The Federal Housing Agency (FHA) has recently announced changes to its lending policies, but home buyers just want to know "how much will this affect my ability to get a loan?" In my opinion, it won't change a whole lot!

Change #1 : FHA will continue to require a 3.5% down payment for people with credit scores above 580, but any scores below that mark would have to put down 10%. In reality, if your credit score is below 580, you probably shouldn't be buying a house at the current time. Most lenders won't even qualify you, plus giving yourself time to improve your credit will just save you money in the long run with lower interest rates. 

Change #2: The amount the seller can pay in buyer closing costs will be reduced from 6% to 3%. This might affect negotiations, but in reality, 3% should cover most if not all closing costs. 

Change #3: Mortgage insurance premium (MIP) will increase from 1.75% to 2.25%. While this will affect everyone, the total amount is nominal. On a $200,000 loan, it's approximately $6 extra a month.

Many buyers think if they do not use a Kansas City buyer's agent, they could possibly get a great deal on the house and save the 3% commission. This could be true, but often homes are overpriced to begin with and without an experienced agent performing a comparative analysis on the home, you could still be overpaying. In addition, an experienced real estate agent can offer invaluable advice when it comes to inspections and repairs. After the inspection report came back on a home my clients wanted to purchase, they were ready to take the home as-is, but I pointed out the furnace had major problems and they ended up getting the home at the price they wanted, plus a NEW furnace.

In addition, another reason that first time home buyers should use a buyer's agent is because many times buyers are distracted with the sellers decorating style, or lack thereof.  Many buyers cannot visualize how a home would look with different paint colors and/or carpet, or even how it would look with their own furniture. Furthermore, buyers often cannot look past the decor to see the structural elements such as age of the roof, HVAC or windows.  First time home buyers are often used to a landlord taking care of the property and thus they don't look, or forget to care, about these bigger ticket items. 

This is where a real estate agent that is experienced with dealing with first time home buyers can give them a friendly reminder to keep things in perspective. It's part of my job to ensure that first time home buyers don't just purchase a "pretty" home that will cost them an extra $10,000 over the next few months because they didn't realize that these bigger ticket items needed attention.  In short, first time home buyers need to remember that "looks" are not everything! Their pocketbooks will love it!

Since most homes have dozens of color photos online, you are able to "look at" hundreds of homes in a short amount of time. But in regards to how many homes you should acutally view, it reall depends! Most experts agree that after you've looked at 20-25 homes, it becomes hard to keep them separate in your mind. Congratulations Kansas City! We were chosed as one of 18 cities across the United States to be a host city for either the 2018 or 2022 World Cup Soccer Tournament!
