tax credit: Omaha Housing Sells Up - 06/06/09 02:03 AM
I just finished reading an article one KETV.comtitled "Omaha Housing Sells Up".  In the article is states that pending home sells increased for three consecutive months for the first time since 2006 according to the MLS.  Sales where up 9% overall for the month of May.  The bracket with the most sells is the $175,000 and under.

I think the tax credit is helping the market tremendously, but I wonder what will happen after the tax credit is done.  Does anyone have any thoughts?

Use Caution when buying new construction and planning for a tax credit.
Agents protect you buyers when purchasing a new construction home and planning to take advantage of the tax Credit. 
I would get it in writing that the builder will have the home closed in time for your buyer to get there tax credit. I have heard that Omaha's largest builder (Hearthstone Homes) has sold so many homes in the last 30-60 days they may have to start informing buyers that they can not complete there new home in time to get it closed for the tax credit.

tax credit: Real Estate Blue Light Special - 04/24/09 11:25 PM
If you you or someone you know is able to buy a home or has been thinking about it.  NOW IS THE TIME. Is this the best it is going to get no body knows that for sure, but it is arguably the best time there has been in a long time.  The inventory is just starting to come down which means there is a good chance that the prices will start to go up soon and money is cheap.  A few years ago we could have only dreamed of buying a house with a mortgage rate below 5% with no points.
