no wonder Google has ranked it the “TOP Real Estate Social Network in the World.”

The Real Deal Online

If it’s happening in New York and Manhattan, it’s on the Real Deal. From new developments to the hottest deals in real estate sales and rentals to what’s going on with the movers and shakers in NYC, The Real Deal has the latest information on what’s affecting New York City commerce, economics and growth. They post information about new foreign investors and link to national news that affect the market. Their “closings” section has interviews with the people that have changed and are changing the landscape of the city. They also publish an annual book, The Data Book, the essential book for a Manhattan realtor.

Crain’s New York Business

Everyone that does business in Manhattan refers to Crain’s New York Business. It covers the major industries, as well as the arts, real estate, retail and the top stories. Their events section lists what’s going on in the city by neighborhood. From healthcare to technology and everything in between, Crain’s New York brings its readers pertinent and topical information daily.

Curbed New York

This edgy site brings brief, (sometimes humorously sarcastic) news about what’s going on in real estate in the city. The writing is excellent, the photography great and if there’s a celebrity about to sell or buy a hot property, Curbed gets the scoop on it quickly. They’ve got news by neighborhoods and they’re also in the Hamptons, D.C., Chicago, Los Angeles, San Francisco and Seattle. Their “National” section brings in the latest gossip and info about real estate from all over the nation. Entertaining and done with plenty of finesse.

The New York Times Real Estate Online.

Everything and anything going on in New York about real estate plus a cool iPhone free app to download on your smartphone. Plus up-to-the-minute mortgage rates and information.

The New York Observer.

Owned by Ivanka Trump’s husband, real estate millionaire and publisher, Jared Kushner, the NY Observer has local info and what’s going on the Hamptons.

The New York Post.

Another great New York source for real estate news. Jennifer Gould Keil’s great column called “Gimme Shelter” keeps tabs on the big real estate happenings in the city--from high-dollar celebrity’s digs to New Yorkers’ “biggest hits and misses,” this veteran journalistic gets the scoop on everything New York. Very entertaining.

Streeteasy. Founded by Michael Smith in 2006, it’s the place where New Yorkers and people moving to New York visit to find out the latest news about apartments, condos and homes in New York and New Jersey. There’s a message board where people give their opinion about what it’s like to live in a specific neighborhood and it’s a great tool for Manhattan realtors as well. My agents and I are on Streeteasy at least six times a day. I can generate quarterly reports and learn of recorded sales as well. I’ve got a Pro page on this site that has my bio and other vital info such as when we’re having open houses, our listings, and our past sales.

Trulia and Zillow -- we all visit these, right?

The Bracha Blog. One of my blogs so it’s of course one of my personal favorites. Visit here or on Active Rain and leave me a comment with your favorites -- even if they’re you’re own and leave your blog link -- I’d love to read and hear about them.

The Best Apps for Realtors and Why Realtors are Using Smartphones

According to a March article of this year from the National Association of Realtors, “56% of realtors used a smartphone daily or almost daily in 2010. . .” That was up slightly from the previous year from 42%. According to that same article 71% of realtors used a cellphone daily or almost daily in 2010. That number dipped slightly. Obviously because those cell phone users have converted over to smartphones. Number one smartphone used by realtors? Blackberry still holds that title with 38.2% and iPhone close behind with 26.2%.

*Here’s what realtors are using their smartphones for the most:

Access to MLS: 57.3%

Social Media: 54.5%

Weather: 41.8%

What is everyone else doing with their smartphones? According to a New York Times article in September 2010, game playing was number one, weather checking came in at two, followed by maps/navigation, social networking, music and news, respectively.

Here’s a few I and my agents have tried and are looking into:

Trulia and Zillow. Great to use -- all the bells and whistles!

Loopnet. A nice app for realtors.

Realtor.com. This one’s been around for a bit and we think it’s a good one.

One to watch for and recently released: CoStar, an app for realtors. NYC is the third city to have this one. It’s available in Atlanta and Dallas. Read about it here.

Streeteasy.

