BUYER BEWARE of Tax Credit
The first time homebuyers tax credit of $8,000 has been approved by HUD for all FHA loans. But don't get too excited too quickly. If you get a chance to read the mortgagee letter, ML 2009-15, it states that you can't use this tax credit for the required down payment of 3.5%. HUD originally put out mortgagee letter 2009-15 on May 12th, but was rescinded the next day. Please read about (1 comments)

I have been using Growth Leader now for a short while. Early on, I met two leads that came directly from the advertising and marketing of Growth Leader. We talked through the email on the Vision web site for a while, and then we planed to meet. We looked at 8 homes on our first visit. One of them was special. A couple weeks later, we had our second shopping trip. We visited the special home last. Today, we had the final walk through, and the closing of this home. I talked with my seller Sunday morning, as she was walking her dog, and I was putting up the Open House signs in front of her neighborhood, and her house. I commented that these balloons, although a big pain in the neck, were more responsible for getting folks to the Open House, than the advertising we placed in the newspaper. We have had a number of showings in the last 10 days at her house, simply because she had reduced the price on her property,..... again! I have a computer trick today that's really ingenious in its simplicity. As you may know, when/if a worm virus gets into your computer it heads straight for your email address book, and sends itself to everyone in there, thus infecting all your friends and associates computers. I said no, every time. Sometimes I had some laughable conversations with the people calling. Why did I not want to get involved? (A) I'm a lender and have my own business I need to focus on. Sorohan, MikeHUD Secretary Shaun Donovan yesterday said FHA would permit lenders to allow first-time borrowers to use the $8,000 tax credit recently put into law as all or part of a downpayment on a home. Donovan's remarks at the National Association of Realtors' legislative meeting in Washington represented the second major news announcement for HUD this week; earlier this week, Donovan announced that HUD had withdrawn its "required use" provision in final Real Estate Settlement Procedures Act rules. Via Mark MacKenzie Real Estate Planning: According to the consistently inaccurate Labor Department, the "real" or U-6 unemployment rate hit 15.8% in April. The reason I say "consistently inaccurate" is because for the past six months the Labor Department has underestimated the number of monthly job losses by an average of over 15% per month, only to at a later date revise the number higher once no one is paying attention. Via Robert T. Boyer, Ph.D. (San Diego's Finest Real Estate): Yesterday we went through a home inspection on an REO. As you might be able to see in the picture, there is a distinct sag in the roof. The dip, an estimate 6-8 inches had, underlying it, a cracked joist.
In fact, along several spans you can see the same behavior, although none quite so deep. Additionally, there are stress fractures in the stucco above header on each of the windows.
