LOOKING AT REAL ESTATE TEAMS AND TEAM SPECIALISTS. - 10/31/09 05:08 PM

Via Lenn Harley, Homefinders.com, MD & VA Homes and Real Estate:
LOOKING AT REAL ESTATE TEAMS AND TEAM SPECIALISTS.
DO REAL ESTATE "TEAMS" EXHIBIT EXPERTISE.  The concept of "teams" in real estate practices is popular and often compared to medical "groups".  I see little to no resemblance and, in fact, assigning a title of specialty such as "Buyers Agent" to a member of a team is often misleading to the consumer.
Inspired by Miriam Bernstein writing about real estate teams and the NYTimes article on the same subject.
Has that "Buyers Agent" received any advanced training to represent home buyers? Has that "Buyers Agent" managed a … (0 comments)

The Buyer CMA. Do you use it? - 10/31/09 05:07 PM

Via Bryant Tutas-Tutas Towne Realty, Inc:
Hi folks. Lenn Harley wrote a post today titled "Looking at Real Estate Teams and Team Specialists". If you haven't read it please take a moment to do so. In her article Lenn wrote... "The assumption is that training for property valuation is for listing agents for CMAs and not for buyers agents.  IMO, one of the most valuable skills any real estate practitioner can have is that of accurate property valuation." I have to say I agree with that statement. As most of you know I have been primarily a listing agent for many … (2 comments)

Same Song, Different Artist As I was reading and commenting on a great blog post from my friend, Clint Miller, Let's Talk About What Is REALLY Wrong In Real Estate, I was reminded of many articles/posts written about a year ago regarding this same topic.  The issue with agents at the time was poor communication.  Back then, my pat answer was basically, those of us who give 100% to our jobs are eventually, "going to weed these wanna-be agents out of the business so, not to worry!" … (1 comments)

OK, we are almost there....the end of 2009.
Collective sigh of relief......
I am sure most of you are glad that 2009 is almost over and you are looking forward to better times in 2010.
Many agents will look back on 2009 as the year they (finally) transitioned into the new market. More so, there is a new breed of agents who took action early and are now leading the markets. (Listen to recent Free interviews with many of the nation's top producing agents now)

 Victorian for Sale (with ghosts)
The Stambovskys found a nice Victorian home  in the Village of Nyack, New York in 1991 and they made an offer.  The purchase price was $650,000. The Buyers made a down payment of $32,500.
A couple of months after the contract was signed, Mr. Stambovsky was horrified when he learned that the home was known in the community to be HAUNTED!
Apparently, the phantasmal reputation of the house was commonly known in the Village of Nyack.

Is Your Marketing Budget Making Any Sense? - 10/29/09 09:51 PM

Via Dennis Volz:
Regardless of how much money you make, you should live within a budget.  The key to wealth is not how much you make, but how much you KEEP!  Setting a budget for your life, your business, your entertainment just makes sense.  As a 30+ year entrepreneur, I realize the importance of setting a budget within my business.  I do this annually and budget for marketing, payroll, equipment purchase or maintenance, supplies, office rent, advertising cost, etc.
The biggest mistakes people that new entrepreneurs make is either not having a budget or spending money in all the wrong places.

There is a particular way to approach the intial counseling interview with a  buyer to set the stage for the contract. There are 5 distinct steps to take.

Are Loan Brokers A Dying Breed? - 10/15/09 09:43 PM

Via Guy Barre, MBA (RealPro Financial, Inc.):
If we believe what we read from various sources loan brokers are facing a bleak future.
A number of reasons are often cited: restrictions on yield-spread premium payments, new national registration requirements and licensing costs, and a general lack of interest on the largest remaining wholesalers in growing their broker channels.
According to one source the number of brokerage firms could be down to 15,000 from a high of 54,000 three years ago.  Let keep in mind however, that many brokerage firms are small "mom and pops" employing less than five people, and sole proprietor … (1 comments)

Virtual Staging...What a Novel Idea! - 10/15/09 09:11 PM

Via Debe Maxwell, Realtor® Let's Talk CHARLOTTE! (Helen Adams Realty):
Virtual Staging...What a Novel Idea! What's in it for you?  A quicker sale than listing/selling an unfurnished, vacant property!  Some sellers simply cannot afford to furnish their vacant properties and some buyers simply cannot 'mentally picture' furnishings in a vacant home.  Innovative agents are now turning to virtual staging.  This process uses computer technology to add furniture and decoraor items to photos of vacant listings.  The cost is approximately $250 for a few photos and the images are quite impressive.  One company, Virtual Staging Properties, has nearly 1,000 photos of items which they strategically … (1 comments)

Going Paperless is easy - Or is it? - 10/14/09 10:21 PM

Via Suzanne Alberti (DocuSign):
Today's world is trying to ‘Go Paperless', but it's a lot harder to do than it might seem.  When planning to go "paperless" it's important to do your research.  There are many companies out there that offer paperless solutions but are they realistic for your business?  That is the true question.
As I mentioned, do your research.  Look for a company that provides a complete solution and not just one piece to the puzzle.  A big paper generator for real estate, we all know, are the sales contracts and offers floating back and forth. And depending on which … (1 comments)

One of the great drawbacks to a broker taking on a short sale listing is the fear and often the reality that the short sale lender will demand a reduction in the broker commissions.  This has created all sorts of contraptions to make the broker whole.