Search for real estate listings. For New York and New Jersey-based agents.

I did some digging around on the internet to find out what other apps realtors are exploring. Below are a few I found.

Glimpse.

Share your location with anyone (clients, colleages, friends) for a specified period of time. Simple to use: “Easier and faster than a phone call or text message, simply select a contact, set a duration, and hit send.” Has anyone tried this one?

Real Estate Calculator. Blackberry app for realtors ($2.99)

Smarter Agent. Read that this was a nice app; reviews seem to be mainly positive.

My New Place.

Dictionary of Real Estate Terms. $2.99

Some interesting facts found:

In March 2010, Nielsen Wire reported males use smartphone slightly more than females (53% versus 47%)
In July 2011, Mobility Feeds reported a study conducted by the Women at NBCUniversal Entertainment & Digital Networks and Integrated Media (NBCU) that showed the reverse to be true this year with women owning 54% and men, 46%.
As of April 2011, the Apple iPhone reigns supreme, overall, over other smartphones with consumers who plan to purchase (33%), second Android at 26% and Blackberry coming in at 13% according to Nielsen Wire.

You Can Go Almost Anywhere From Here--Five Weekend Getaways from Manhattan

Manhattan has one of the best public transportation systems in the world. Not only do thousands of commuters pour into the city via Grand Central every day, but city-dwellers take advantage of our trains for weekend getaways to some of the most beautiful beaches and notable destinations. Whether we travel by air, train or car, Manhattan is just a few hours away to several great getaways.

Beautiful Beaches

New Yorkers can hop on the train from Penn Station and be in Long Beach or the Hamptons on Long Island from 45 minutes to a little over three hours. Long Beach has three miles of white-sand beaches and is a popular spot--you’re there via the Long Island Railroad (LIRR) in 45 minutes from Penn Station to the train station in Long Beach. No need for a car--you can walk a few blocks to the beach.

The LIRR also travels to the Hamptons, including the the farthest tip of Long Island, Montauk. Visit some of the Hamptons’ quaint towns, stop by some of their fine wineries or visit New York State’s oldest lighthouse on Montauk Point. There’s quaint B&B’s and some of the most beautiful homes in the United States flanking these beaches. Remember the movie Something’s Gotta Give? The beach house featured in the movie is in Southhampton. National Geographic named Main Beach in East Hampton as one of the top ten beaches of 2011.

During the summer, the Hamptons Reserve Service offers a premier express train to the Hamptons on Fridays called the Cannonball and the Hampton Jitney offers a comfortable ride.

Mystic, Connecticut and Rhode Island

This beautiful, small seaport town became even more popular when the movie, Mystic Pizza was filmed there in the 1980s. From Penn Station, you can board Amtrak and spend a day touring this picturesque town filled with speciality shops and a gorgeous harbor. It’s about three hours away by rail or car. Further up, is Providence, Rhode Island, home to Brown University. A short drive away is Newport, home to the renown Newport Mansions where you can tour some of the most historical and beautiful homes in the U.S.

Washington, D.C.

About four hours away via Amtrak from Penn Station; an hour and a half by air and four hours by car. There’s car rentals at Union Station, so it’s a matter of stepping off the train and picking a car up on the Mezzanine level at D.C.’s Union Station, near the heart of our nation’s capital.

Boston, Massachusetts

About four and a half hours via car, but air or rail is the best bet (heavy, heavy traffic at times!). Amtrak will get you into South Station in about four hours. From there, it’s a quick subway ride to Cambridge where you can tour the beautiful Harvard campus. Or rent a car and drive (you’ll want to stop by the Boston Commons--their park) and tour Beacon Hill and the elegant Newberry Street, their version of New York City’s Park Avenue! Boston is a history buff’s dream.

The Adirondacks

Board Amtrak from Penn Station in the morning and be in Montreal, Canada for dinner. Best for a very long weekend trip as you’ll be on the train for about 10 hours, but you’ll see some of the most beautiful countryside that the East Coast has to offer! The trip, voted as one of "Top 10 Most Scenic Train Trips in North America" by Conde Nast Traveler, you’ll see the lush landscape of the Hudson Valley.

If you have more time, make a stop halfway through the journey at Ticonderoga, New York and stay in one of their elegant B&B’s before heading up to Montreal. From Montreal, you can take Via Rail Canada and be in Quebec in about three hours. Fall is the perfect time to make this spectacular trip.

Many Manhattanites don’t own a car, so our rail system provides a way to journey to so many destinations within a few hours. Grand Central Station takes New Yorkers to great one-day trips; from wine festivals in the Hudson Valley to Sheffield Island in Connecticut or a quick trip to Dobbs Ferry in Westchester County to bike along a car-free bike path, the Croton Aqueduct. There’s small village towns to tour with the Hudson River as a backdrop--begins in October.

New York City is the most populated city in the United States, with over 8 million people. With a reputation of being the “city that never sleeps,” we’ve acquired a label of being very rushed and driven. We are, to a certain extent, but we’re also welcoming city, offering any that choose to live here, incredible opportunities.

Now, more than ever, is the perfect time to buy or invest in Manhattan real estate. The neighborhoods that make up Manhattan each have a distinct personality with access to world-class cultural venues and to some of country’s most beautiful destinations.

Why I Love New York!

In case you didn’t see this on the national news, here’s a construction worker that provides annoyed Manhattanites some respite from the ongoing 2nd Avenue subway construction noise. Gary Russo from Queens croons some Frank Sinatra to passers-by and his singing is soothing some rattled nerves. (NBC reported a bit of dancing in the streets and quoted, “Only in New York).”

Condos in the West Village

One Jackson Square at 122 Greenwich Avenue

One Jackson Square is a stunning architectural achievement by William Pedersen of Kohn Pedersen Fox. The 11-story luxury condo building stands on Greenwich Avenue, the oldest street in the West Village. One of the Village’s first LEED-certified buildings, residents have access to multiple terraces, rainwater harvesting in the plant-filled decks and a series of green roofs that extend into a public park.

Pedersen’s multi-use project received numerous awards, including the coveted AIA Honor Award.

Condos in the West Village vary--from sleek and modern to pre-war. One Jackson Square’s exterior is a striking standout, yet its undulating shape seamlessly blends with the irregular shape of its corner site.

Pedersen’s inspiration came from “ribbons blowing in the wind and water rushing over river rocks.” Its glass and metal facade along with its serpentine shape exquisitely captures that vision. There are 33 units in One Jackson Square and each floor has uniquely different exterior wall surfaces, “with a series of convexities and concavities reinforced by dark metal spandrel bands.”

The lobby reflects the same “movement” as its exterior with its curved design. Lined with 65 thirteen-foot high, light-colored bamboo panels, they curve outwards to form tables and benches. The marbled floor is inset with contrasting circles of different marble and when one looks up--there’s those circles again--windows of light that play on all those marvelous shapes and curves.

The units are energy-efficient and opulent with eco-friendly elements incorporated -- overly-large windows (glass walls) and fan coil heating and cooling for optimal indoor air quality. Twenty-two foot ceilings in living spaces, curved staircases and southwest-facing terraces with Ipe wood decking are just some of the beautiful features of the residences. Some units have two fireplaces and one of the penthouse duplexes has a 55-foot wide open living space with a 1,600 square-foot terrace, private pool and outdoor kitchen.

There’s wide-plank solid white oak flooring throughout and Calacatta heated marble flooring in baths. The Molteni kitchens custom-designed by Pedersen have finishings such as Italian walnut and Miele and Sub-Zero appliances.

These condos in the West Village are seconds away from one of New York City’s oldest parks, Jackson Square Park and famous eateries such as Magnolia Bakery and Mario Batali’s Babbo. Upscale boutique shops such as Marc Jacobs, Ralph Lauren and Mulberry are steps away and nearby, is the Meatpacking District, West Chelsea’s High Line and art galleries as well as top-notch museums and schools.