What Does a "For Sale By Owner" Want? - 10/11/09 11:14 AM

Via J. Philip Real Estate LLC Briarcliff Manor, NY:
Many of my colleagues believe that a for sale by owner (FSBO) wants to eat their young, draw and quarter real estate agents, and own a broom with a glove compartment. My experience is that few do. FSBOs are not a different species.
Consider this: Home Depot sold tens of thousands of drills in recent years to people who didn't want drills.
They wanted holes.
FBSO's may not want an agent, but nobody with their home listed on the MLS wants an agent either. You read that right: No home seller wants an … (1 comments)

Every Seller Needs To Know, What Sells a house? - 10/03/09 01:47 PM

Via Carra Riley CRB, CRS, GRI (Carra Riley Inc.- Real Estate Consultant, Author, Speaker ):
Every Seller Needs To Know, What Sells a house?
There are four varibles that sell a house.

1.  Price

2.  Terms

3.  Condition

4.  Location

All four of the variables go together to create the "perfect sale."  Each aspect must be taken into consideration if you want a property to sell.

1.  Price fixes everything!  Don't let anyone tell … (0 comments)

Rumors are eroding the foundation of the real estate industry. Move your business forward on facts and not innuendo! - 10/01/09 08:46 PM

Via Richard Weisser Coweta Fayette Real Estate ERA United Realty:
There is an undercurrent awash in the already choppy waters of the real estate industry. And while one can adequately defend against that which is overtly posing an immediate threat, it can be very difficult to address that unseen hazards that lie beneath the surface.
Unsubstantiated rumors are one of the most destructive forces eroding the foundation of the real estate industry. In these tumultuous times, those that work in the industry seek rationalization for the unprecedented shift in real estate evaluations and the lack of consumer confidence.
However, in many cases, … (0 comments)

Need 'Friends' 'Fans' and 'Followers?' Paying for Social Media Popularity - 10/01/09 08:46 PM

Via Rich Jacobson Your Kitsap County WA Real Estate Agent (Windermere West Sound, Inc.):
Most of us have read the classic book, "How to Win Friends and Influence People" by Dale Carnegie.
Now comes a new twist. If you want to win friends/followers and influence people through social media, just hand over your credit card!
An Internet-based social media marketing company, uSocial.net, just recently launched a suite of services for Facebook, including the ability to purchase friends and fans.
For only 7.6 cents per friend, you can buy up to 5,000 Facebook friends. The company has also been selling followers on Twitter, offering a sliding scale … (1 comments)

The Power Of Being Nice - 10/01/09 08:45 PM

Via Mark Hall Vancouver Washington Real Estate (Elite Realty NW - Keller Williams, Vancouver Washington):
The Power Of Being NiceA few weeks back, I received the nicest compliment that I have ever received and it came from an unexpected source. As you will soon see, it also came at a totally unexpected time!Across town from my office there is a Starbucks coffee where I like to meet clients. It isn't very busy so parking is always easy and there is never an issue finding a quiet table. I usually meet someone there 2 or 3 times a week. It has become my … (2 comments)

Google Wave. A cool, new idea for Open Houses or Hot Sheets? - 10/01/09 08:44 PM

Via Bart Wilson (Voyager International):
I should feel like a movie star because Google today rolled out the red carpet treatment to me and invited me to be a part of Google Wave.
Google only invited 100,000 people to test it. Apparently I was important enough. An honor to be sure -- but I'm already on information overload already. I've barely mastered how to Chirp on Twitter, how to get fans coming to my FaceBook page and while I'm good at this... I by no means consider myself a Social Media Jedi Master yet.
I will play with Google Wave later in … (2 comments)

The Biggest Sale I Ever Made - 10/01/09 08:44 PM

Via Kate Wheeler CCIM Murphy NC Real Estate for Sale (Country Homes and Land Murphy NC Realtor ):
Recently I received an email that touched my heart - and brought back memories of some very special clients.
A few years ago, I spent 5 days in the fall showing property to a young married couple who wanted to buy a vacation home in our mountains.   On Saturday morning I faced every working mother's worst nightmare - a conflict left me with no babysitter for my daughter Dani, then 7 years old, and a full schedule of properties to view.  I had never taken … (1 comments)

ANY TIME IS A GOOD TIME.... - 10/01/09 08:44 PM

Via Tiffany & Tonya - Sharkey/ Peek Group (Ebby Halliday Realtors):
Any time is a good time
"Now's not the best time ... can we set something up for later?"-these are words that a buyer and his agent do not want to hear when they're out looking for a property.
As a home seller, you retain the right to require appointments and to show the house on your schedule. It's a good idea, though, to either always be ready or not make such restrictions on the home's accessibility. If your home is not readily available to show, you're decreasing the number of potential … (0 comments)

USDA Rural Development loans are NOT out of money, and other important facts… - 10/01/09 08:43 PM

Via Thomas Mortgage, Florida's FHA Loan Pro:
Last Friday the USDA formally announced it was entering its annual "roll over" of funding as of its new fiscal year October 1st. This mainly administrative action results in USDA's funding being delayed until it's made available through the General Accounting Office (GAO). This by no means indicates the USDA is out of funds! What it does do is delay funding for loans and guarantees. While there are still a number of lenders that can and do close and fund loans during this period, the vast majority of lenders do not. This doesn't mean … (0 comments)

In the first part of this article, I discussed "The Good" Short sales and double closings - the good, the bad, and the ugly - Part 1 things about short sale double closings.  In the second part, I discussed the questionably "Bad" things Short sales and double closings - the good, the bad, and the ugly - Part 2 about these type of transactions.  Well this last article is the really ugly, possibly criminal stuff.  I am not going to re-iterate points I have made … (0 comments)