One Jackson Square condos are in one of the West Village’s most historically-significant and charming neighborhoods. Its persona is perfectly in sync with the West Village’s vibrant vibe.

Sherry Netherland--Premium Manhattan Properties

“More Than a Place to Live...A Way of Life”

That was how the developers, Louis Sherry, an affluent ice cream magnate and Lucius Boomer, owner of the Boston Lenox Hotel and manager of the Waldorf-Astoria, advertised the Sherry Netherland when they opened the luxury hotel in 1927. At that time it was the world’s tallest apartment hotel.

That sentiment still perfectly captures what this five-star hotel/residential building is today. Known then and now as one of Manhattan’s most prestigious addresses, its location on the corner of Fifth Avenue and 59th Street is a grand and integral of part of Manhattan’s cityscape, right at the main entrance of Central Park.

The architectural firm of Schultz &Weaver, known for their beautifully elaborate hotels during the Jazz Age, was responsible for its neo-Romanesque and Renaissance design. It’s been portrayed in countless movies and is registered with Historic Hotels of America for its superior quality and historic significance.

Although many Manhattan skyscrapers today reach far greater heights, the 38-story building’s greenish minaret is unmistakeable and its stunning architectural exterior and interior elements make it one of world’s most beautiful skyscrapers and most certainly, one of Midtown’s best. Gargoyles, griffins and an elaborate clock are just some of the architectural marvels that decorate its exquisite exterior.

The Sherry Netherland of the Gilded Age was the place to see and be seen. The 21st Century Sherry Netherland is much the same. Its lobby is subdued and elegant, modeled after the Vatican Library and some of its ornamental and antique trappings are from the Cornelius Vanderbilt mansion. Marble floors, crystal chandeliers and ornate mirrors--all is much the same as it was since its inception, with the introduction of very modern conveniences.

The Sherry Netherland’s base is four floors of travertine marble and it soars to 570 feet. Out of its 242 grandly-decorated rooms and suites, 165 were converted to co-ops in 1954. Frommer’s called it “one f New York’s classic grande dame hotels. . .with pure old-school luxury,” with a five out five-star rating.

Above the 24th floor, there is only one apartment per floor, but each has old-world elegance, some with 360 degree views. Residents have access to hotel guests such as full maid service, 24-hour concierge and doorman, salon and room service and access to the fitness center. Some of Sherry Netherland’s residences have fireplaces and large master suites and baths, but each one is uniquely designed.

The Sherry Netherland’s retail shops include A La Vieille Russie, a New York antique and speciality store since 1851 and Domenicio Vacca, a high-end clothing store. Downstairs, the “basement” area is a members only “Doubles” club that caters to New York’s elite society with an initiation fee of $6,000 and an interview process in which to join.

For all other residents and guests, there’s the famous Harry Cipriani Restaurant, a hotspot for celebrities and for affluent New Yorkers. Modeled after Harry Bar’s in Venice, it serves Venetian food and their signature drink, the Bellini cocktail.

The Sherry Netherland’s white-gloved glamour is for those desiring a lifestyle that caters to genteel, upscale living with loads of modern conveniences and one of the best backyards in the world right outside your door.

Five Must-See Museums in Manhattan

New York City has some of the best museums in the world. From the well-known to some you may not know about, listed below are my picks for the Five Must-See Museums in Manhattan.

The Metropolitan Museum of Art (MET)

The MET began in 1870 and grew into its present glory and location ten years later in Central Park at 82nd Street and Fifth Avenue. It’s about a quarter of a mile long and takes up four city blocks. From its rather humble beginnings in a storefront on Fifth Avenue in the 1800s bringing in nearly 800,000 visitors, it now has over 5 million annual visitors. It was the first museum, worldwide, to display the works of Matisse. With over two million square feet, the MET displays more than two million works of arts from all over the world. Its American collection is the largest in the world; its Egyptian collection is the best (outside of Egypt itself) and there’s collections within dating back 5,000 years ago.

The Museum of Modern Art (MOMA)

MOMA, located on 11 West 53rd Street, began in the late 1920s. The forward-thinking ideas of three wealthy female patrons of the art, its goal was to become the “greatest museum of modern art in the world.” After relocating because of expansion over a decade its permanent place was established in 1939 and in the mid-1980s, Cesar Pelli, world-renown for designing some of world’s most beautiful and tallest buildings, designed a major renovation which doubled its size. MOMA contains over 150,00 works of art and their library and archives is the premier research facility of its kind in the world. It has displayed some of the masters of contemporary art including Jackson Pollack, Pable Picasso and Vincent Van Gogh.

The American Museum of Natural History

This magnificent museum is my personal favorite and one my family and I frequent often. It’s been the backdrop for numerous television shows and movies, including Night at the Museum. It’s one of the largest museums in the world and main entrance on 200 Central Park West, along with its architecture and surroundings are a stunning site. It began in 1869, the idea of Albert Smith Bickmore and won the support of philanthropists and leaders of the time.

Combining the best cultural and scientific minds in the world, its ongoing programs and vast collections include some of the most comprehensive scientific discoveries, as well as educational programs, events and special family-friendly highlight tours. Four floors, over 20 connecting buildings, 46 exhibition halls and one of the largest natural history research libraries in the world (supporting a scientific staff of 200) make this museum the best of the best.

The Frick Mansion

The Frick Mansion/museum, located at 1 East 70th Street, is the former home of Henry Clay Frick.

Frick reportedly built it to outdo another wealthy resident on Park Avenue, Andrew Carnegie. Built in the early 1900s by the same architects that designed the New York Public Library, the mansion now serves as a museum containing some of Mr. Frick’s original collections of priceless paintings, sculptures, furniture and other objects. Over the years, the museum’s trustees have acquired other works to include 18th century Old Masters paintings and other ob·jet d'art from Limonge enamels to Rembrandt, Renoir and Monet. The Neo-Classical architecture of the mansion, its grounds, beautiful collection and Upper East Side location make it one of Manhattan’s most upscale and elegant tours. You’ll need at least three hours to devote to exploring the Frick Mansion. There’s also classical concerts and benefit events throughout the year.

The Guggenheim

The idea for an avant garde collection of art began in 1937 when the Solomon R. Guggenheim Foundation was established and in 1939 the first venue for such displays was housed in a former auto showroom on East 54th Street in New York City. Mr. Guggenheim’s vast collection needed a bigger place and within 12 years, Frank Lloyd Wright designed what is now simply known as The Guggenheim.

Its white, rounded exterior is not only stunning but wonderful to explore inside, as each level winds around and up to the top, giving the viewer different perspectives of each exhibit depending upon what level you’re on. There are ongoing exhibits and new ones throughout the year with the likes of Kandinsky, Chagall and Miró. You’ll want to spend all afternoon in this museum and its location is within walking distance to the Upper East Side’s shopping, quaint bistros, restaurants and Central Park.

MAPS BOLD COACHING IN MANHATTAN

Last week we had our first experience with Keller Williams’ BOLD Coaching. This half-day free event was an introduction to Keller Williams New York City agents (and any Manhattan real estate professional) to learn about one of Keller Williams’ most successful strategies for working smarter, not harder.

Michaelann Byerly, one of the BOLD coaches is here conducting our training sessions. Michaelann has been in real estate for 20 years and by applying these BOLD techniques grew her business from 87 sales a year to over 200 within three years. What’s more, she learned how to do so -- working less hours.

Agents with $100-$250K in gross commission income had over 80% more units written, over 75% more closed units and an increase of over 80% in income after attending.
Agents with four to six years of real estate experience realized a 48% increase in written units versus those agents who’ve never attended.

Why to Use One Instead of Selling Yourself

A friend of a mine told me recently one of his friends was moving to Manhattan. This person had begun the process of looking at options for buying in New York City. After he got over the initial shock of real estate pricing compared to his Southern location, he was also confused at the differences in how real estate worked here.

He’d tell my friend, “But, here our closings work this way....or, real estate brokers here do this...” My friend’s advice to him: Forget everything you’re used to...New York real estate is a whole different animal.”

It’s true. New York real estate laws and regulations are very different here--it’s a very unique market. The market moves very quickly in Manhattan. Most of the time, you’ve got to be prepared to make a quick decision regarding a purchase and it’s very important to use a New York real estate broker to help you find the best option. There’s condos and co-ops and there are very different rules regarding how you purchase each.

The laws governing real estate change. For example, a recent law passed regarding unit owners no longer being able to rent their property for less than 30 days. New York real estate brokers have real-time access to those changes in laws. Attempting to maneuver the complexities of New York real estate rules and regulations on your own is time-consuming, frustrating and if you’re not careful, you could make a costly mistake. This is not a time for “do-it-yourself.”

In addition, brokers have information about what units may be going into contract and what they’re selling for. This information greatly helps a buyer who may be considering purchasing a condo in that building.

What’s crucial is you get the best advice from the beginning. The first step is choosing a reputable New York real estate broker that has years of experience in the Manhattan market or is affiliated with a reputable brokerage that has access to top-notch lenders, attorneys and appraisers.

Five Ways to Generate Leads

Despite whether the market is hot or lukewarm, there’s always creative ways in which to attract buyers. Some work better than others according to what’s going on in a particular market, but I thought I’d share some of the ways in which we’re being proactive in seeking out potential clients.

ONE: FIRST POINT OF CONTACT

Oh, that all-important first impression! When I meet with a prospective buyer for the first time, I have a sit-down, relaxed meeting and listen to what they’re looking for. I may have an idea from a phone call or email, but nothing beats a face-to-face meeting. That may be at our office, a lunch meeting or an after-hours meet-up, but I can glean most of the information I need from my first point of contact. Whatever the outcome, I ask him/her for a business card or how I may contact them again. I give them my business card and once a week, I follow up--for eight consecutive weeks. Each contact is stored in a database and we implement an aggressive marketing-based system, “33 Touch,” a Keller Williams’ concept that involves keeping in touch with those prospective clients, in some way, 33 times a year. (More on this in a future blog!)

Keller Williams’ eEdge is the most advanced technological tool we use in order to track our leads and contacts and ensure we followup.

TWO: PERSONAL NOTES

We have Facebook, email and Twitter at our disposal and we use those tools frequently. But, nothing beats a personal note, thanking a client for their time and including information about a new listing. Sometimes, I’ll include information about something going on in the city that they’re interested in and provide info about that as well. From that first point of contact, I’ve gleaned information about some of their personal interests and a prospective client will always be flattered for an agent going the extra mile.

THREE: MARKET OVERVIEW

We have great resources for what’s going on in areas throughout Manhattan. When I see trends that may affect the area in which a client is interested in, I’ll email them information about it. Whether the news is positive or negative, I believe the more information a buyer has the better. Working with educated buyers ensures both parties are clear on all the specifics!

FOUR: VIDEOS, BLOGS, PICTURES

Last year, CNBC interviewed me about buying versus renting.

I, of course, was on the side of buying, but this video was a great tool for me to show clients. I was confident and had the information to back up the reasons why I thought buying was better than renting. We’ve used videos posted on YouTube to show our listings and post high-res pictures and descriptions on our blog and website. I also “pay it forward,” sending interesting blogs from colleagues here in the city to clients. Whether that’s a listing I’ve found from another agent or market information from other reputable sources, I keep clients informed.

FIVE: BLOG/FACEBOOK/TWITTER CONSISTENTLY

Buyers don’t just want to know about what you’re selling; they want to know what’s around the neighborhood. This is an ongoing process and a daunting one at times, but it’s absolutely necessary. We post information about neighborhoods, restaurants and what’s going on in the city. And, of course, leaving comments on other agents blogs! I love receiving feedback from other real estate experts and taking the time to do the same for them is a surefire way to get traffic (or a least a look!) at your blog. The ideal situation is to post blogs daily and post updates to your Facebook at least three times a week with a link back to a post. On Keller Williams New York City Twitter, we update throughout the day--about everything--from what’s in the morning’s paper to interesting and/or unusual happenings.

Nothing beats face-to-face time with clients. I’ll have breakfast, lunch and dinner with potential clients and investors. Building relationships is, always has been and always will be the Number One way in which to generate leads!

Begin/kickstart your career with KW systems, tools and scripts.
Learn foundational models for lead generation and working with buyers and sellers.
Customize lead generation, consultation and servicing materials to match an agent’s style, personality and strengths.

The foundational model is based on Gary Keller’s “Path to Success” that employs the importance of mindset; how one enters into a new venture or challenge is exactly how it will turn out. In other words, a narrow and focused intention of being successful will result in that goal becoming a realty.

CUSTOMER SERVICE PROFESSIONAL

Being a “salesperson” doesn’t always bring about the best idea for some people. It could be someone’s had a negative experience with a salesperson. Whatever the reason, Keller believes as real estate professionals, the most important part of selling real estate is to be a customer service professional.

A customer service professional knows what they know and knows what they don’t know and is smart enough to know the difference.

Simply put, that means we can’t be or present ourselves to be “expert” in everything. If a client asks a question and we don’t know, we let them know that and that we’ll find out.

Customer service professionals set goals and follow up. Part of the 4:4:3 method is:

Meet 10 people in person and get enough information from them to follow up. Put those contacts in your database.
Call five people and ask for their business.
Follow up with 15 thank-you notes.

How often? Every day. If you think about the people you encounter throughout the day, it’s a very doable goal--with the correct intention and focus.

LEAD GENERATION

We’ve got to know what’s out there if we’re going to sell it.

Goal: Preview/see five house/condos/listings every day. I’ve been a big proponent of this since the beginning of my career and encourage my team to do the same. This means getting to know everything about a property. If it’s a condo, get to know the people who are managing the property. In the city, we get to know the people who know the residents; doorman, onsite manager, sup, concierge, etc. The more we know, the more we understand the value of what we’re selling and we can expertly convey that to our buyers.

CUSTOMER SERVICE SELLING

There’s a six-step “sales cycle process.”

PREPARE
CONNECT
CONSULT
PRESENT
AGREE
SERVE

These six steps are spelled out in detail in one of the sessions and it’s meant to be internalized and memorized until it becomes second nature.

CONVERTING LEADS INTO APPOINTMENTS

Part of our commitment to our clients is to provide them with everything we have at our disposal in order for them to make good decisions. Advising prospective buyers to get pre-qualified and leading them to a mortgage expert that we’ve worked with before is one of the best ways to help them find what they want and can afford.

Being proactive about setting up that first appointment at your office with a prepared list of questions not only ensures you know your clients wants, needs and expectations, but it sets the stage for future meetings. Keller states it this way: When you go to consult with an expert, you’re going to his/her office.

A home is one of the largest purchases and biggest decisions a person makes. Isn’t it better to ensure the client believes that he/she are working with an expert -- a team of experts -- to guide them?

These are just a few of the topics we’ve been reviewing. As the weeks go by, we’ll complete all 18 sessions and walk away with not only a huge sense of accomplishment but a renewed energy to succeed.

Gary Keller launched his careers in the 1980s when interest rates were at 10% plus. This concept began then and he was successful during a very soft market. Over the years, Camp 4:4:3 has been fine-tuned and the result is one of the best sales strategies in real estate.

As Keller says, “It [being successful] requires focus, a learned set of skills, time/action disciplines and building momentum.”

Chelsea Luxury Condos

The Chelsea Stratus at 101 West 24th Street in Chelsea

Towering over a choice Chelsea location is the Chelsea Stratus, a 40-story Chelsea luxury condo building. Harlem, New York City

A Revitalized Upper West Side Manhattan Neighborhood

Harlem is on Manhattan’s Upper West Side and was established in the mid 1600s by Dutch Governor Peter Stuyvesant. It was named after the Dutch City, Haarlem and its borders are 110th Street to Harlem River, 5th Avenue to St. Nicholas Avenue, 96th Street to Harlem River and East River to 5th Avenue.

Along with other urban spaces in New York City, the 20th century brought about gentrification within Harlem and pricing for housing soared. In the early 2000s, Central Harlem brownstones were around $400K. In 2005, developers were selling brownstone shells for $1.1M. Today, Harlem offers residents a range of choices--from luxury town homes, condos and co-ops to beautifully-restored brownstones. Many choose Harlem as an option to pricier residences in other Manhattan neighborhoods.

West Harlem contains and is nearby the smaller neighborhoods of Hamilton Heights, Sugar Hill and Morningside Heights. Best Manhattan Restaurants for a Power Business Meeting

One of the best parts of my job is getting to know my clients and potential clients. One of the best ways of doing that is to go out to lunch, dinner or after-hours to get away from the distractions of the office.

Whether it’s a quick lunch, after-hour drinks or an upscale dining experience, we’ve got several to choose from. Below are a few of my personal favorites and ones I consider the best Manhattan restaurants for a power business meeting!

Casa Lever, 390 Park Avenue. Where Manhattanites go for a taste of “La Dolce Vita” (The Sweet Life). Within the Lever House, built in the early 1950s, this upscale restaurant serves up Italian classics for breakfast, lunch, brunch and dinner. It’s also a great spot to have a drink--the lounge is a bright, modern space and the Casa Lever has an extensive wine list. Ambiance is modern Milan and Manhattan chic, with artistic renderings of celebrities (Andy Warhol-ish) with a subdued, 60s cocktail lounge-like atmosphere. There’s four spaces to choose from--the main dining room, a private room, the Lever House’s lobby (that has an art gallery) and an outdoor, landscaped terrace

The Four Seasons Hotel, 57 East 57th Street. Two different dining experiences here -- the L’Atelier de Joël Robuchon -- for dinner, it’s an intimate and elegant space that’s off the hotel’s main lobby. There’s only seating for about 40, so reservations are necessary. Chef Robuchon has restaurants in Paris, Tokyo and Las Vegas and the food is French/American cuisine. The Garden, off the main lobby on the 57th Street entrance has four acacia trees within and serves breakfast, lunch and weekend brunch only. American cuisine with an upscale twist.

Solo, 555 Madison Avenue. New York magazine said “This Asian-accented Mediterranean restaurant takes kosher cooking to bold new heights” and Zagat stated it was the “. . .the best kosher restaurant in New York, bar none.” It’s definitely one of my favorites and it describes its cuisine as “New American.” But, there’s plenty of Asian and European influences as well. The main dining room is ultra-modern with partitions that allow semi-private spaces. It also has plasma monitors with connectivity allowing you to make a business presentation if you need to. There’s also a private club room that seats 16 where you and your clients have private access to the kitchen and chef. For 100% kosher and organic fine dining, Solo is the place to go.

Nobu, 101 Hudson Street in Tribeca. The flagship restaurant of world-renown chef, Nobu Matsuhisa and its co-founder is actor, Robert DeNiro. Outstanding Japanese cuisine, excellent sushi and the ambiance is decorated with organic elements; wood floors, birch trees and rock walls. Nobu is one of Manhattan’s best and (best-known) restaurants. Open for lunch and dinner.

Armani Ristorante, 717 5th Avenue. This elegant and beautiful Italian restaurant is steps away from our office and and on the top floor of Giorgio Armani’s gorgeous store at the same location. It’s this store that contains the impressive curved, white staircase that many have compared to the Guggenheim Museum’s circular staircase. Very modern and New York chic with lots of glass, glossy black and metal decor and it overlooks Fifth Avenue.

We’ve had after-hours meetings here as well and the food and service are impeccable.

Open for lunch and dinner.

Aquavit in Park Avenue Tower at 65 East 55th Street. This Scandinavian restaurant has a main dining room, a more casual bistro, a lounge and a private dining room that can seat 50 people, complete with audio-visual equipment for presentations. Lots of blond wood, white table cloths and elegant ambiance here and it’s open for lunch and dinner.
